It went well. Getting a loan on a condo is difficult, but not with them. They do them all the time. Tracy Robinson was very knowledgeable and really made it easy.

Start to finish Tracy and team at American First Mortgage made the process of securing a mortgage on my condo easy. I live 2
hours away, so getting to Gainesville to make this happen would have been difficult for me. Tracy and team acted professionally, timely and competently.
Since I was absent from the locale, they used superior communication methods to keep me posted and to deliver true peace of mind. They handled all of the details, kept me up to date through a necessary delay and worked to assure that my needs and desires for schedule, etc. were met. They waded through the many detailed forms, filling in much of the information that did not directly require my input, they helped to generate memos of explanation based on brief phone interviews with me, gathered all the necessary information required by the underwriter, presented the many forms for me to sign by e-mail so that all I had to do was review, sign and scan back, etc.  All communications were clear, concise and timely.
Everyone should be this easy to do business with! Use this team and you are
in good hands!  An extra-ordinary level of service! I could not be more satisfied.

As it was our first time ever buying a home, we knew very little about the process.  I did my research online and read countless articles, but I also assumed I could ask questions of the people I was dealing with during the process since they do this kind of thing for a living.  Instead, I received very little information and little to no explanation about what was going on in our house buying process.
Jim's staff called me a few times asking for records I had already provided that they had misplaced because so many different people were working on our file.  It doesn't seem like there is much communication between co-workers in the office because I would also receive different answers for the same question depending on who I spoke with.
At one point I received a phone call from the office about signing a paper we had already signed but that for whatever reason needed to be updated.  At the time I was out of town for the day but would be back that evening, and told the person on the phone that the earliest I could get the signed document to him would be the following day.  I asked if this was alright and the response I received was an exasperated, "it'll have to be."
We also received a letter in the mail 3 days after closing saying that if we didn't pay our homeowner's insurance premium, our insurance would be cancelled within a week and a half.  Since our premium was escrowed into our loan, we were unsure as to why we were receiving this notice.  After calling my insurance agent, it was revealed that Jim's office did not contact her to re-bind the insurance for the correct date of closing, so we are stuck paying for 13 days of insurance on a house we didn't own at the time.
While I am aware that mortgage companies tend to be demanding of very personal information, and I've heard from multiple homeowners that dealing with mortgage companies is a pain, I felt that the situation could have been handled much more professionally.  When I asked for an explanation as to what was going on with our file and where in the process we were, I recieved very little explanation.  I realize people running a business are very busy, but I would have appreciated a little more care when dealing with clients.

"The buyers were looking to buy a short sale. The loan was originated on 12/18/2012. According to the realtor the short sale was to be approved shortly thereafter. So the loan was sent to underwriting soon after and approved. All conditions were completed and we were then ready to send the loan to USDA for final review. The short sale did not get approved until mid April. We had to go back to the buyer to get some updated items such as paystub, bank statements etc. That was it the loan was sent to USDA at that time. The loan was cleared to close on 05/09/2013. The contract closing date was not until June. So the closing agent had to finalize the short sale with the Bank. That process took about 3 weeks which was out of our control. The loan closed on 05/30/2013. Two weeks before the contract deadline. Unfortunately there was very little to communicate to the buyer during the long wait period. There were occasional check in times. My guess is since the loan was originated about 5 months before actual closing that the buyer may have forgotten that the process was already completed early on there was nothing left to do except wait for short sale approval. In regard to the insurance, the company that the buyer chose would not allow us to re-bind coverage. Some insurance companies do not allow that."

After having a bad experience with a big bank in town, where they were trying to charge extra fees that were not discussed with us upfront, we decided to change mortgage companies when we purchase our home. We are so happy that our realtor recommended Jim LaPoint at American First Mortgage. Jim is the owner and was able to get us an excellent rate, and kept us updated on the movement of the rate market as we waited to hear if our contract was accepted. (We purchased a short-sale home, so it took months to hear back that the seller accepted our offer.). Once we finally got our contract finalized on the home, Jim and his processor, Tyler were able to get us to the closing table in less than 2 weeks! They really worked hard for us, there were no surprises, they called or emailed and kept us updated throughout the process. Jim has an excellent loan processor in Tyler. He was very professional and very patient. He was also very efficient and worked extremely dilligently to allow us to close so quickly. We have purchased many homes, as we have moved alot, and American First Mortgage has given us the most personal and reliable service of all the companies we have used!
