Steve Riha @ Union Savings back is a rockstar. I'd heard the commercials on the radio about the "Low closing costs, great service... yadda yadda". These guys really live up to it. Steve was a straight shooter the entire process, made sure we understood everything throughout the process, and worked his butt off to get everything taken care of in a timely manner. He even went so far as to hold a seller's agent to account when she was dragging out the process to get our property closed. Can't say enough good stuff about this guy... He's already been referred to two of my friends who are getting mortgages. Oh, and I did get a great rate and the low closing costs they advertised. I plan to use Steve and Union Savings again for any other home purchases/refi's in the future.

Originally I was going to refinance my rental home through Union Savings Bank. My conditions, to which Union Savings Bank agreed, were that I would not escrow and would bring no money to the table. When my closing day came, the title company rep asked me for my check. Check for what, I asked? For your escrow and leftover loan fees she replied. Wow! Union Savings Bank had lied to me! And they fully expected me to still be willing to sign the closing documents. They were wrong. I walked out. In addition, they told me the $275 I paid for my appraisal would not be refunded. They were wrong about that, too. I disputed the fee with my charge card and won. They changed the conditions of our transaction, I didn't.

Jason Daniel persistently followed up with me after my initial contact to get my business. He gave me a written estimate with very low closing costs (about $500) , which is why I chose to go with Union Savings Bank over the other lender I had already started working with. When the good faith estimate arrived, the closing costs were over $2,500, and the interest rate was higher than we'd originally discussed. I spoke to Jason and expressed that I was surprised and unhappy about this. He informed me that they were processing the loan as a correspondent loan because my down payment source was gifted funds. I am not in the mortgage business, so I looked up the term "correspondent loan" since he did not explain this. Essentially, it means they sell the loan immediately upon closing. I was really disappointed with this considering that we'd discussed using gifted funds as the down payment in our initial meeting and Jason made no mention of this affecting my closing costs in any way. When I pointed this out, he became very defensive and stated that "this is why we don't collect your application fee up front". So essentially, I could walk away and not lose my application fee at this point. That's great, however; that would entail starting over with a new lender and probably losing the home that I wanted. I also asked several questions about the process and the information they wanted for the application. Jason told me that if I continued to ask questions that the loan would not close on time. I found that to be very rude. As a consumer, I expect to be able to ask all of the questions I want and have them answered. At this point, I stopped contacting Jason all together and just worked directly with the loan processor. She did all that she could to get the loan through underwriting in time. In the end, I closed 4 or 5 days later than I wanted. I can deal with that, I had a tight timeframe (just under 30 days) and unforeseen circumstances pop up. However; the dismissive behavior and horrible customer service were inexcusable. Jason had a typical sales mentality. He knew he had me on the hook and I couldn't walk away without losing the house I wanted, so why provide decent customer service at that point? I would not recommend this bank to anyone and I will not do business with them in the future.

Their closing costs were the cheapest I had found. Actually I thought the customer service and the whole experience was great. I would definitely recommend it. In fact, I do, I tell anybody I can talk to that if you are refinancing or you are looking for any mortgage, it is stupid to pay people more money they need. They've got so much business that they can't be as responsive as they need to.

Provider was totally neglegant and not responsive to the customers needs They made a huge mistake when taking application (which they admitted), but did nothing to quickly rectify the situation. They seemed totally unconcerned about the ramifications of thier mistake. I am appauled by thier lack of concern and lack of customer service. I will not be using them or recommending them ever.

I didn’t like them at all. They have very poor customer service. We were trying to do a refinance for them and started in January and the loan officer was not communicating with us and they said that it had been denied because there were not going to count my husband's overtime – that’s where we make all our money and he done that for 17 years and so he said he is going to resubmit it and then from now it got lost and they said they denied it then but he never found that we waited and waited and that were going to be closing and the loan office said he couldn’t get any information so I called up there and the man spoke with the manager and he promise to call back and then he didn’t call back and when I did finally speak with the manager he got upset and said you’ll receive your denial letter and he hang up on me and then I talk to the vice president – anyway to cut story short they finally did give us our application feedback which I didn’t ask for but I had seen other comments that they refused to give it up so I didn’t ask but it was lack of communication as one office was saying they seen it and the other office was saying they hadn’t and so we never really got a response of why we exactly then were denied so I don’t know that it was even look at it again and so we never did a refinance after two months. Then the next one would be did you have to pay them anything for like the entire stuff look at and that is $275 and then they did refund it – they finished the transaction after. We work with them because they were going to have lower closing cost then our current loan but I heard that other banks do not charge the application fee but they charge the appraisal fee. They just term they save the application fee when I think really its paying the appraisal fee so I think it’s comparable they just give it.

