Manatee Home Inspection Services LLC (MHIS) was founded in 1999 by Kenneth Miller, Owner and Chief Inspector. Ken has over 25 years of experience in the construction industry and has an extensive general knowledge of home construction methods, materials and codes. He is an avid learner, with numerous certifications through the International Association of Certified Home Inspectors (InterNACHI), and degrees from the Harcourt Learning Direct (2 year Home Inspection Degree) and the University of Florida. Ken worked for many years as a solo inspector, like many of the home inspectors in our area. The dedication to God, family and service to clients' has helped Manatee Home Inspection Services LLC become the company it is today.

We do not perform assessment or remediation. We will let you know if we see visual evidence of mold and direct you in the proper course of action. Mold and Radon testing have their own license requirements.

Had the report been delivered after the inspection on September 16th, I would have used my money more wisely in repairing the unit. Manatee concluded in the report that in their professional opinion, with minor repairs the home should perform as intended. They were rude and didn't return my calls. Following is a list of necessary repairs that I had to make to the home:
September 25, 2013 ? replace toilet - $190.64 September 29, 2013 ? install new range/disconnect unusable gas lines - $123.54 October 3, 2013 ? recover roof with membrane system - $4348.00 October 4, 2013 ? replace carpet - $882.80 October 26, 2013 ? repair water heater leak - $59.00 November 12, 2013 ? replace 13 windows (install Jan. 13, 2014) - $11000.00 January 30, 2014 ? heating and A/C system replaced - $4500.00 Total expended to make repairs - $21103.98
"THE EMAIL DATE OF THE ORIGINAL INSPECTION WAS 9/19/13 (copy of invoice she mailed us is attached) SHE WAS ABLE TO PRINT OUT THE INVOICE WE EMAILED ON 9/19/13 and send her check SHE SENT PAYMENT AND WAS USPS POSTED 9/20/13 (copy of envelope attached WHEN WE RECEIVED THE PAYMENT 9/23/13 (copy of payment receipt attached) WE LEARNED SHE WANTED US TO MAIL THE INSPECTION REPORT. (copy of invoice she mailed to us attached) Only address we had was the inspection site which she used as her return address on the envelope. (see copy of envelope/inspection site on invoice) We mailed the report to the address on the envelope.....(did not know why but that was the address on the envelope). The envelope was never returned to sender WE DID NOT HAVE HER MAILING ADDRESS Nor did we know she did not receive it until she called 9/25/2013 angry and demanding. Ken hand delivered the reports on 9/25/2014 She copy of the report with regard to the items on the reports list. A copy of the report is attached."
