Frederick was great. He came out and estimated the work to polish the terrazzo (1 master bedroom, a hallway and 2 baths) and clean the tile grout (Kitchen, living and dining rooms). The Terrazzo in the master bedroom had carpet & when we pulled up the carpet tack strips that were nailed into the floor, it pulled up chunks of the Terrazzo damaging it wherever there was a nail, (approximately 50 spots). We didn't worry as we were planning on putting down bamboo flooring at first. The terrazzo looked pretty good except for the damage from the carpet tack strip nails so we thought we would investigate the clean and polish option. When Frederick came to quote the work he responded quickly and seemed very knowledgeable. He explained that he could patch the holes and blend them in to be hardly noticeable, however that task was very time consuming and tedious and therefore expensive. He suggested just having AA&J do the threshold areas which are more visible and we agreed. The quote to do the terrazzo with the threshold damage repair came out about the same cost as the bamboo flooring (do it yourself installation), so we decided to use AA&J. They did a fantastic job. The terrazzo (and the tile and grout) look great. Frederick even went the extra mile to go ahead and patch all the other terrazzo damage holes around the room perimeter at no extra cost. The extra work of repairing the damage caused the planned 2 day job to be extended to a third day but there were no extra charges for the work. Even the floor cleaning technician had a real passion for nicely cleaned and polished terrazzo which showed in his work. What else we really appreciated is in the grout cleaning; sometimes it?s hard to tell if it?s clean or not, because it?s still wet from the cleaning. Frederick indicated if there were any spots, after the floor completely dried just call him and he would come out and touch up those areas, no problem. We would definitely recommend them and use them again. A clarification for the price rating above: we did not get competitive quotes so we can't tell from that perspective. We were so impressed with Frederick's knowledge and previous ratings we just went with AA&J. We feel it was a very good price in the end based on the quality job and the 3 days of work.

Frederick and his crew were extremely professional in every aspect. He arrived punctually, provided a clear estimate, and adjusted the estimate for our requirements. His crew worked in sections (carefully moving furniture around as they went) so that we could continue to use our house while the work was being completed over about 8 days. My floors were completely transformed and are now beautiful! He even followed up with floor care suggestions and baseboard touch-ups. The entire service was really excellent.

Although no work was provided, I save $350 and perhaps my table too!

I called to schedule an appointment for an estimate. Frederick was quick to call back and flexible with the day/time of the appointment. He arrived on time, measured the area (kitchen) and applied some of the chemical to a small surface area on the floor to determine if the existant coat was water or oil based. The estimate he gave me was around the amount I was expecting so I proceeded to schedule the appointment for the service. I explained to him that I have a full working schedule during the week so he had no problem in doing the job on a Saturday and Sunday. He came on the Saturday at 9am as scheduled with Alvaro, who worked diligently during a couple of hours stripping the floor with a chemical. They came back on Sunday to apply the sealant and the finish. They applied about 8 layers and only left when I was totally satisfied with the level of shiness of the floor. They came in at 10:30am and only left at 2:30pm. Frederick provided me with detailed instructions to apply future layers of the finish on my own and also for the Mexican tile that was in an outdoor area. I forgot to mention that Frederick asked me if I wanted to have that outdoor area cleaned and did it without charging me anything. Talking about going above and beyond, these guys are the best! I highty recommend this company.

Frederick, the owner, arrived on time...actually, 15 minutes early. He sent me an email to let me know he was on the way. He identified the tile I had, explained to me what was causing the tile's dark appearance, and then tested a couple of spots on the floor with his cleaning solution to show me what the result would look like. He was able to accommodate my tight schedule and had his crew working at my house the next day. I was moving into a new home and the water had not yet been turned on. Frederick had his crew bring their own water for their machines to accommodate for this inconvenience on my part. His crew arrived early and worked most of the day. Frederick arrived just after midday and supervised his crew and participated in the work to make sure everything was fine. When the crew was done, Frederick reviewed their work and pointed out a couple of areas he felt could use improvement before I would even get to point them out. He volunteered to come back and do additional work on those areas to get them up to his standards. He even offered to have me not pay him the full amount until the work was done and only asked for about 40% of the payment even though 90% of the work had been done. He returned the following day himself and finished the job of improving upon the work done the prior day. Frederick really went the extra mile without even having been asked to do so. I was very impressed and would recommend him to anyone without reservation.

