Professional and thorough.  Chris arrived early to complete the home inspection.  He even brought chairs for us to sit on while he completed his inspection!  He took his time, was thorough and reviewed his findings with me.  The report that he sent was detailed and easy to understand.  It included descriptions of his findings and everything was backed with a photograph.  I would highly recommend Sherlock Home Inspections if you are looking for a thorough home inspection.  This experience left me feeling more educated as a home buyer.

Service was average. Communication was prompt and received report next morning with many pictures. We also had an a/c guy out there and inspectors deferred to a/c guy. Also said they do not know much about pools and told us we should get a separate pool guy out without even giving an explanation and hardly looking at pool... yet we paid for a pool inspection from these guys. Turns out we discovered hot tub has leak and pool heater isn't working.

We did a very thorough inspection of the pool, deck, enclosure & equipment – FROM OUR REPORT: Pool overview; see photo 116. Damaged / missing tile at waterfall; see photo 117. Screen stretched out; see photo 118. Screen door return handle damaged; see photo 119. Screen door return arm missing paint; see photo 120. Pool cage paint discolored; see photo 121. Pavers uneven, trip hazard; see photos 122-126. Screws rusted; see photo 127. Screw missing on pool cage; see photo 128. No child fence. Pool equipment overview; see photo 129. Pool valves not properly labeled; see photos 130-131. Pool heater did not function properly when tested; see photo 132.... As far as the leak – we are very clear to point out that a proper inspection for pool leaks requires extensive measurements over long periods and adjustments for evaporation, which is outside the scope of our inspection."

The inspector showed up an hour early without letting the realtors or buyers know. He also failed to let us know a separate pest inspector was coming an hour late.  Communication should have been better.  As for the inspection itself, he finished very quickly and gave us the highlights of what he found.  However, after moving into the home, we discovered some problems not found by the inspector or mentioned in the report.  There were three outlets in the master bedroom where only one of the two plug-ins were actually wired.  Also, the pool chlorinator was shot.  Next time, we should get a separate pool inspection.  But I feel the inspector should have noticed the  faulty wiring. It makes me wonder what else might have been missed in his haste.

"Our inspector may have been there a little early, but not an hour. We coordinate with a local Pest Control Company to conduct a Pest Inspection (at no additional cost) which includes ants, roaches, spiders, rodents, termites, wood boring beetles, etc. The Pest Inspector wasn’t late - he completed his inspection before we left. The outlets in the master bedroom you are referring to are called “lamp outlets” they are wired to the light switches. If you turn the lights witch on you will get power to the outlet (as noted in our Inspection Report). We also mentioned the chlorine generator (FROM OUR REPORT: Chlorine generator service light on indicating a problem; see photo 18.) I sure would have liked the opportunity to address these BOGUS complaints before he gave us such a poor review. I urge anyone reading this complaint & response to also read all of the “A” Reviews from our customers. We are winners of Angie’s List Super Service Award for several years in a row."

Initial conversation:  I called Sherlock Home Inspections and spoke extensively with Todd Riley and explained that I was purchasing a house and that I needed a full inspection and the finding out that the house was safe for my family was key.  I explained that my daughter has had excema for about 9 years and that her skin is very easily affected by her enviroment and I did not want to risk moving into a house I thought was unsafe for us or her.  I spent a good 30+ minutes explaining all of this and he went over the process that they use for mold testing etc.  Because it was lab tested etc and he rattled off a few gadgets I didn't recognize it sounded to me that it was the real deal.  I even mentioned the negative mold testing review someone left for him and he blew it off saying that what he offered was the real deal and that it would be exactly what I needed for my situation and told me to look at all the other reviews which reflected mostly positive feedback.  So I went ahead and added it to my inspection for an additional cost of $150+.  I am not exactly sure since it was bundled together.  Note:  Only one review I could find had done the mold testing and that was the negative one.
Day of inspection:
Jay Tappin (Sherlock Holmes contracts out their jobs) arrived on time.  I let him in the home and he had me sign some papers and began.  He walked around, took some pictures and wrote down some notes.  3 hours later the job was done and he took my payment of $525 which was inspection for a 2800 sq. foot home (2 story) and air quality test.
About 2 days later I got a Massey assesment for bugs and termites. The next day I think I got the Inspection report and the about 2 days after that I got the air test. 
I then called a few mold remediators and asked them to look at the report provided to give me a quote and out of 3 or 4 different companies they all told me that this wasn't enough info, wanted to know what kind of spores were in the house and what was the cause of the mold issue etc.  All said they would need to look into it further to give me a solid quote that by looking at the report they would just be guessing.  At this point I felt taken and quite upset because I mentioned to Todd that I have a very limited budget in which to get the inspection and make all the repairs needed to move in so all of this spelled getting another, more in depth air quality test done and an added expense.
I spoke to Todd and explained what I was encountereing and he said that it wasn't so and what he provided was all I needed to take care of the mold properly.  I told him I was not getting the feedback he was suggesting and that noone wanted to give me a quote just a guesstimation which could end up being a lot higher once they actually came to the house to do the work.
He told me he would call a few companies he recommends and get me the quotes, one of which was one of the ones that told me the test was not enough to go on.  About 2 days later I got nothing and emailed him asking him if he got anything and then he apologized (was a trade show or something) and emailed me 2 quotes. 
Till this day I can not say for sure whether his test was what I needed to test my home.  I guess only time will tell once I am moved in but the fact that I read that negative review and then called around myself with the report he gave me and was told that it was too vague and didn't provided much to go on makes me feel like next time around I should go with a seperate air tester even if just for the peice of mind that it was done right and can easily be used to remidiate the home.
Because of all of the back and forth and info I got from several remediators, including 2 that he personally recomneded I would have to say that my total experience was neutral-negative concerning the air test.  The rest of it was a b for me.

