Egregious and corrupt business practices. Constant erroneous invoice mailings. Clueless customer service staff. Disrespectful toward residents. Gouging title company $500 fee for a one sheet account status and to 'transfer' account to new owner. Criminal fiduciary negligence. Run from them. We did.

They have a consistent failure to return emails and phone call, they do not follow trough with repairs on promised dates, and their has been a major lack of communication in the last 2 years of using them. They have had a serious accounting problem, I have noticed that statements have been incorrect, and they do not give an explanation as to why. They're basic answer is that they will be in touch, however, my experience has not reflected this in any way; I have attempted to get issues resolved on multiple occasions, and have not been satisfied with this property management company thus far. Additionally, the Home Owners Association fee has went up 3 different times in-spite of all of the issues encountered.
Description of Work: This company is our property manager for my condo residence.

Description of Work: Caruso Management has been handling the business management affairs for our homeowners association for the past several years. I, personally, do not interface with them, but our homeowners association management does. They appear to be performing adequately for few complaints have been voiced during our community association management meetings. (The previous management association management group received quite a few complaints and the association officers selected the Caruso Group to replace the former management association in the handling of the association management duties.)

Remember before we worked with Caruso Management we had a member homeowner president in charge and in my estimation we lost more than $1,300,000.00 More than and quot;One Million Dollars in Association Duesand quot; gone, poof, no tax or bank records, with no paper trail or financial records. Just an incompetent fool that is unable to explain where our association dues went, this person should be prosecuted for fraud. *** IMPORTANT ***** Caruso Management has completely turned around the Heartlands Homeowners finances to a surplus, fully in compliance and mapped out a home maintenance plan and a schedule to pay for home maintenance.
Description of Work: THIS IS A SERVICE PERFORMANCE UPDATING A PREVIOUS RECOMMENDATION FOR CARUSO MANAGEMENT - Homeowners Association Management Company www.carusomanagementgroup.com/ As of last week 2013 last Home Owners Association meeting, Caruso Management has reported our Homeowners Association appropriate percentage surplus in reserves, reserve studies have been completed, we are in full compliance with Federal, State, Real Estate laws and regulations home structure repairs have been done, paid in full and maintenance schedule in up to date and planned for the next 5 years. Caruso has helped us collect revenue and find temporary home renters for two property owners in transition. Caruso has an excellent reputation and homeowners association support vendors are anxious to work with Caruso, therefore we have benefited from these relationships. I have worked with other Homeowner Association Management companies for 20 years, Caruso is very responsive and reliable. Caruso Management has completely turned around the Heartlands Homeowners finances to a surplus, fully in compliance and mapped out a home maintenance plan and a schedule to pay for home maintenance. A total lack of concern by both Caruso and Homewise. I'm really surprised that the Ashbury Homeowners Association would allow such shabby and unprofessional treatment to the homeowners who pay the mangement company each year for service.
Description of Work: We are moving from the Ashbury subdivision in Napervile. Caruso hasn't performed any services as of yet. Very unresponsive to homeowners in need of closing documents. - They have farmed out that work to Homewise on the west coast who is also very unresponsive. When our lawyer contacted Caruso to start the paperwork, they told our lawyer that the work was now being handled by Homewise. You can't talk to anyone at Homewise - there are no contact numbers on their website. We were charged $325 (twice) for two documents that we still haven't received. When the lawyer requests a status update the only respone the website gives him is "In Process"

Caruso Management Group assessed the situation, reviewed income and expenses, they designed and executed a plan that reduced costs, put money in the bank and provides professional property management experience with a solid reputation, trust, service and accountability. Caruso Management Group services thousands of homeowners in an effort to help protect their home investments for the past 30 years, in my humble opinion, I would recommend Caruso Management Group to everyone. Caruso Management Group is a five (5) star Group and has saved our Homeowners Association from total financial ruin. Approx. Cost is $0.00 because the Caruso Management Group service is priceless. Happy Homeowners
Description of Work: Caruso Management Group of Naperville, Illinois has provided outstanding property management, guidance, expertise, professional relationships, toward maintenance of our homes by reducing expenses and building the cash reserves for Heartlands West Homeowners Association. The previous HOI association President collected monthly homeowner association dues for 14 years and left the Heartlands West Homeowners Association with an accounting nightmare, deep financial trouble. The previous association President was unwilling or unable to provide any accounting records, balance sheets, bank statements, paid invoices, cancelled checks, collection records, tax information, any accountability and very little money in cash reserves. Where is the money? Where is 14 years of monthly homeowner association dues? The previous HOI association President in charge of our money is unwilling to provide any type of accountability verbal or written for approximately $1,300,000.00 over the past 14 years and should be prosecuted.
