Ross Grounds was my service associate with UMF. This was my 3rd refinance and was BY FAR the smoothest and least stressful of them all. Ross answered all of my questions promptly and soundly, I got the rate I was seeking and the paperwork was as easy as they can make it. There was absolutely no frustrating double talk, confusion or or long waits on hold, just a simple, smooth transaction with a qualified professional. Having been through this process before and having had some bad experiences I can say that even if I had to settle for a slightly higher rate on a loan, I would eat the higher cost and go with the company with the best reputation. In my case, I got a fair deal with a great rate and no hassles without sacrificing anything. I simply couldn't have hoped for a better experience. I would highly recommend anyone interested in a home mortgage or a re-fi to contact Ross at UMF.

I'm getting sick thinking about recounting the story. But, the bottom line is don't trust these guys to be on top of your refinance/mortgage. If you were unlucky enough to sign and pay them for a loan call them every single day to ensure they have to give you the rate they quote you. I signed a 'lock in rate' agreement and paid for an appraisal, etc. Then, I guess they dragged their feet when the rates went up (or the official story they told me was it was the fault of the 'appraisal management company'. I have excellent credit so they were able to place me with Provident Funding but those guys are also much to blame. Basically, they gave me a low rate with no points (basically a point is a 1% fee for refinancing, each point is another percent...adds up quickly). Before I learned how the game works I trusted Andy and the team to try to get my refinance through. I didn't hear anything so I emailed and he basically said, because of xyz, we are not going to make your rate lock, we have to charge you a point (or $1,000 extra) to extend this great rate you got. I blamed myself for not being on top of things but he basically said, there's nothing you could have done, it was this or that... At that point, I got a relative who was a real estate attorney involved in this and he said, it's common practice in the business, you have a good rate, take it and do the deal. So I moved forward. I bugged them but was not super persistent. They blamed some delays on the lender. Then the appraisal. However, in talking with the appraiser, he was called a week after they said they ordered the appraisal and he was very prompt in sending the report, etc. They (the lender working through United Mutual) said because of some addition on my house not being properly permitted they would have to get some other paperwork, etc and they couldn't make the second lock. Of course, they were going to have to charge me another point to keep my rate (by this time the market fluctuated and I was .5-1% lower than the lowest rate available day to day). So, I quickly got a contractor out to certify the addition was done to code and the appraiser certified the appraisal was similar even with none of the renovations done. When I was calling and on top of these guys, they were very nice but the outcomes could never change. Also, because they are a broker and not 'the money lender' I couldn't talk to the decision makers that were jerking me around at the lender. Trust me, I tried. Bottom line, I paid $2,000 more than I was originally quoted to get the same rate which in a couple of months after that was a pretty standard rate to pay. United Mutual did their job professionally and responded to my inquiry but don't think for a second they are 'working for you' or have your best interest in mind. They will always protect and do what is in the lender's best interest because that is who they are working for. Another layer of paperwork means more reasons for excuses. If you are going to deal with a broker, hold their feet to the fire and make them move or refund your fees. Hope this helps someone.

This was the easiest transaction! Thanks so much to Patrick and Beth at United Mutual Funding, I refinanced my home in 3 weeks time at a very competitive rate and very low costs. Every time I called, I was able to talk to someone in person and my questions were always answered thoroughly and to my satisfaction.
