First bid estimate was $10,000, then next firm bid came in at $22,000 and "When can we start?" was the only communication. Bids from subs forwarded were sketchy and tardy if at all. Any additional requests for bids were generally forgotten about until at least second reminder was sent. Satisfactory responses came once we figured out to follow up phone messages with email and carbon copies to all parties involved. Subs used mechanical room for urinals because porta-potty was removed before bathroom was functional. Smell coming from mechanical room became foul once the heating came on. General neglected to communicate changes to subs, and extra work done was offered as a "gimme," but later my partner was threatened that damage would mysteriously happen to the site if we didn't pay the (double) amount Brett's subs were billing. Electricians added fixtures not on plan and these were chalked up as "gimmies" also. Other shell changes were completed not according to architect's plans and summarily finished, requiring drywall nail-overs and extra finishing which has yet to be done. Bathroom was drywalled with regular gypsum, not green board or concrete board and tile will be applied over. I have no idea what code would say but have been itching to get an inspector in here, as I sure wouldn't want to have a home built like this. Texturing and paint ensued without our color choice, or finishing completed in the main retail area. An extremely unpleasant person to deal with, as he looks straight through you, nods and proceeds to forget half of what you discuss, later apologizing for me not getting the communication. I thought it was because I was a female and did not go to his church, but my husband got the same passive-aggressive treatment. This is not an honest man with integrity. My advice if you HAVE no choice but to work with this man and his company is get written bids before agreeing to anything and insist on lien releases from everyone involved, as I don't trust him to keep his word to his subs.
Description of Work: General Contracting to finish new commercial space with tenant improvements including heating/air conditioning, ductwork, framing, insulation, electrical, drywall, finishing and paint. "Vanilla Shell" was contracted for by the owners with A&P, and re-defined and agreed upon by the contractor and us (future tenant).
