We had problems from beginning to end. We just finished our contract with this company and are happily taking our business to another Property Manager. It started with a very generic lease. We didn’t understand the impact to this until we needed to use the strength of the lease to require actions from the tenant. At that point we realized how minimally her lease protects the landlord. When addressing a plumbing problem on a Saturday night her assistant called us to say she was going through the phone book looking for a plumber available at that time. We were led to believe she maintained relationships with multiple vendors for all repair needs but that was not the case. A handyman who was hired even had to send a legal notice to her 3 months after sending her the bill and not receiving any response. She thought she was negotiating a better price and never even informed us she received an invoice. Their written communications are horrible and in dire need of a simple spell check, reflecting the level of detail this company lacks. The tone and manner in which they were written only created problems with our tenant and service providers, not getting results and requiring us to intervene and mediate when an email exchange became escalated. After we notified Stephanie Arreola that we would not renew our contract we asked about transferring the key to our new PM. To our surprise she said she never maintained a key, she gave the tenant the only one. So for the 12 months as our Property Manager she had no access to the property in case of need or emergency. This review would become too long if we were to list all the problems we've had throughout this year. But considering her arguments with the tenants, problems with contractors, lack of communication skills, rudeness and plain amateurism, all we can say is that we are very happy to be moving on. We do not recommend this company to anyone.
Description of Work: They were hired as our Property Manager for our Single Family Home that became a rental property. Responsibilities were to manage interactions with the tenant including collecting rent and addressing problems when reported, manaing and scheduling service providers, and ensuring the property remained well maintained.

Since there are always two sides to every story, I'm grateful Angie's list allows us to address reviews on line. Lets deal with FACTS: We see you stated beginning to end? Well, you interviewed many companies and decided to chose us and for that we thank you for your business. We know you did your research before you hired us because you informed me you would do so. After your extensive research on the companies you select us I wonder why if we are so horrible. The fact is we located a tenant who is never late on rent because of our screening methods. The Fact is the same tenant we located for you is staying in the property for another year because of our services in handling all the repairs, of course if we did not do our job common sense to anyone is that the tenant would have found another residence since the lease expired a month ago. This brings you another year of income and you went ZERO months with a vacant property. You are welcome. The Lease you are referring to is a Lease composed by the FAR BAR Board of real estate attorneys provided to all 250,000 Brokers in the state of Florida. Be honest in your review, the ONE part you are referring to is the ONE part that stats pool maintenance is the Landlords responsibility. You were unclear what pool maintenance meant until the tenant complained about the pool company you wanted to keep was not vacuuming the pool. You then informed me you thought pool maintenance was just chemical and not vacuuming, I corrected you an stated that is not what pool maintenance means. It means maintain the pool. Its because of our lease I was able to enforce his non compliance to lawn maintenance and conduct Quarterly inspections which were all done except for the last Quarter inspection when the inspection was refused and we performed a exterior inspections. Every Quarter you received a inspection name 1 Property management company that actually does that for the price we charge????? We discovered a crack in the pool which you also were aware of and did not disclosed. You asked us to have the tenant to put the hose in the pool to fill it up with water. The tenant refused. You calculated that the water bill would have been 12.00 more a month. To keep the peace between you and your tenant, I paid for the water difference, its in your monthly statements if you forgot. What management company takes their own money to keep the tenant and you happy because you didn't want to fix the pool at first. We then spent extensive time finding you a pool company and sending you quotes to get the leak fixed. Once we did that, months later you decided to contact the pool company directly and schedule them to go on property without the tenant or our knowledge. Because of this, the tenant called us and was highly because upset no one told him this work was going to be done. I wonder why the tenant was upset at us? Is it because the owner decided to take matters in his own hands for whatever odd reason and not abide to the Landlord and Tenant act? I complied with everything in the management agreement. If I was wrong and did not do as the contract stated you had every right to cancel the agreement. Because you could not find ANYTHING that I or my company did wrong you did not cancel. Pertaining to the key issue. Your tenant informed us that he changed the locks because he didn't want us to have a copy of the key for the protection of his personal items and he would not provide a key. My communication with the tenant was always firm and never rude. I will enforce all lease clauses and I have to be firm. However, because of your high involvement with the tenant without our knowledge he disregarded us in many aspects of enforcing the lease and so did you. The key being just one of the many issues. You where informed many times not to communicate with the tenants to avoid what has happen through this year however, you always disregarded us and always tried to micromanage. The Tenant has a lease which he is in breach of therefore your issue is with the tenant and not with us. He is the only tenant who did not follow the lease because he felt he could just call you to over ride us which he did many times. You are 100% right, we had many issues from the beginning. We find it very shocking that the roof condition, plumbing condition and pool condition of the home was NEVER disclosed to us at the time we took over the property. When we first moved in the existing tenant, the roof started leaking. We spent a extensive time calling all local Roofers and getting you 7+ estimations, when per our contract it stats 3 quotes on repairs. We coordinated all appointments with the tenant and roofers after all of the time invested and the overtime I paid my assistant, we were informed by you that you wanted 3 more and you wanted them to come off Angie's List because you did not like the reviews in the ones we sent you . We said no problem and put in more time, more vendors and more quotes. After over a month of waiting for a decision from you, you ended up picking the roofer we had from he start and was not off Angie's list. The roof needed follow up repairs and we made sure we received a warranty and had the roof fix every time it leaked despite the tenant refusing us on property. The Plumbing issue was handled immediately and the only issue you had with it is the fact it came out of the Yellow Pages? Well we have 3 vendors who were unavailable at the time the repairs were needed, so we took immediate action being that it was emergency and found a plumber who got the job done. So what is the complaint exactly?? The repair was completed, repaired, and all was taken care of after hours on a weekend. As you mention in your review Saturday Night! Though we have many vendors in place if they are not available in a emergency we go to a back up plan. Your tenants could not use the bathroom we had to act fast. They were walking to the gas station to use the rest room so if your complaint is that the problem was handled and fixed the same day but the vendor in the yellow pages, well OK then you right and your welcome. A handyman did not send US a legal notice he sent YOU a legal notice. The Handyman did a job he was not order or approved to do. We have your emails which we can make public if you like, stating that you did not approve the repair and you will not be charged the repair since you felt it was excessive fees for reinforcing items that were not properly installed in the master bathroom to begin with. Because we fight for all our clients this was is dispute until you finally gave us authority to pay him. You are 100% right about the spelling of some emails, when I write emails on my I phone at 10 to even 11 o clock at night to you there may be some errors in the emails and for that I m really sorry. Please be factual when you write review as SLANDER can be filed based on all these false claims and accusations. We have a full file on this property, we did a very good job for a home in poor condition and we understand completely that in this business we have been in for 10 years, we can not please everybody. We thank you so much for the extensive time you have taken to write us and Angie's list. We know that many Landlords will read through the review and make a decision, which they have many companies they can choose from. We have plenty of great ratings through the years that this vindictive review really doesn't bother us. In fact we invite them because challenges in business only makes us better : ). I to could continue writing about all your mishaps but we have many happy customers to continue servicing. : ) We are Happy that you are now Happy as that is our goal here. You are welcome that we repaired your property for your new property manager to do very little work this coming year.
