"Thank you for your thoughts. I'm sorry you found our report cumbersome. We made a decision early on to create our own proprietary report rather than using software that is lacking in many areas and includes other areas that are not applicable (basements, etc.). The decision to include the photos at the bottom was made for two reasons 1) to keep the report clean, rather than groups of photos after each section & 2) to deliver reports faster. Numbering the photos is much faster than creating or deleting photo blocks in each section when putting the report together. We regularly get compliments on our report, so I don't anticipate any major changes."

They arrived at the time of the appointment. The inspector was friendly and professional. He had some sort of good off the record tips as to what he thought we could do. The report was all prepared and turned over to us after the payment was processed. They did have a little difficulty processing the payment I had via credit card. They didn't have a square where they would take the payment. I had to call into the office. He misdocumented my information so I ended up having to email them the next day with my credit card information. They were very professional.

We recently used Sherlock Homes to inspect a house we intended to buy. The sellers want a rapid close so despite the holiday weekend they accommodated us quickly. Jay was punctual and professional. The house is only 1332sq ft livable yet he spent 2 hours checking every nook and cranny. His report was thorough and included over a 100 pictures. He allowed us to pass on the 4pt inspection as he found some issues that will cause it to fail. Currently we are awaiting the sellers to address the issues and then we fully intend to call them back to finish the 4 pt and wind mitigation. Hopefully everything works out and we we can move into the house. Should that be true I have no concerns about being surprised by any flaws. Should this fall apart, we will move on, but we will still call Sherlock homes to check out our next prospect!

They literally went through the house. They were so thorough. It was just like if you were selling the house and they were inspecting it. They did a really good job. I don't know the name of the person that came, but he was very thorough and very helpful. He was very good. He said, "I'll write this up and give it within two or three days" and it was. It was great. It actually helped me. It was worth $400 because I didn't have to argue that this doesn't work. A certified inspector had come in and looked at it. I would hire these guys again. They were professional and thorough. Everything they wrote I would quote them. I took literally what he wrote down and that's what I would send to the owner and say, "This doesn't work and you have 10 days to do it yourself. If not I'm going to fix it in lieu of rent." So I had the words and expressions and it was easy for me to literally lift that from what they had said and put that down as I was writing this legal document.

Missed three things that cost a few thousand dollars to repair.
I would not have purchased the property if I had known.
Their response was to blame three other people instead of taking responsibility for the obvious.
 1) Defective shut off valve which was noticed instantly by a Home Depot dishwasher installer who had to come back two days later after I got it replaced. 
I showed them a written work order saying that. But they said he was wrong.
2) Defective toilet which was spraying water all over. They didn't take five seconds to open the cover where they would have noticed a bad fix by the previous owner with aluminum foil to hold back the water.
For this they blamed the previous homeowner .
Unfortunately the previous owner was a bank which sold the house As Is which is the main reason I hired an inspector.
3) A damaged bathtub which has to be replaced along with the tiles above it.
For this one they blamed the handyman who actually noticed the damage while he was doing work in the bathroom and had absolutely no reason to stand in the bath.
Three problems three other people blamed.
Then they respond with a nasty email with personal attacks after I asked them about these problems.

"SOME PEOPLE ARE JUST AMAZING! Shut off valve was inspected; it’s in the Inspection Report; it worked properly; no sticking, binding, or leaks - only needed to be replaced because of the connection type for the new dishwasher. Toilet mechanics were not “spraying all over,” there was a pin hole in the house INSIDE THE TANK that sprayed up when you open the tank lid. Supposedly he paid someone $75 for a $2 hose, that didn’t need to be replaced to begin with. The tub was this guy’s biggest issue. He paid a handyman to remove moldy grout and re-grout the tub. In doing so, the handyman must have cracked the tub. (1) The photo from our Inspection Report CLEARLY SHOWS that there was no crack at the time of our inspection (2) Who re-grouts a tub that clearly needs to be replaced?"

