We are truly sorry this member feels that any comments made to his wife were taken in the fashion in which he has stated, and I sincerely apologize here if I did offend her in any way as, of course, that would never be my intention. I will mention that upon arrival at this appointment, the member’s wife had a four page list of projects they wanted done in this remodel. On the interior this included drywall repairs in several areas, ceiling repairs and refinishing in several areas, painting [in all rooms], leveling of [kitchen] floor, new sink and cabinets in kitchen, repair holes in floor in one room, flooring throughout house [tile and carpet], trim work [including crown molding in Living Room, Kitchen, Hallway and Bathroom], new tub in bath, “save” or replace all interior doors and hardware, ceiling fans installed in several rooms, lighting fixtures, fix wood rot around upstairs windows, add new walls and ceiling in upstairs area. The basement included mold remediation, installation of a sump pump, paint with special paint, repair or replace the insulation, plus other miscellaneous work. Exterior work included Deck work [to include replacing any bad wood, repair loose steps, then stain], repair, pressure clean and stain the Fence, pressure clean all vinyl siding on the house, landscape work in front yard, and seed grass in the pool area. Yes, I do have experience in buying and selling homes as a business, having remodeled dozens and dozens and dozens of properties for a local bank in the area, numerous individual homeowners, and myself. These properties have ranged in price from $20,000 homes to homes that sold for $800,000. Because of this background, I analyze a property based on what it would cost to bring it up to resale condition, and what its potential [renovated] market value would be. The owner and I did discuss how much they currently had in the house, and what they were thinking they could market it for, and I will say the profit margin was not very large. Therefore, upon reviewing the work, I asked the owner if they had a budget in mind, to which she replied “$10,000.00.” I knew that this budget would never cover the amount of work they wanted done, and I let her know this. She then mentioned $15,000 [which still would not cover the expense]. Regarding the member’s remark about my stating “You cannot afford this,” I was pointing out that with the amount of room they had to work with, plus the amount they had in it already and its possible resale amount, there was no room to make a modest profit. Therefore, when the husband called my office, I advised my secretary to let him know that we did not think we could work within their budget, which is simply stating a fact; therefore an estimate from GLS would be superfluous at this point. We have stated this to potential customers on various occasions, who have never found offense with it [but very much appreciate our honesty] because they understand that GLS is not going to be able to be cost-effective, or within their budget, or even realized that their project was going to cost more than they had thought or planned for. And lastly, regarding the statement that he felt I was intentionally under-valuing his home because I wanted to buy it is just simply false. That is not the way I do business. I remember thinking that, because of our discussion about the home’s value, etc., that the wife may have taken it the wrong way, and therefore I was letting her know that was not my intention for even getting into that area of the conversation. In conclusion, in all my years of doing business, I have always found people very much appreciate when I am honest with them about their project. In this instance also, that is what I was doing…being honest with the customer. But I also humbly feel that the members will be hard pressed to find any contractor, who does any kind of quality work, to fulfill their desires for the project within the budget that was given to GLS. We appreciate them giving GLS an opportunity to look at their project, and wish them all the best with their remodel and the resale of their home.