My home office has a terrazzo floor. The hallway (and the rest of the house) has terra cotta tile. I needed to have the tile cleaned and sealed and the terrazzo polished. It was not big job in terms of space. I'm sure it was a small job for AA&J. However, Frederick treated me like it was his biggest job. He came out to give me an estimate. He tried a product on the terra cotta to see if he could clean up the areas of concern. He wanted to make sure that he could do what I needed done. The product he had with him didn't seem to do the job, but he came back the next day with a different product and it worked on the test area. Once he was satisfied that he could properly address the problems he gave me a very fair estimate. He was able to come back the very next week and do the work. He had warned me that the cleaning and prepping would take a full day and then we'd have to leave the area to dry the following day and then he would come back again on the 3rd day to finish the job. As I said, this was not a big job, but considering the amount of work that he and his team put into making it perfect you would think I was his most important customer. If you've lived in Miami for a while you'll be shocked to encounter such amazing customer service and attention to detail. The terra cotta looks great and the terrazzo is incredible. Thank you, Frederick, for caring about what you do and doing it right. I appreciate the effort you put into making my floors great. I wish I had a huge job for you but rest assured if I ever do I'll be calling AA&J!

The blue granite floor needing cleaning and polishing is on my boat which at the time of service was in a boatyard, Norseman Shipbuilding , on the Miami River. It was out of the water thus requiring access by scaffolding stairs. Frederick didn't try to hook us into crystallizing or grinding. Said the floor didn't need it. I have now had him come out to my apt. to give a bid on white thassos Greek marble . He even brought special poultices which we a re testing now and is looking into restoring my cuban tile "area rug" on front patio. A pleasure to work with him!

Cuban tile requires a professional polishing by someone who knows the tile and how it is made, how it cures, how it is to be cleaned and the whether or not it can take polish. Over one year ago, I saw the AA&J truck on the street and called it from my cell phone and Federick Zeller, the owner of the company answered and from that first call I could tell he knew his business. He knew who had made my floor (Ramon Curiel). He insisted on coming out to our place to look at floor and when he saw the state it was in, he recommended that he do a test tiles to see how well he could clean them up. He did this just before were-did our kitchen and helped to make the decision whether or not to replace the cuban tile in the kitchen because it was very difficult to keep clean there ( we did decide to replace the kitchen floor with terrazo tile). Several months later after the test patches and when we had finished the kitchen renovation, I called Frederick to come polish the rest of the Cuban tile flooring in the apartment. He came out again personally to see if anything had changed in the past several months. He told us what to expect and explained the process that he would undertake, which included removing an existing sealant that was causing scratches to show and holding dirt and then cleaning the floor and polishing it. He told us upfront that some tiles might take polish and others less so and precisely what the challenges were in our flooring. In other words, he gave us a tutorial on flooring, specifically cuban tile. He and his crew worked very well with us in terms of directing us what to pack and box up and what his crew would be able to move. In fact, I was so appreciative of Frederick's style and professional that we expanded the scope of work to include our bathrooms ( ceramic tile and travertine) and our marble dining room table top. We picked a start date and planned a 4-day trip around the date so we could be out of the apartment while this work was going on. I handed Frederick the key and he and his crew did a thorough professional beautiful job. It took a bit longer than Federick had projected but it was done right. We were wow-ed! We never thought the floor would look so good. He also left us with clear instructions on how to maintain the floors and table top and gave us bottles of cleaner to start us off on our maintenance program. He sent me an email with a recommendation for a vacuum cleaner that would not damage the floor. He followed up on everything in a timely professional way. While I initially blanched at the cost, I promise you that it was worth every penny. Frederick himself oversees your job and you are not sloughed off to an assistant or project manager or someone with less knowledge and experience. My trust in Frederick was well-placed; he has high standards and insists on top quality work from his crew. I highly recommend him and AA&J Floor Care.

I am really happy. They were on time. Everything was done according to specs. They were really nice and reliable.

