We offer anywhere from an accounting only service where we simply collect homeowner dues, pay community vendors, and supply monthly financials, all the way up to full service where we attend monthly Board meetings and conduct monthly inspections of the communities we manage.

We've had numerous management companies and even more property managers over the years at City Heights Condominium in Atlanta, GA and none can remotely compare with both the company, Access Management and more specifically, the property manager, Ashanti Shine. While I can name many improvements that she has made in her relatively short time here, such as her exceptional communication about all matters affecting the residents, her insistence on improving the aged and rather ragged look of our lobby (which now resembles the entrance of a 4-star hotel) and her general availability and drive to resolve our individual issues, I recently had the pleasure of working with her on a specific matter in which I could not be more pleased and about which I could not have felt more important/valued. While the details might seem a bit bland, in that they essentially pertain to the removal of furniture from my unit, the fact that she went out of her way to find a creative solution that both abided by the condominium bylaws and also took into account some particular personal matters that made my situation more difficult than most was truly notable. Ashanti is clearly a sharp, innovative, dedicated, enthusiastic and determined individual and she brings those qualities and more with her as our property manager each day. I could not possibly adequately convey what a breath of fresh air it is to have her in our midst and I hope to keep her "on our team" long into the future. Thank you, Ashanti!

Horrible. I want them off my property.
Description of Work: The management company does not manage. They do not return calls or emails. They lie and do not pay for claims that they are responsible to pay. They try to wait you out to determine if you will back down before the pay any claim. The law states that the HOA is responsible for burst pipes in a condo. They refuse to pay. Refuse to acknowledge the law. Ignore you. Lie to you. Claim ignorance and out right bully you. Then they try to pit you against your board. They are a horrible establishment. DO NOT USE THEM AT ALL!!

We appreciate (Member name removed) feedback, but we are unclear on several items in the complaint and are unsure if (Member name removed) fully understands what our responsibilities are as her neighborhood's property management company. I do not see any emails or voice mails from (member name removed) to the current or previous property manager and those are archived automatically to a searchable database. The only thing we did find was a work order submitted for her unit 3 years ago back in April of 2010 for a leaking pipe in her laundry room. (Member name removed) states that “the HOA is responsible for burst pipes in a condo” which is only true if that pipe is a common pipe servicing more than one unit. These are not apartments, but individually owned condos that require maintenance that falls under the responsibility of the homeowner in many cases. Since we have no idea what burst pipe (Member name removed) is referencing, I cannot say at this point who is responsible for the pipe. If this is a pipe that only serves her unit, then that pipe is the responsibility of the homeowner per the governing documents for her neighborhood and state law. (Member name removed) also references that we do not pay for claims that we are responsible for. We are not an insurance company, so I do not know what she means by “claims”. Furthermore, all money spent by the homeowners association has to be approved by the Board of Directors within her neighborhood. We cannot spend someone else’s money without their permission and neither could any other property management company. (Member name removed) also references a work completed date of 4/18/07 and cost of $1,500. We have no idea what “work” she is referencing and where the dollar amount of $1,500 came from. The closing records indicate that (Member name removed) did not move into this neighborhood association until December of 2007 which is 8 months after the date she listed as “work completed date”. How could we do work for her if she was not even living there? We would have liked the opportunity to address (Member name removed) concerns prior to her using a third party to file a complaint, but I would be more than happy to address (Member name removed) complaint at this time. She can contact me directly at [email protected] to let me know who and when she emailed as again, there is nothing in the email and phone records. We also would need to know what pipe she is referring to and when this pipe issue occurred. Thank you.
