Sheldon Faison F.A.C.E.S. LLC served as my inspector during the month of August in regards to closing on my property. Since then -- and barely a month later, I experienced issues in regards to the heating system. I paid to update it and was informed I would need to replace the HVAC unit completely before the end of the year (*this is noticeable because the HVAC unit was perhaps the first thing I inquired with you about but I was told not to worry about it and that the system was still "good"*). Note that this will cost approximately $6,000 - $10,000 in addition to the $1,000 I've already paid. Secondly, we are now in the month of March--I haven't been in my home for a full year and already, there are issues with water leaking from the third floor bathroom unto the living room floor. If one actually looks closely, there appears to be a very obvious bulge in the living room ceiling that was there since the day of closing. I reviewed the report and while it does mention issues with ceiling drywall not being sealed properly, this was not mentioned during the walkthrough and no added importance given to this issue versus less serious issues being given high importance during the walk though despite this inspector placing a great importance on explaining things to the minutiae. There were also issues with the toilet running that resulted in a higher than normal water bill for a few months that I also had to account for and again--this was not mentioned in the inspection report. I am sure there are quite more issues that haven't come to light yet but as a first time homeowner-- it is extremely disappointing to me that these items were not factored in the inspection report as this would have made all the difference in my decision to purchase this home.

I contracted F.A.C.E.S. LLC Home Inspection ( Sheldon and Sheldon Jr.) to inspect my new home on or about August 8th 2017. Sheldon Jr was tasked with the inside of the home while Sheldon was working the outside. I went with Sheldon and he took time to completely explain every question I asked. After we finished on the outside we came on the inside of my home. We went downstairs where he fully explained how the furnace worked as well as the hot water heater. Then we all went to the roof and it was inspected as well. The entire process took a few hours. This was my first time purchasing a home but I though it went relatively smoothly (and my realtor agreed.) I paid a little more than most inspectors but he came highly recommended so I did not mind paying about $150 more for the service I received. I finally closed on the house September 30, 2017 and moved in that day. The very next morning I take a shower and my daughter is SCREAMING frantically. I ran out of the shower, down the stairs to see water pouring from the ceiling! After the initial shock I ran back upstairs to turn off the water. I went back downstairs to use towels and a nearby trash can to catch all the water STILL POURING from the ceiling. I then think to record as well as capture a picture. Later I called my realtor – he advised me to make a claim with the house insurance. Also call Sheldon since he did the house inspection. I contacted Sheldon and sent a video and the picture. He told me that his the work was done and everything was inspected. I was not even in my new home 24 hours and a major leak! (F.A.C.E.S. LLC Home Inspection did not acknowledge their mistake or even offer to pay the $100 deductible from the homeowner insurance!! ) Fast forward to January… by now the heat is on and working perfectly. Until the coldest days of the monthJ the temperature outside ranged from 6 degrees to 20 degrees that week. One night the furnace on the lower level went completely out. I called a HVAC company. He told me immediately the wrong furnace was in my new home and the condensation line was frozen which was OUTSIDE. He told me that the line was supposed to be inside my home. To move the line I received a $1,200 quote! Why didn’t the home inspection I paid for explain this to me?? Did he not see the furnace was the wrong type? Did he not notice the condensation line outside and think that that water may freeze in the winter??? Why did I pay $500- PLUS ( $500 and something ) for a home inspection and these TWO HUGE DEFECTS WERE NOT NOTICED?? F.A.C.E.S. LLC Home Inspection came highly recommended. I will not refer F.A.C.E.S. LLC Home Inspection to my worst enemy!

Sheldon was very informative on our first phone call. He advised me of what he would be looking for, how long the inspection could potentially take and the turn around time for his final report. Upon arriving at the site, Sheldon was 20 minutes early and came prepared to start immediately. He answered my questions patiently and educated me on everything about the interior and exterior of the home. I was quite satisfied with my home inspection report. It was very professional with lots of pictures and detail as to the issues and areas that could be potential bargaining points with the seller. I would definitely use F.A.C.E.S. again!!
