I rented from Doug Ruberg/Par 6 LLC and the management style was terrible. For a quick summary, he will try to change the lease on you during the lease term, he will give you false information/not disclose information to you, and the house will not be worth the amount that he charges for it. When I signed my lease with Par 6 LLC, Doug Rubert did not inform us about the “House Rules.” This “House Rules” is an 11-page document that “is in conjunction with” the lease agreement. This is a way for Doug to change the lease agreement during the lease term without a lease amendment. According to the “House Rules,” the “Lessor reserves the right to change or rescind one or more of these rules or to make further rules… and Lessee(s) agree to abide by these update rules once posted on the premises or website at [*** Link removed ***] This is how Doug allows himself to change the lease during the lease term without changing the “official lease.” This is not legal and not morally correct. He also will try to change the lease without any notice or warning which is illegal as a lease is a legally binding contract that both parties must agree to before any changes can be made. He tried to change the lease on me to require us to spend more money every month and this is something that he could do to you. Doug will also try to make up fees for things that are not listed in the “House Rules.” Instead of following what was agreed upon in the lease, he will threaten to add additional fees to the rent that he, and he alone, pulls out each month. Meaning that you might not know one month if he has applied fees to your rent or not until he has pulled out rent for the month. He is also late at pulling rent out once every few months and has even pulled rent 2 times in one month at least once during my stay in one of his properties. Doug will also tell you false information during the house tour. He informed prospective tenants before I moved out that the utilities for the place typically cost about $200 for everything, when that is the price of just the electric/gas alone. He also stated that when the house was remodeled the entire place was redone except for the frame of the house, but the master bathroom has no insulation and got to below 50° in the winter with the house set to 70°, and the water into the house isn’t safe to drink due to the old pipes according to Norther Kentucky Water District who tested the water twice with both coming back as not safe. He also left out the information about the road noise and the constant power outages for the first half of the lease term. Finally, the house that I rented from Doug was not worth the price that he was changing. I lived in 743 S. Grand Ave and he was charging us a price of $1500 a month for a 3-bedroom 3.5-bath. This price isn’t ridiculous for the number of rooms, but the house is extremely small and cramped for that price. The master bedroom barely fits just a bed, the second bedroom is the same size, and the living room only has room for a couch with no room for a TV stand due to how small it is. This would be an okay price for the house, but he has now increased the price by $200 in one year, a 13% increase. The house wasn’t worth the amount that I was paying for it and definitely isn’t worth the price listed now.