Do not use them if you need to close sooner then 90 days.
Description of Work: I refinanced using the same company Union Saving, start 12/14/12, the credit report and the appraisal was finished by 1/7/13. I just closed 3/14/13. I was told the process would take 45 days not three months, after the closing I asked the question, why did it take so long? The answer, we are busy, then why do you advertise in the Star for more business. They do not care about their customers.

.Union Savings Bank has the original mtg on my house. When I tried to refinance they were very unresponsive. The mortage was in my name and my husband's name. My husband passed away in 2007. At that time I tried to get my husband's name removed from the mtg but had no luck doing that. I faxed a death certificate and provided what information required but nothing happened. In 2012 when I wanted to refinance my mortgage, I contacted Union Savings Bank but no one had time to process my refinance. I called and left many messages but no one returned my telephone calls. Finally, one mortgage officer did return my call but claimed they were too busy with their own customers to work with me. Since my mtg is with Union Savings I had thought I was their customer. I have had no late payments since 2007 so my history should be favorable. I am now working with another bank and expect to close soon.
Description of Work: Union Savings has had my mortgage since we bought this house in 2002. I have had little trouble with them until I decided to refinance. They are not interested.

All went well. They only asked for the typical documentation and did not stretch out the inquiry into a ridiculous fishing trip into my financial past. The only unusual thing was the requirement for an in-house appraisal. No other company has ever bothered to do that when I have refinanced in the past.

We were recommend to Union Savings Bank by a family friend in the Real Estate business. We were very pleased with the service that Steve Riha (loan officer) and Union Savings provided. I ask a lot of questions and Steve was patient with me to provide full answers. Steve was extremely easy to get a hold of and almost always answered his phone. When necessary we spoke to others in the office they they were also helpful and nice. Union Savings is a local company and this ended up being a huge plus during our transaction.

Our experience was really pretty good. We closed really fast but then we found out a week later that they had a made a mistake in some of the paperwork. We had to go back and then sign. It worked out okay and we got everything taken care of. They were nice about it. They were very apologetic. They are the ones who found the issue. The last time we refinanced, it took months and they kept losing some of our paperwork. This time we sent them stuff one time and they had everything figured out. Our regular lady was on vacation, but she still called and checked in on us and somebody else also was making sure we knew what to do. They were very thorough and very very professional. We were very pleased.

This is the second time we have used Kathleen Singer to re-fi our home. Ironically, both times we contacted her she was leaving for vacation the next day! That didn't matter to her. She sent us everything we needed for the re-fi while she was on vacation AND we closed both times, within 2 weeks!!!! She kept us informed every step of the way and actually got us lower closing costs than the $300 quoted!!! Altogether we have been with USB for 3 years and never had a single problem! They are wonderful to work with. I wouldn't consider using anyone else! USB - Kathleen - KEEP UP THE GOOD WORK!!!!!

We were building a new home and had a construction loan during the build. Bob Cheek, formerly of Lincoln/First Merchants, was the originator of the construction loan. He moved to Union Savings Bank during the pendency of the construction loan and solicited from us the final mortage business. Union Savings offered good rates and low closing costs -- however, the lesson eventually learned is that you "get what you paid for." We had perfect credit, income well in excess of conventional rules of thumb for income to loan ratios, a long job history and provided all requested financial documents weeks in advance. Almost two months in advance, we knew when our loan could close and provided that date to Union Savings. Despite all of this, Union Savings was slow, disorganized, and failed to order or follow-up with the appraiser to make things timely. The biggest problem was that they failed to deliver on three specific closing dates - inexplicably. The capper was when they had us sit in at at title company for two hours before they confessed they didn't have their paperwork together to close that day. Turns out, they didn't have money wired to the title company either. They also tried to slip in a closing cost item from several earlier good faith estimates (not just the amount but the entire item) without explaination. Once pointed out, Cheek did cover that item. Also disconcerting was the attitude of Cheek's supervisor, Scott Johnson, who thought we should be appreciative of the "extra mile" that Union Savings was going for us -- by trying to get us a closing date! Union Savings delays also caused us significant problems with First Merchants relative to the construction loan pay-off dates. Union Savings did reduce their closing costs by a few hundred dollars in light of their problems, but I would have much rather have had a bank that simply delivered on its promises. First chance we get to refinance and be done with Union Savings, we will.

Rick Ripma provided great service, despite not winning our business (our Realtor had already submitted our loan application to another lender). While we shopped for a house, he provided us with a "prequalification" letter and from past experience we knew he could get the loan approved and closed for the lowest closing costs, but he unfortunately wound up having to play catchup to the lender our agent started us with. When we next refinance, we will start with Rick and know that we will again receive great treatment.
