I had signed a lease with a different property management company, and eventually Triple J took over. My entire experience with them was terrible. They refused to adhere to any portion of the lease I had signed, and we finally just moved out. She dropped by unannounced on several occasions to show the house, and they then illegally withheld our deposit. They eventually paid us a very small portion of the deposit, nearly a month past the legal date by which they were required to return it, and cited ridiculous reasons for withholding the rest (ie charging several hundred dollars to service the furnace, which is the responsibility of the homeowner. We sent receipts that we had even paid to have the filters changed, but they refused to refund the rest of the deposit because we had smoked in the house, which was never disallowed per the lease we signed.) This company would not allow us to speak with the homeowner, who was in California, and all communication took weeks and weeks. She never returned emails, and all calls to her go straight to voice mail and are never returned. Joanna is irresponsible, unresponsive, and really has no business running a property management company. They never managed anything, only drove out good tenants (and left the property uninhabited for almost a year, since the only effort she made to fill the house was to post Craigslist ads). If you are thinking of renting through her, do not. And if you are thinking of hiring her to lease your property, run in the other direction!

I am a property manager for the owner. I go between the tenant and owner as a mediator but only as a mediator. When it come to monetary decisions, it is totally up to the owner. I called 24 hours or more in advance to schedule any showings, all of which the member said would not work for her (I have records), which is not according to the lease or law. If I give 24 hours notice, that is sufficient time. I usually gave more time and made sure not to show it the weekend they moved out. They are lying when they say they moved out because I wouldn't adhere to the lease. They wouldn't sign a renewal and dragged their move-out date out several times because they were looking to buy a house. They had new carpeting when they moved in and it was badly stained, especially in the front room, on move out. They had evidently painted a room red against the owner's approval. I was not managing it then, and they painted it but it still bled through and had to be repainted. They had paid for the furnace to be cleaned but it was several months before and when there is smoking in the home it destroys the filter, which was black and sucked into the furnace fan. The walls were yellow from smoke and had to all be painted. I don't know if the owner approved smoking or not because I wasn't managing the home, but the other company had returned the security deposit to the owner and they refused to return it base on the condition of the house. I never spoke to the member or her roommate about anything in the house by their choice except when they would move out. The member also has no idea how I advertised the house which included Craigslist. I only stopped returning calls when the member said she was contacting a lawyer, which I never heard from. I tried to tell the owner of the issues the former management company had not addressed per the member at the move-out, which gained them the money they did receive back. - Joanna McQuiston, President
