Overhall they are not bad. When I moved in the AC didnt work n they sent the cleaning company late although the house was not too messy. That is the only issue I had with them. But they made it up by reducing the next month rent

Very slick and professional organization. Also highly suspicious-- masters of nickel and dime, overcharging and endless tricks to separate you from your rental income. I work in Afghanistan and cannot monitor my properties or them personally. *Immediately they charged me $75, 3 times the first month ($225) for landscaping on a house with a tiny yard and hardly any grass. I spoke w the provider personally and she said she would do it twice a month for $50 total. I grilled them about it and then eventually they said oops I was double charged and I insisted on subsequent free months. Even without the doubling, charges were too high. *The biggest loss of money came with an electrical fiasco. When Home Encounter took the houses over, the first thing I was hit with was a missing electric meter can. Due to a mysteriously cut main power wire to the house, this quickly evolved into a $4,500 repair job from their vendors. They claim TECO cut the power, but TECO never verified they did that. *another possible overcharge for one of many works done to house. I asked for an itemized receipt 3 times and they only provided an overall receipt, clumping many things together to reach a possibly exorbitant price. *They said they got word from the county saying curbside mailboxes had just been enforced then bought a $200 mailbox without price confirmation, which I had directed as mandatory. *a utility deposit that was not refunded in whole. They claimed a final charge was deducted from it, but the charge had already been deducted in another place. It magically appeared with no explanation on the balance sheet after I pointed it out. *The entire first months rent from second house wasn't even on the books. They of course charged me the tenant finder fee for it though. I had to write two emails and resort to threats for it to be factored in. *They wrote that I needed an AC air handler (something I cannot verify just like all things) 4 mos ago. There were AC charges from that time on, including a final test and I assumed it was done. Then this $1100 charge popped up this month. I asked why it wasn't charged when work was done, and why had they said nothing about it. They of course claimed the repair guy (their own vendor) tried to overcharge me and they haggled with vendor on my behalf (for 4 mos....) and I should be grateful. After all this-- when I forced them to state there were no more charges lingering in the wings and nothing more needing to be done-- they terminated their service and tried not to even honor the grace period written in the contract. *As a final stick, they claim my old tenant, who has never been late, came into their office and said he cannot pay until after the grace period is up. Of course they concede nothing and act like I owe them for such great work. I have a manager in Las Vegas and he is gold; I trust him implicitly. In summation, Home Encounter are professional crooks-- DO NOT TRUST, DO NOT USE.

Their advertising for my property was rife with errors. Example- I have a 2 bedroom and they listed it as a 1 bedroom. They used photos from a neighbor's unit instead of mine. They wound up using photos I provided for the ad as well as copy I provided after I reviewed the ad they wrote. They were unresponsive to requests made by both me as well as the tenant. Example- The tenant was provided a copy of a key that didn't work. When they locked themselves out of the unit (because of the bad key provided by Home Encounter), the property manager would not respond to their calls and they wound up spending $200 to have a locksmith drill the lock. I then wound up having to re-key the unit. If I knew the tenant needed a working key, I would have rather received a phone call at 10 pm than have to deal with the aftermath of having my lock drilled. There were I tried to break my contract and was told I would have to pay out the remainder of my property management fees. They were an absolute nightmare to work with.

They have been very good. They are very responsive to our landlords. They have great customer service. They respond to me within one business day. I would highly recommend them.