Our floor, original Cuban Tile from 1949, had never received a thorough cleaning/polishing in 63 years thus making it a challenge to anyone. We, as a rule, called at least six floor companies that specialized in marble and tile surfaces. Two never called back after we left a message (typical Miami-Dade) and one made an appointment and never showed up (again typical Miami-Dade). The two that did show up were eager for work and had established businesses but didn't seem to know the difference between how to polish marble and old Cuban Tile (there is a difference!!). What killed it for both was that they were going to grind the floor and apply a liquid "sealer" that would give an artificial shine - kind of like waxing it. They also wanted to re-stain the kitchen and dining room grout, which they said was faded. Their prices were close but there was an air about both of them that made us feel that something was not complete, that something would go wrong. So we looked again on the internet and came across AA&J whom we e-mailed that evening (Saturday). Frederick, the owner, called us the next day (on a Sunday, can you believe it?) and said he was in the area and could drop by. He told us that the proper way to finish Cuban Tile was to use fine abrasives and do the polishing in phases, slowly working up to the original natural look and, if we wanted a higher gloss, he would do a process called crystallization, which we did. He also said that grinding would ruin such an old delicate surface and the sealer would impart a gloss finish which in time would show a wear pattern and have to be stripped and re-applied (= more money to maintain). He then got down on the kitchen tile floor, compared the grout in the center with the grout around the border and said there was no need for re-staining - quite honest I think!! This man's knowledge and professionalism was what sold us; he wasn't the lowest price but you definitely get what you pay for - especially in South Florida!!. They showed up on time every day and took their time and delivered a beautiful floor!! The technician, Alvaro, was highly skilled, polite and worked his butt off to get that floor back to it's original look. He also removed a large scratch in our granite counter top and acid washed the mosaic bathroom tile floor (another 1949 original) which brightened it up quite a bit. Frederick showed up frequently during the day to personally monitor the job. Last but not least, he gave us two types of polish for our cast stone fireplace mantle and counter top and explained how to use it for maintenance purposes. All in all we had a very good experience with AA&J and would recommend them to anyone looking for a top notch professional job. BRAVO!!!!!!!!!

From day one, Frederick was completely professional. He showed up right on time for the estimate and gave us what we thought was a fair price for the job. He and his workers showed up before we did on the job site every day. They cleaned up after themselves continuously and Frederick was courteous enough to update me every evening on their progress. This was a pretty comprehensive job. The floors were in terrible condition prior to this refinishing. When we walked in this morning we were shocked to see what the floors look like. It looks like a brand new floor was installed. We are thrilled with the results and would definitely use this company again as well as recommend it to anyone looking for this type of service. Thank you Frederick and your team for an outstanding job and for taking such great care and pride in your work! Really was a pleasure to do business with you!

OVERALL WE WERE VERY SATISFIED

I received AA&J's card from my neighbor who met the owner, Frederick, in a home improvement store. Neighbor said Frederick was knowledgable, professional and very helpful in the store even though they didn't know each other. They were all of those things. They promptly answered my call and came out to give an estimate to polish my travertine floors. They started the job the same week. I live in a townhouse in Coconut Grove and the did the ground floor. They took their time to educate me on everything they were doing, were polite, on-time, followed up with me on the progress of the job, and finished when they said they would. They even made sure the walls were dusted from the work they did, and carefully put the furniture back. In Miami, all of these points are a treasure chest to find in getting home repairs done. Frederick even went and picked me up the specific floor cleaner I should use for the newly polished floors. I could not keep my travertine floors (which I think is a type of marble?) clean, which is why I got them polished. With the floors polished, keeping them clean is very easy. AA&J explained the difference in the type of polishing options I had for the floor (we got a higher gloss), and they filled in some small holes that they tiles had in them. I would absolutely recommend AA&J for floor polishing to anyone.

Mr. Zeller and his crew could not have been more professional or skilled. This company was recommended to me by my realtor. They have been in business since 1951 and they really know what they are doing. They are prompt they are responsive and always call to reconfirm they are on theor way. My floors were perfectly cleaned and polished, restorations were made where necessary. A stubborn water stain on the statuary marble in the showere closets was treated with a polstice and greatly greatly improved. Mr.Zeller returned when my re- model was complete and recleaned where necessary and repaired a scrape caused by the GC. I would highly recommend this company. They are the best. Period

Frederick Zeller and AA&J Floor Service is the best contractor of any kind that I have used in Miami--period! I am a repeat customer. My wife and I first contracted with Frederick Zeller/AA&J in 1995 to renovate the damaged floors in our newly bought home. The experience was so positive that we gave no thought to any other floor service when we were looking to refinish the floors 17 years later. The work this time was every bit as good as it was then. He and his company are that good. During both jobs, Frederick took a personal interest in carefully discussing our options to ensure that we ended up with the results we were seeking. He supervised the work crew and stayed on site to ensure the results were as advertised--(they actually came out better). The point that so impresses me with Frederick and his company is the quality of the experience. His work crew arrived on the exact day/time that was scheduled, the work was completed with results that exceeded my expectations and the invoice was exactly as quoted--(no surprise charges.) This is a quality company providing terrific service at a fair price. I will never use anyone else.

The two working men were polite, industrious, and thorough beyond belief. They removed black marks I thought no one could. Six months later, the floor is looking great.