Chris was on time and very thorough.  He took time to answer questions and was very pleasant.  We received the full report (less the mold results) the next morning, complete with many pictures.

Not good.  Sherlock Holmes was incompetent. The purpose of the inspection was to alert us of major problems with the property.  The process and the results were useless.  Sherlock Holmes never alerted us to the extent of the mold that was behind our dishwasher, master bedroom and bathroom. We paid for an air quality test to alert us for potential major faults in air quality. The results were meaningless and perhaps conducted by an unlicensed inspector.

Very professional firm. Sent them an email on a Saturday night and they got back to me right away (impressive!). There were two inspectors that came to my place. They were here for a couple of hours and looked everywhere. They missed a minor thing on a couple of windows, but nothing mayor.

We live 800 miles away from the second home we wanted to purchase, but had spent considerable time with a realtor who knew exactly what we were looking for.  When she found it, we bought the property sight unseen - so we were depending on Sherlock's reputation to protect us against things that we couldn't see from the photos.
The Good:  
a)  Showed up right on time for inspections and for re-inspections, despite the inspector having to travel quite a ways.  They cover a lot of territory!
b)  Met our tight schedule, very responsive.
c)  Got the very comprehensive report complete and in our hands quickly -- easy to understand, with lots of pictures.
d)   Insurance Company (Citizens) was satisfied with the 4-point and wind mitigation.  No issues getting insured, and qualified for discounts.
e)  Found moisture in one wall, allowing us to negotiate needed repairs with the seller.  :-)
The Bad:
a)  Inspector was very particular about electrical requirements.  Some were legitimate, and we were able to negotiate needed repairs with the seller.  But inspector also insisted on items that are standard by current code, but not required in a home built in the 50s.  This created confusion even to the point of jeopardizing the deal, until actual requirements were straightened out by a local certified electrician.  Strike One.
b)  Our "beachside bungalow" included a Master bedroom and bath that had been converted from Garage area.  The garage was originally built with a laundry area in the rear.  When converted to the master bath, the laundry drain was used for the shower -- which would have been fine, except there was no P-Trap installed in the drain.  We learned this shortly after closing as we tried to trace the septic smell.  We have since learned that it was common practice in the 50s for laundry in  garages not to have a p-trap, as it wasn't considered "living space", and that one should have been added when the shower was installed.  We were told that this is a VERY COMMON PROBLEM in homes of this age, and checking drains in converted space is standard practice for inspections.  This would have been easy for the inspector to catch, simply by shining a flashlight down the drain (water can be seen standing in a P-Trap.  No standing water = no P-trap.) or dropping a short snake.  To get rid of the septic smell, our cost was $1,300 -- the shower unit had to be removed, concrete floor jackhammered, P-trap installed, shower unit reinstalled.  We were fortunate that the plumbers were able to remove the shower unit without damaging it, or the cost would have been even higher.  Strike Two.
c)  When the plumbers arrived to remove the shower to install the P-trap, they found that the ceiling was wet.  The roof, certified by Sherlock to have several years of life remaining, had been leaking.  The roofer showed us several issues with the roof, including large unsealed gaps in transitions between roof sections, and large areas of rolled roofing that were loose -- not sealed at the edges.  Roofer said that these were obvious flaws, and he "could not believe" that any inspector missed it.  Our cost to fix the roof was almost $2,858.  Strike Three.
No inspection company will guarantee that they will catch everything, but these were two obvious flaws that should have been caught.  Sherlock was contacted, and said that they would add these things to their list of things to watch for on future inspections, but offered no compensation or refund.