"Much like a roofer, plumber, etc. Many professionals do not want to quote a price based on some one else's findings. Many prefer to see it themselves & have the opportunity to sell you on their services. This is precisely what this member ran into. Obviously since we do Air Quality Inspections it would be a conflict of interest for us to also do Mold Remediation. Fortunately I was able to get a few Mold remediators to quote her a price on remediation based on our report."

We arranged to haved an inspection done on a place we were considering purchasing.  As we've done in the past with other Inspectors, we were not going to be present during the actual inspection visit.
After receiving the Inspection report, we found there were several key items missing (e.g.photos of air conditioner, outdoor grill, etc.)  Eventually we received these and therefore decided to proceed with the purchase.
However, after closing just 3 weeks later, we sent in our handyman who found a whole host of issues that were not identified in the inspection report (e.g. non-functioning toilets, laundry tub not attached to wall, damp wall near air conditioner, list goes on, etc.)  There is no excuse for not identifying these issues.
We've shared these issues with the business owner, but have not had a reply.

"There were a total of 12 photos of the A/C system in the original Inspection Report: A/C Condenser; see photos 27-28. Air Handler; see photos 29-30. Adequate temperature split differentials; see photos 31-32. Coils appear to be in good condition; see photos 33-34. A/C ducts appear to be in good condition; see photos 35-37. No evidence of regular scheduled maintenance or recent service = we recommend servicing. A/C system is equipped with a humidistat. We recommend setting it to “On” when home and 60o-70o when away. A/C system is equipped with a water sensor / shutoff switch, to detect clogged A/C condensate drains and shut off the system, preventing water damage; see photo 38. There was no photo of the outdoor grill because there were no issues with it – The report was almost 50 pages, over 135 photos. Original Inspection Report did mention a problem with the guest bath toilet: Water pressure, draining, & hot water appear good throughout; see photos 56-63. Toilet valve in guest bathroom makes a loud noise. Laundry tub? I am assuming he is referring to the deep sink in the laundry room. It’s a stand-alone pedestal sink with no counter. It’s not supposed to be attached to the wall. Damp wall? Original Inspection Report included proof that we inspect moisture levels throughout the house. There wasn’t an issue at the time of our inspection. No significant moisture detected via Moisture Meter; see photo 66. This is the first I am hearing about this customer’s complaints. I wanted to buy a condo and the inspector found numerous problems - the plumbing wasn't properly vented, the a/c did not work, rotting fascia boards and rotting wood on the fireplace surround. He strongly suggested a termite inspection and sooooo much termite damage was found that I did not buy this home. I would never have known what to look for and feel that he saved me from making a terrible mistake. Will use them again when I find my next home.

We ordered a home inspection of a property we were considering purchasing. It was not required by any third party and was done simply as good measure. As such we were free to hire any company or service of our choosing.
Gentleman arrived 15 minutes early on the scheduled day. Friendly fellow who seemed knowledgeable about his trade. He came well equipped to do the job and was willing to answer my questions and show me some of his test methods. Worked quickly and efficiently on a hot July day. I disagreed with a few of his conclusions but he was willing to show me his methods for reaching them. Regardless he left me a much more informed buyer about my potential purchase than I was before he arrived. We received our inspection report within 48 hours in PDF format that included many pictures and explanations of what we were seeing.
The price quote was on the lower side of numerous quotes I received. It included a "pest inspection" which was really just a sales pitch from Massey that they would have done regardless but free is free I suppose.
I'd use their services again.

We were extremely pleased with their promptness and attentiveness to detail. As a result, we've learned a tremendous amount about the various systems of this house. This was a pre-purchase inspection, and because Larry measured the A/C performance and found it to be inadequate, the seller split the cost of a new AC system with us to replace the aging one - this alone paid for the inspection several times over! He also discovered many other flaws that we missed - such as the brand new oven didn't work. All repairs were made by the seller and the insurer accepted the revised 4-pt inspection.

Larry the inspector was very good.
Pest inspection was done by massey inspection and they did not go the same day, scheduling error.
so they had to go another day.  that was the only issue.

"WOW - this guy is "out there" He was VERY HAPPY with the inspector & the job we did. Only posted this after he was confused about what his lender was asking for. He thinks EVERYONE is out to get him & really should seek professional help for his paranoia. I tried to explain things to him, including the fact that his lender shouldn't need a copy of the Home Inspection, but even if so, he could simply forward the report via email in PDF format. He insisted on hard copies, but didn't want to pay for postage. I tried to help, but he hung up on me."

They came on date and time stated. He was polite, considerate, honest, efficient and took over 80+ pictures of the various check points.  He was very thorough and my brother-in-law (who is an electrician and did HVAC work before retiring) said the man knew what he was doing.  The reason for the comment was because of an A.C company that almost ruined my mother's A.C unit because he either didn't know what he was doing (put way too much freon in) or he did and was looking for more work..
I HIGHLY recommend this company
Since it has been a couple of months I can't remember the cost exactly and the paperwork is still in a box so it may have been less.  I paid extra for the mold report too.

We recently purchased a second home in Florida and needed an inspection done on our home.  I contacted several inspection services. Most provide a basic service but radon testing etc are extra. I immediately searched Angie's List and found Sherlock Homes. I talked to Todd who was really knowledgeable and very accommodating, as we needed this done quite quickly in order to close on our house.  His basic price covers a lot of services the others do not. He came over and spent about 3 hours at the house and was very thorough. They provided us with a detailed report which was most helpful. The cost was very reasonable and  as a result, my husband and I feel very comfortable about buying this house.
