Excellent services. Mr. Richard Tan did the inspection and send a complete report with fotos by email 2 days after the inspection was done. He is a gentlemen and a very nice man. He personally answer all my call even out of work time. After he send the report he was available by phone to answer question related to the report. We live at Puerto Rico and the property to buy is in Lakeland. We did not know persons over there that can give us reference to hire a good Home Inspector. This was our first experience with Angies List and was a truly help finding the perfect service and the best price too!!. Thank you Angies and thank you Mr. Tan because now we are buying with the confidence you work give us. Excelente servicio. He performed a complete home inspection for a new purchase and found LOTS of things that needed to be fixed before I could go to closing. I appreciated what the inspector did because he took photos, provided the codes (details) for code violations, and he was thorough and fast. I would hire him again.

His inspection cost $350 and was inadequate. He did not inspect the roof. His"report" consisted of photographs with arrows drawn to "potential" water intrusion areas, but no written report. After our experience with Mr. Tan we contacted a number of other companies, all of whom conducted more thorough assessments of the building. He documented the type of mold and charged another $625 for lab results that were later determined to be irrelevant and unnecessary. Once we contacted remediation companies we learned that a written protocol from a certified inspector is required before any work can start. We also learned that the lab reports were unnecessary since the mold was already visible. I contacted Mr. Tan and asked for a written inspection report and he argued that it was unnecessary. He ended the call, and thereafter did not take any phone calls from me until today. We had to pay for another company to inspect and issue the required protocol. Only then could we contract with a mold remediation company to clean our unit. Now that we have used other companies to assess and remediate our unit, we realize that Mr. Tan's charges were extremely high, especially considering that much of his work was either unnecessary or inadequate. I called him today to let him know that. UPDATE: I called him to let know that the charges were extremely high and that we would like some of our money back. At which point we ended the conversation. The next day we received "Good morning, you should hear from my lawyer. I am going to sue both of you. I hope you have many assets, good day." from our standpoint he should not be used for any kind of mold assessment. UPDATE 4-25-15: We would just like to make it clear that we followed the advised of the second mold evaluation company that we had out. It took a few weeks to get this taken care of but we did removed the tenant's under the advised of the second company and had the mold re-mediated.
Description of Work: Evaluated visible mold by taking pictures and air samples. He inspected some of the interior and exterior. He failed to inspect the roof of the building where problems were later documented. He sent the samples for lab for analysis. His report contained no remediation protocol specifics.