"First, we did this inspection 11/20/2013 (not Dec) so I’m at a loss as to why this customer is complaining 6 months later. I also want to take a moment to thank this customer for being HONEST & including “the good.” However, when it comes to “the bad,” his complaints seem to stem from A) a simple miscommunication B) An unrealistic expectation of what a Home Inspector should automatically know when a seller is hiding an issue & C) A “new” issue that as occurred within the last 6 months &/or possibly Under-Bussing. A) We never insist on ANYTHING – it is not our pace. We have no authority to “require” repairs. We merely make suggestions. Our Inspection is says specifically – “This report may recommend improvements in safety, stability, energy efficiency, etc. based on today’s standards which can be in excess of minimum requirements set forth in current building codes and are often in excess of building code requirements that were in place at the time of original construction.” B) It is Standard Operating Procedure (SOP) to peek down all drains with a flash light. However, (1) we were never made aware that the previous owners had converted the garage into living space, (2) if the conversion was done “legally” with proper permits & building inspections it would have been noticed then, (3) we recommended a Permit Search – which would have revealed such, & (4) we suggested recourse from the seller since they obviously knew (or should have known) that it was done improperly & never disclosed it in the sale. C) This is a surprise to me! The client never mentioned any roof issues. Our report shows that we conducted a very thorough inspection of the roof both from the roof top and in the attic. There were no signs of leaks; no moisture; no staining. We also conducted a thorough inspection of the ceilings throughout the house – no issues there either – and several photos of both. Why did he not mention this issue? Was this a problem that only appeared after the past 6 months? Was it only evident after removing the shower? Did the plumber spray the ceiling when removing the shower? This sounds like a simple case of under-bussing - (to throw someone under the bus) - to sacrifice another person not deserving of such treatment, for the possibility of personal gain. In this case, a plumber &/or roof sales guy who were trying to justify their fees by convincing the client that “the home inspector should have caught this.”"

There were 2 inspectors. The report was very detailed. They did a very good job and told me everything was broken or needing attention. They also responded quickly after I called them, too.

They missed several items including but not limited to failing to note a sink was not hooked up and there is no water or drain capability where the sink was at, missed significant defects in the roof, failed to note the dryer vent had holes.

"This customer had a sales guy from a roofing company telling him that he needed to replace a dryer vent & re-engineer a valley that “dead-ended” on his roof. Neither of which were true. I explained this to the customer as follows: - Appears the dryer vent had some debris (lint) which was cleared. However, the vent is a standard goose neck vent, which is commonly used for dryer vents. There are other options such as vents with a low pressure damper rather than a screen. But, the one present is sufficient. Either way, we recommend checking the dryer vent at both ends annually. - The roof valley does narrow, but it does not “dead end” & tiles are not “too close to wall.” There is plenty of room for water run-off. There were no signs of leaks or moisture intrusion from the attic underneath. If you have considerable foliage debris from surrounding trees, then it may clog up that area, retain moisture and accelerate deterioration of roof covering. In that case we recommend blowing/brushing off the roof semiannually. I tried to explain that he should be skeptical of the roofing company sales person who is looking (1) for a job and (2) for someone to pay for the job. Unfortunately, he didn’t see the conflict of interest & preferred to believe the sales guy who had convinced him that he could go after the home inspector and get a new roof out of the deal."

This was not a great experience with this company. When we contracted with them we assumed the inspector would be local. He wasn't. He drove ACROSS the state to inspect our pending purchase. Since we were out of town buyers, we were relying on this company to provide us with accurate information about this potential purchase. Unfortunately, many items were not caught during the inspection, which we discovered AFTER the closing. The report took a long time to generate, and there was miscommunication between the owner of the company and the actual inspector. I would NOT recommend this company to anyone.

After going ?under contract? on a Saturday, we called Sherlock Home Inspections and informed them that we had to return home in CT on Tuesday. Todd Riley, the owner, immediately scheduled an inspection for us on Monday to accommodate our flight plans. Having had an inspection by another contractor about 6 months earlier at a different condo, we can honestly say the service provided by Chris Duff was simply outstanding. His inspection was extremely comprehensive but at the same time most time efficient. This pleasant young man is very professional &
