I urge anyone reading this complaint & response to also read all of the “A” Reviews from our customers. We are winners of Angie’s List Super Service Award for several years in a row. We did a very thorough inspection of the pool, deck, enclosure & equipment – FROM OUR REPORT: Pool overview; see photo 116. Damaged / missing tile at waterfall; see photo 117. Screen stretched out; see photo 118. Screen door return handle damaged; see photo 119. Screen door return arm missing paint; see photo 120. Pool cage paint discolored; see photo 121. Pavers uneven, trip hazard; see photos 122-126. Screws rusted; see photo 127. Screw missing on pool cage; see photo 128. No child fence. Pool equipment overview; see photo 129. Pool valves not properly labeled; see photos 130-131. Pool heater did not function properly when tested; see photo 132.... As far as the leak – we are very clear to point out that a proper inspection for pool leaks requires extensive measurements over long periods and adjustments for evaporation, which is outside the scope of our inspection."
"Our inspector may have been there a little early, but not an hour. We coordinate with a local Pest Control Company to conduct a Pest Inspection (at no additional cost) which includes ants, roaches, spiders, rodents, termites, wood boring beetles, etc. The Pest Inspector wasn’t late - he completed his inspection before we left. The outlets in the master bedroom you are referring to are called “lamp outlets” they are wired to the light switches. If you turn the lights witch on you will get power to the outlet (as noted in our Inspection Report). We also mentioned the chlorine generator (FROM OUR REPORT: Chlorine generator service light on indicating a problem; see photo 18.) I sure would have liked the opportunity to address these BOGUS complaints before he gave us such a poor review. "Much like a roofer, plumber, etc. Many professionals do not want to quote a price based on some one else's findings. Many prefer to see it themselves & have the opportunity to sell you on their services. This is precisely what this member ran into. Obviously since we do Air Quality Inspections it would be a conflict of interest for us to also do Mold Remediation. Fortunately I was able to get a few Mold remediators to quote her a price on remediation based on our report."
"There were a total of 12 photos of the A/C system in the original Inspection Report: A/C Condenser; see photos 27-28. Air Handler; see photos 29-30. Adequate temperature split differentials; see photos 31-32. Coils appear to be in good condition; see photos 33-34. A/C ducts appear to be in good condition; see photos 35-37. No evidence of regular scheduled maintenance or recent service = we recommend servicing. A/C system is equipped with a humidistat. We recommend setting it to “On” when home and 60o-70o when away. A/C system is equipped with a water sensor / shutoff switch, to detect clogged A/C condensate drains and shut off the system, preventing water damage; see photo 38. There was no photo of the outdoor grill because there were no issues with it – The report was almost 50 pages, over 135 photos. Original Inspection Report did mention a problem with the guest bath toilet: Water pressure, draining, & hot water appear good throughout; see photos 56-63. Toilet valve in guest bathroom makes a loud noise. Laundry tub? I am assuming he is referring to the deep sink in the laundry room. It’s a stand-alone pedestal sink with no counter. It’s not supposed to be attached to the wall. Damp wall? Original Inspection Report included proof that we inspect moisture levels throughout the house. There wasn’t an issue at the time of our inspection. No significant moisture detected via Moisture Meter; see photo 66. This is the first I am hearing about this customer’s complaints. "WOW - this guy is "out there" He was VERY HAPPY with the inspector & the job we did. Only posted this after he was confused about what his lender was asking for. He thinks EVERYONE is out to get him & really should seek professional help for his paranoia. I tried to explain things to him, including the fact that his lender shouldn't need a copy of the Home Inspection, but even if so, he could simply forward the report via email in PDF format. He insisted on hard copies, but didn't want to pay for postage. I tried to help, but he hung up on me."
