Before you look to hire Campbell Property Management for your complex; I invite you to walk around Lakes of Carriage Hills, in Tamarac, FL. Campbell has been here for 20+ years. They pressure cleaned my building for the first time in 2+ years last week; it’s still filthy, they didn't wash the 3rd floor, the area by the elevators and staircases are just plain gross. Now they look like they have not been cleaned in 1+ years. The parking bumpers are moldy, the trash areas disgusting, be sure to come on Tuesdays because then you will see the overflowing recycle bins because they are too lazy to call WM and order a few more bins, the palm trees are infested with disease/bugs? In twenty years, they couldn't say something? The grass is brown in several areas because they do not check the sprinkler heads after the lawn guys come with the mowers. When I make complaints along with many other residents, they either do not respond or they sweep it under the carpet. A neighbor of mine who recently returned from Canada said the bathrooms at the pool were just too dirty to use. Another Canadian resident arrived last week and asked me to find them somewhere else to live! Last November we voted out the "Old Board of Directors" because they did not hold Campbell Property Management accountable. Our New Board so far has not held them accountable either as far as I can see. There is mold growing up the side of many buildings and is at least knee high. Campbell can’t “Blame” anyone but themselves for their incompetence and laziness. We pay them almost $500,000 per year to look like a dump! Me thinks its time to look for a lawyer to sue them for breach of contract! There isn’t any management or maintenance going on in here and several other issues have come to my attention that would have placed Lakes of Carriage Hills some very serious jeopardy of potential lawsuits. They are just devaluing my property. See attached photos taken January 2021 – there’s no denying it. Shame on Campbell!

I pay a maintenance fee every month. My sprinklers worked for about a few months since I bought the house. They would come on every morning and they are very loud. I have contacted the Campbell management office in Tamarac over the past few months and received nothing but excuses. I also contacted Extreme landscaping Steve Rogers and he never did a wet test. All I get is excuses for both entities. I had my lawn evaluated by a Better Business Bureau Approved Landscaper who confirmed that there is no irrigation, I have dead grass. This will lead to chinch bugs. Why should I plant new grass and use my own water when I pay a maintenance fee? This is unacceptable!