There is always two side to every story. I was contacted by Mr. Erick Stout, a local respected contractor in Celebration Fl. Who the [Member name removed]'s hired to repair and check out a mold issue on 1st floor condo of 3 floor condo. I met [Member name removed] and Erick Stout. [Member name removed]'s have told Erick and me that they paid cash for the condo and that they didn't carry condo insurance. I scratch my head, if I own a cash property, I surely will buy insurance to protect my investment. Well, I did the assessment of the condo and found many water intrusion issue and documented on a detail picture report. The mold sample came back elevated from the lab, this is a health issue, I told the [Member name removed] that they need to inform the tenant of the health issue and they need to get the tenant out, they did not to tell the tenant about the mold issue, there are children in the condo, I was thinking to myself, the [Member name removed] don't care about the tenant. I didn't tell the tenant due to confidential issue, I feel obligated but keep my shut. I was appauld that the [Member name removed]s didn't tell the tenant about the mold and health issue, specially when it involves kid. I told them that they can become liable if the tenant gets sick, if they did not inform tenant. I guess the power of the money trump for human safety. The [Member name removed]'s paid me in full and thank's me for the my service. Fast forward, 3-4 month later I get a call from the [Member name removed], they want met to write the remediation protocal for the remediation company, I said it the remediation company have to write the protocal, they said that they want there money back because they spend to much money already, I told them that was not my fault. That is why you carry insurance. They also said that I didn't check the roof system., there condo I inspected was on the first floor, they said that that roof contractor found leak on the third floor interior, I have no access to condo on the third floor condo or the roof, there where no visible roof leak on the exterior of the building @ the time of inspection. I explain that to them, that I did my job, then they try to black mail me and said that they will write a bad review on the Angielist. I said that if they lie about me, that I will take then to court. I hate this type of situation, for 14 years as owner of inspection company, I have never been accused of this. I have done over 6,500 home without incident, check me out on the BBB, I'm expert witness. So I contacted the Eric Stout, the contractor that the [Member name removed] hire. Here is his testimonial. I'm not sure where the Customer [Member name removed]s is coming from, We met them they had drove from Mid West, because they had a mold problem ,they wanted me to look at a few extra things in there condo, I walked in and OMG, Mold every where and there were tenant's living inside, for a long time, I said there was a problem somewhere it was clear they were not wanting to remove the tenant's out, they requested me not talk to them But I had to where a Mask so not to breathe the spores, and I fixed a few things like changing a light fixture,2 that was rusted so bad bulbs were frozen and we had to break them we cut a hole because there was a stain in the ceiling, we opened up and there was a screw connecting ,dryer pipes, water was entering from outside and finding a place to drip out .I recommended Richard Tan who I have personally know and trusted Richard for 7 years. He was called and came with in 4 hours and was hired to find where water intrusion, was coming in and also hired to do mold samples, to tell them what kind of Mold it was, I personally did my job with 800 homes built and closed without a problem, Richard had them a report with in 4 days and mold report with in a week, I was impressed with how Richard put them on the fast track to ease there worries on them and there Tenants I came back 3 days in a row and did my few things I was hired to do. I saw the Customer several days later I said Hi, there brother started grilling me and my worker how we did clean the dryer pipe, I felt like he did not believe me and he questioned me several times asking the same question over and over, seemed odd. Then I get a call from Richard that they want to get Richard to do Mold remediation which they wanted the job done for free, I stayed out of that, I can only say they did tell me they were contacting a lawyer and going after the owner or management company, for they had paid cash and not had insurance on the CondoI. I'm personally involved, I was told they were threatening Richard Tan, if he did not do the job for free, I called them and stuck up for Richard because he did a great job and for that they should be saying Thank you , I said on a recording I would not do any more work for them and my subs were not for them to abuse, I will say Richard Tan is the best inspector I know and for [Member name removed] to try do any thing but Thank him is not acceptable. The truth is will come out. [Member name removed]'s, I'm sorry that your going through hard time, but I did not create your situation. Inspector arrived at home in a new Cadillac and took a ladder out of the trunk. He went to inspect the home, which took about an hour. After reviewing the report, I seen nothing major on it, only wildly potential problems. All of the thumbs down on the report, in my opinion, were just to justify his presence at the home. In other words, not a thorough in depth inspection. After getting quotes on homeowers insurance, I had to submit the home inspection report for a wind mitigation discount. I was informed by the insurance agents that the home inspction report was made on a outdated form and had been outdated for some time. I contacted the inspector and informed him that the form he submitted was outdated. He disagreed and insisted it was current. He subsequently obtained a current form and resubmitted it. After reviewing the new form, the insurance agent noticed that he hadn't checked the appropriate box for my wind mitigation insurance discount as the city permit indicated that it had the requirements for a discount. The inspector, again, disagreed, stating it had not. A subsequent review of the pictures of the roof structure, which he took, indicated that in fact, the braces for a wind mitigation discount were installed. He then approved the inspection report error and corrected it. If it wasn't for an experience insurance agent, it would have cost me 15% more for my homeowners insurance. Needless to say, I obtained my insurance from him. In my opinion, the inspector didn't know his job very well and wasn't current with all the building codes, forms involved in the inspection process. I have had numerous home inspected in the past, this wasn't the best by far. Mr. Tan was a very pleasant man but not a very good inspector.

Overall we were pleased with the way he worked and the amount of info he was able to provide as he worked his way thru the inspection.
Description of Work: We had Richard here to look for possible water intrusion. We had all of our windows replaced about 8 months ago and two of them were leaking. The installer tried fixing the one window that was leaking several times. He gave up finally and called my wife ranting and raving about how he was not going to waste his time and money on this window anymore because we were too cheap to hire a roof inspector. His assumption was that all the water was coming in from a roof leak. We had Richard come by and he inspected every inch of the window and surrounding area. He used thermal imaging and a water detection device in addition to his knowledge of good building practice and common sense. He determined that the problem was a possible defective window and poor installation. In addition, he pointed out to us other parts of the installation that were just flat out wrong and would cause leaks in all of the windows that had been installed. A call to the window manufacturer proved that he was correct. In addition to this, he pointed out a few other problems that had nothing to do with the windows, but should be looked at anyway. He gave us a complete report with pictures and even took a call from our installer after we had emailed the report to him.

I was closing on a new and had a lot of quality issues with the builder as they were trying to rush through finish the house before closing. I called Richard of A+ American Home Inspectors and told him that I was closing in two days and needed our home inspected before we closed. I had called two other inspectors and only one returned my call and the other said that they couldn't come out for a least a week or so. Richard came the next day and gave our home a thorough inspection and found some items that I presented to the builder to resolve. Richard was great, and added a bit of humor to the inspection along with professionalism. They were a bit costly, but it was worth it, and I had a detailed report for the builder if any issues came up. Richard was able to provide me with a written inspection report the day of closing.
Description of Work: A+ American Home Inspectors came to inspect our home and provided a written report. They were very thorough and provided the written report quickly.
