The cost estimate given was neither the lowest nor the highest. I didn't choose because of the Angie's List Coupon for $250 off, but it didn't hurt and they did honor that discount.
We were considering a different kind of roof covering, using GAF UnderRoof rather than the traditional toxic and smelly black tar so I wanted to do some research on this (other than online and calling the manufacturer). Jon provided me with names and phone numbers of their customers who had used the product AND gave me a few addresses of nearby homes I could drive by, one with the UnderRoof just being installed. I was able to speak to others, see the product as it was going on and the finished roof with the tiles over it. (It hasn't been in use residentatially here for 10 years, so no way to confirm how long it will last).
One of my concerns, was that during the roof installation, if I had a question, would there be anyone around who spoke English (since this is Miami and unfortunately, I'm not bilingual). Jon advised me that typically there is someone on the job who speaks English but also gave me his cell number on the spot and said to call him with any questions.
We signed a contract in February 2012. A mildly disappointing, yet understandable, concern was that - because they are so popular and they won't just hire extra crews of unproven workers - even when contracting during a relatively dry time in South Florida, the company still anticipated an 8-10 week waiting period. The work began the first week of May 2012 (the rainy season).
From day one, everything was done exactly as I was advised and I WAS kept updated regarding the work completed and next steps and whether to anticipate a loud work day the next day (so I could leave). Jon Palmer typically stopped by once or twice a day to check on the progress. One day, when I had a concern and called him, literally while I was on the phone with him he had contacted the foreman at my home who rang my doorbell to answer my question. Wow.
The company was professional and timely in getting each required inspection during the process so that the work could continue smoothly. We had a couple of rain delays and even though I was advised that there were enough layers that there would be no leaks, they were nice enough to put plastic sheeting anyway to make me feel better.
After an initial deposit, payments were collected as each step in the process was completed, with the final payment after the final inspection. Our contract did include 100 feet of replacement wood, but I was advised that there may be an extra charge for additional wood if more was found rotted once the old roof was removed. This proved to be the case and we were charged almost $1,000 more (I knew they'd get back that $250 Angie's List discount...). We had had several leaks with our former roof, so I was not surprised, but be aware of this potential added cost beyond the original estimate (with any company).
The crew did pick up debris each day and took it away in their truck. They got about 90% of the roofing nails/tin caps before leaving. But once the job was finished, I did purchase a long magnet and went around outside a few different times to pick up others that landed in hidden areas. It's a precaution I think is necessary so no one, especially pets, steps on nails.
Once the roof was completed, Jon was able to refer a good company for gutters (which had to be removed before installing the new roof). And if painting is needed, Palmer also has a separate division that handles that - Palmer and Faria Painting. I haven't gotten that far yet.
Overall, I cannot speak highly enough about Andrew Palmer Roofing. I recommend them to everyone. Jon Palmer was particularly responsive, friendly and professional in answering all questions, addressing concerns, and keeping us informed of progress and schedules. Their price was definitely in the ballpark with others and our white tile roof looks great. It has been almost a year since our roof was finished and so far so good. Will have to let you know in 10 years or possibly after a Hurricane just how well the UnderRoof performs.
Unfortunately, the "back end" portion was just average. After calling to agree to the quote, the company deducted a little from their original quote when I told them they were over everyone else's quote. This was a nice gesture. (This still put them at the upper end of the quotes I received.) I paid half the price up front. Unfortunately, I needed to call the company several times afterward to arrange a date to come do the repair. I wouldn't say that I felt entirely forgotten or that the company shirked its responsibility, but I do feel like the company was less responsive after getting my initial deposit.
After about 2 weeks of calling the company -- they returned some of my calls, but not all -- I got a tentative date scheduled. They called the day before to say they would be out the next day, but no one showed up on that day. The following day they showed up and completed the repair.
The finished product looks good and professional. No complaints with the final job. Time will tell with the quality of the job.
In summary, I am happy with the finished product. My only regret is that I feel like I paid for "platinum" and got "gold" quality work with "silver" quality service.
