We specialize in the leasing and management of rental properties located in Palm Beach County. Our pricing is simple and straightforward. To manage a property we charge 8% of monthly rent. If we are also required to find a tenant we charge an additional half of a month's rent. There are no other hidden fees and we do not upcharge on maintenance/repair expenses.
Mike and his team at Mangrove Property Management are in my opinion the best property managers I have ever dealt with (this is according to both the experience as a home owner and as a renter under other property management companies). Mike was property manager for a home I owned and rented out for 3 years, after moving out west. During this time I had 100% trust that Mike was always working in the best interests of both us and the tenants. He is very thorough and mindful of equal opportunities when we were selecting tenants. He was always timely in notifying us of issues raised by the tenants and walked us through all the options of resolving the issue. He has an extensive and long standing network of repair and maintenance persons which help to get things done quickly and at reasonable costs. He even personally handled small repairs, saving us a lot of money. We never had any issues getting into contact with him even while living so far away. His property management fees are very competitive as well, which help to maximize our investment in the property. I feel we couldn't have found better services for the rates charged. Another nice convenience was Mangrove Property Management's online portal. This portal was useful for us for seeing financial statements, maintenance reports, and tax information. Everything was easy and quick to view and download. It made doing taxes for the rental very easy. The tenant portal was also good, allowing tenants to pay rent and submit documents and repair requests. Finally, we eventually sold the property to the tenants in our home and make served as our representative during the process. He is a licensed real estate agent, so was able to perform all the work needed to sell the home. This saved us the need to hire a separate real estate agent. I highly recommend to use Mangrove Property Management, you will not be disappointed!

Excellent service! Found Mangrove on Angie's list and since the first interaction with Mike it has been pleasurable having Mangrove operate my Palm Beach Gardens home while out of town. Mike was able to find us great tenants. His maintenance/repair contacts are reasonably priced. His communication is fantastic. They're online Homeowner Web Portal is informative and useful. We have been worry free living abroad knowing our property is under great management. I highly recommend Mike and Mangrove for your property management needs.

Mike Watson at Mangrove Property Management currently manages two of our rental properties in the area. He runs a full service management team of the highest quality. He has orchestrated everything we need from finding and securing a tenant to replacing appliances to fixing a gate. I appreciate how dedicated he is to providing a quality experience for both the tenant and property owner. He also provides professional reporting and frequent communication. Hurricane shutters promised in lease wrongly installed and not corrected before hurricane after repeated calls. I was never given any compensation for having to redrill into the rented home with the help of a neighbor. No compensation off rent. I had to go to the property manager and actually explain my rent was late(due to my internet and banking not working during storm to have late fee removed) he had left town for the incident. Cracked patio after renting, cracked front step. All of these were correct within a year. I rented for 2 years. To the property owners defense he took over halfway through the first year and started managing his friends property( which I rented). Perhaps a conflict of interest. Peeling paint on ceiling only inspected by property manager with a flash light. Promised landscaping never finished in the backyard, and apon leaving I was charged off my security for not maintaining yard. They only except online direct deposit payments for rent. Even if you set up a rental payment date of the first and finds leave your account on the first, you can endure late fees(that are cummulative) of it does not get into the companies account by the fifth. Of you haven't noticed or made an additional payment and your next months rent will come out, but it will not be enough to cover the rent(as a late charge might have been deducted). So extreme cummulative late fees will occur. You will be charged a late fee on a late fee. So it is not a set it and forget it system. What makes it confusing is you will receive and email confirmation that thanks you for your payment. Be aware!! I did not receive my entire security back. I was given a list of very minor things, one was spots on a wall. The paint color given to me by the poperty manager was incorrect. I started to paint over areas that were stained, but noticed the shade I was told was wrong. Perhaps he just wanted the money to repaint the place, as money to cover a small stain was more than double a can of paint! I was charge extremely high costs for very minor things. While other issues in the home were never corrected during the duration of my lease. And thing that were promised an entire( like storm shutters) did not work. Happy to no longer be living at this property. Wish I had broken the lease or been able to move away with my two kids at the hurricane warning, and hired an attorney. However I trusted the property manager. After writing this review, the company contacted me and tried to explain once again how they feel it was not their responsibility to handle the issues that occurred. They also mentioned they felt it was unfair that the contractor and property owner were not mentioned in the review. As a paying tenant, I feel it is NOT my responsibility to have to contact the owner or contractors when there is a property management company hired for oversight of these issues.

Description of Work: Mike, the owner of Mangrove Property Management took great care of our condo while we were away for the summer. Being out of state owners, it was imperative to have a trustworthy person to handle the variety of situations that can occur with a vacant property. We even had him coordinate some painting that needed to be done during the off season, as well as the replacement of an appliance. After each visit he would promptly notify us that everything was in good order. We will use again and would highly recommend.
