+ -1 moreAfter all that time to get to closing... My rate wasn't even locked in until a few days before closing. Also, the hud 1 didn't account for the fact that I still had my title insurance from initial purchase (which I had provided)--the hud 1 had me paying for an entire new title--luckily, the woman doing closing had me make another copy of it, and she had it adjusted. In all, I'm happy that I did the refinance, but disappointed that the company seemingly let me fall through the cracks for so long. The delay was blamed on someone new (in underwriting, was it?) Who apparently was doing her nails for a couple of weeks instead of working, causing a backlog. I don't care who's responsible--I just wanted the company to take ownership of the situation and apologize for the runaround and delays. I initiated every check to see how things were coming along. As it was, they didn't even keep my loan for a day--the closing paperwork already showed my loan sold to flagstar bank. Integrity home loan had no vested interest in me.
Description of Work: This was a harp 2 refinance on a $211k loan. I contacted integrity home loans based on an ad I saw here in angie's list. They offered savings amounting to around $1000 for lender, credit, and application fees for using them as an angie's list customer, and I did bring it up on my first cotact with each person I spoke to, and even took a screen shot and emailed it to the gentleman I ended up using. From first contact on May 11, it took 3 months and 9 days to close. At first, everything went great--I received all the docs to sign via fedex on May 15, signed them that night, and they went back out via fedex the next day. A couple of forms were missing, so he emailed them, I signed and returned immediately. Everything they asked for, I returned same day throughout this entire process. I had never missed a house (or any other) payment, my credit score was 800+. Sure enough, no credit for the items that were advertised to be free when the final hud 1 came. I asked my broker about it, and was told that it was kind of included in the good deal he got me on my rate... What can I do?

Description of Work: We chose integrity for two reasons we would get a free warranty on our home and our closing costs were low. I found them on Angie list and this was stated on there. First of all, we didn't even know that they would be done on the closing date and I was told that I shouldn't worry about things I can't control--excuse me this is my dream home. Secondly, my husband asked multiple times if there were any other needed documents, he was told no,of course at the last minute we needed more. Lastly, one of the selling points for us was the home warranty we have always had one and would have bought our own if we didn't know that we would not get one as advertised by the company and as evidenced by this email (note: I removed names to protect privacy) Thank you for your call this afternoon-I realize it is frustrating starting the mortgage process and getting hit with way more fee’s than you were told. I have been in lending for 20 years. My company “Integrity Home Loan” has figured out a way to close a purchase with no lender fee’s and a 1 year “Free” Platinum warranty—that is huge. We also have the ability to close a mortgage in less than 20 day’s from submission. These are the keys to get closing’s done

+ -1 moreI will never touch them again. It was the most miserable financial experience I have ever encountered. They keep calling every now and again to try to solicit business. I felt like the process was a bait and switch. I felt like I was locked in at a certain rate, but the rate would change.

I didn't enjoy the experience because they just kept pestering me afterwards; they kept calling and calling me at home and at work, wanting to proceed with it. I felt like it was a high pressure sale and finally I just stopped taking their call.

+ -1 moreWe refinanced our investment property through Harp 2.0. Integrity was one of the few lenders who would handle it. The closing costs were rolled into the loan. The only negative was that the refi took 3 months, but I think that was because of the HARP 2.0 program (we were among the first to do it) rather than Integrity. Jesus Oliveras was fabulous to work with. He is communicative, informative, friendly, and not pushy. The pricing seemed fair. We will recover the closing costs in approximately 3 years, which seems quick for an investment property. Integrity got our loan precisely because Jesus was nice to work with (in direct contrast to some other lenders we contacted).

+ -1 moreIt seems everyone has experienced, or knows someone who has experienced, terrible problems w/ mortgages in our current economy, either securing a mortgage or trying to work with a lender on an existing one. I feel really lucky to have had possibly the only perfect escrow experience in the western world. Most of this is due to Jim Shamshak at Integrity home loan. Responses from Jim were nearly instantaneous, as if I my account were the only one in the world. We were ready to close at least a week before the proposed due date. The loan fees were reasonable and honesty appeared to be important to the company. No junk fees anywhere! THANK YOU! Advice to homebuyers in Florida - use Integrity Home Loan! Advice to buyers in other parts of the country - use a local firm!!!! They are without a doubt more accountable than larger, nationwide firms.

+ -1 moreWe contacted Integrity Home Loans after hearing numerous radio advertisements on the radio. We were never more jerked around with everything from the interest rate to qualifying. The mortgage broker, Mr. Alan Dale was nothing but a fast talking salesman, he probably sold used cars before selling mortgages. We liked Integrity because they were local and came to our home for all of the paperwork signing, including the closing. However, in the beginning Integrity wanted almost $15,000 for closing costs including a $4,000 broker fee, we said absolutely not and decided to look elsewhere. The owners of Integrity called us and offered to waive the broker fee, so we again proceeded. We still ended up paying more than $11,000 to close the refinance deal and even the closing agent who came to our home on the closing day couldn't explain all of the fees associated with the deal. Very disappointed!
Description of Work: This company provided refinancing for our home mortgage. I would NOT recommend them to anyone! Because I have slightly better credit than my husband, only I could qualify for a lower interest rate on the refinancing. As a result, my husband is not on the loan or any of the paperwork associated with the refinance, and he wasn't happy about it, we are husband and wife, both of our names should be on everything, and its not!!
