I hired Paul Vogt with All American Home Inspections to perform a home inspection on July 15, 2011 for a house I purchased July 28, 2011. I first contacted AmeriSpec and then All American Home Inspections. Paul Vogt promptly returned my call and quoted a better price. He sounded professional and was flexible. After Mr. Vogt finished the inspection, he called me while in the house to inform me he was done with the report. I met him at the house to find that the report was of poor quality, as it was handwritten on approximately six 5”x7” carbon copied pieces of paper. He assured me he’d return home and send me a type written report with pictures etc. which I have yet to receive. I paid Mr. Vogt $275 and have not heard from him since despite numerous calls to him. During the final through I discovered many problems that Mr. Vogt did not mention. For the problems Mr. Vogt did disclose I received $500 from the seller at closing however the issues not mentioned will cost me approx. $3000. The refrigerator’s freezer door does not stay closed, the ice dispenser does not work and apparently has a leak, the interior shelving has broken paneling exposing insulation where I cannot manage to get rid of all the left over dog hairs that were left in the frig and freezer. Aside from sanitation issues, the exposed insulation does not allow the refrigerator to remain at the appropriate temperature to keep my food cold. I will need to purchase a new refrigerator which was completely missed entirely. The garbage disposal and oven do not work. Looks like I’ll need to replace those as well. The toilets flush but the bowl does not refill in a timely manner, therefore the toilet runs for approx. 45 minutes until it stops running, the doors inside the home drag or aren’t attached to the tracks, the ceiling fan in the master bedroom is broken or not balanced, the foundation of the house he quoted that could be fixed for $150 is far more, the insulation in my attic that an air duct cleaner says should be 18” told me mine was barely 5”, my closet brackets were not in the stud and fell when my clothes were hung and the water does not drain from my main bath tub. I have already spent money to rectify issues that he did report such as the water heater, the garage door, the backyard fence, GFCI sockets etc. but these additional problems that I’ve discovered on my own have been extremely disheartening. I called Mr. Vogt EVERYDAY leaving messages for 2.5 weeks to see if we can resolve these issues only to get his voice mail and no returned calls. I am very disappointed that Mr. Vogt made my first home buying experience a horrible one. I should’ve paid more money and went with a reputable home inspector such as AmeriSpec. It would’ve saved me a lot of money and anguish in the long run.
