We have found and have specs for a modular (built to IRC codes) and had been working with Guild Mortgage. This process has been exceedingly slow as we started in months and have had to push them along the whole way. An example is getting the appraisal done. They told us it would be 2 weeks from start to finish. The 2 weeks were nearly up when I called AND emailed Guild to let them know I had not had a call from the appraiser to set the appointment. Turns out Guild forgot to give them our number. One week later (3 weeks by now) the appraiser finds our home and is able to complete the appraisal. I let Guild know the appraiser would have the paperwork done and to Guild by the following day; never heard back from them. Four days after the appraisal is done, I happen to be in Twin and decide to stop by the Guild office. I am called into one of the offices and was told, "oh, ya! It is here." We sit down to go over what things look like and I am told we need to come up with approximately $6200 to make this thing work. I was also told I would need to get to them my pay stubs (again - I can only assume this is because it has been so long since the process began - keep in mind this is now the middle of May and we began months ago) and bank statements. I will be honest and say I was disappointed with the appraisal (not the appraisers fault as home values in Lincoln County have "been the hardest hit in the Magic Valley" in the recession) and didn't think about why the total loan was at $155,000. I informed them I would get to them the necessary paperwork and could come up with the difference out of pocket. However, in crunching numbers and trying to figure things out, we realized we were never told how much closing costs would be, what our interest rate would be, and what our payments would be. A day after visiting their office I emailed them to inquire about these items and even gave a breakdown of how we could come close to the needed $155,000 without having to come up with so much out of pocket. I called the office and was immediately sent to the loan officer's voice-mail. I left a message but no one returned my call. Two days after being in there I sent another email - no response. Finally today, I sent an email telling them my figures showed (based on the "$155,000") our closing costs would be over $12,000 and therefore we no longer wished to get a loan through them. I further stated that we would be by to pick up all of our paper work they have on file (taxes, pay stubs, credit checks). I would NOT recommend using this company.
