I would advise every home owner to steer clear of Rentwise, formerly known as TPD, which is run by Courtney Wolfe. As many others have mentioned, she talks a good talk, but definitely does not walk the walk. We used TPD/Rentwise for 13 months after our previous (awesome) property manager retired and sold the company to Courtney. We have paid dearly for not checking into her earlier. I could write a book, but here are the main points that I would encourage owners to think about: 1) Courtney stole my tenant’s entire security deposit while the tenant was still in the house. Rather than hand the deposit over to the new property manager, she kept it. 2) Courtney never even looked at the house. In fact, even though the contract specifically said she would do “at least 12” drive bys per year, she didn’t do even one until I called her attention to a problem at one of our houses 11 months in. She had never even laid eyes on the house until that time. 3) Courtney’s approach to conflict is to take a confrontational approach. She yelled at at least one of our tenants, and I suspect she yelled at others as well. (My husband witnessed the one, so I know for sure.) 4) The amount she charged for even the most basic of maintenance was outrageous. Expect AT LEAST a $250 bill for even the most trivial repairs. In general, the amount she charged was about double what it should have been. I don’t know if she was pocketing the difference or if she simply didn’t know she was being taken for a ride by contractors – but the quotes were sky high. We are obviously not Courtney’s first rodeo. She has written her contract to allow for her unethical ways. She has figured out every trick in the book to squeeze money from both owners and tenants and, because we are in Idaho, she can get away with it. Idaho is truly a “wild west” state with zero regulations. It’s “buyer beware” here. Courtney preys upon people like me who have invested in real estate but have no interest in managing the properties. I relied on her knowledge and expertise to guide me – but she took me for a ride. In short, as others have mentioned, Courtney will promise you the moon. She talks a good talk and will convince you that she will take great care of your properties. The reality is that she never leaves the office. She never looks at the properties. She never talks to the tenants. As long as everything is going well, it’s fine. As soon a problem comes up, she won’t deal with it, and will throw the blame onto the owner. And – trust me – the owner WILL pay. I am particularly disappointed because I had relied on her expertise and guidance because I am not a professional property manager. I trusted her to do the right thing, and to treat me and the tenant fairly. I don’t think that is an unrealistic expectation. Unfortunately, she’s figured out the racket. She knows where she can squeeze money out of both owners and tenants. She has perfected the fine art of conning both owners and tenants and stealing their money.
