I cannot say more positive things about Kate Simpson, as a realtor, and now a friend.  Kate came as a referral when we were buying our first home in Colorado.  We were previous home owners and knew the ins and outs to the process and thought we could handle on our own.  Although I think we would have been successful, Kate improved not only the home we bought, and later sold, but made the process absolutely as good as it could be along the way.
Kate's philosophy is that it is her job to find every reason why you should NOT buy a home.  This is much different than most realtors that are just trying to get you into the first property to get their commission.  She says that, "when we find a home you like and I can't find objections, then we know we have a winner".  After looking at many homes, we settled on a couple and made our offers.  Again, Kate shined in lending her expertise, but being flexible with our desires.  We bought a very nice home and could not have been more satisfied knowing that our price was good compared to market and the home was sound.
In the coming years when I had renovations to make, I would call Kate for advice since I wanted to know where to put the money and what styles would be most appealing to future buyers.  Rather than offering insight via phone, Kate would insist to drop by and would share what she was seeing in the field.  This helped us avoid making poor investment decisions that would not pay off later.
Finally when it came time to sell we called Kate.  Kate helped us price the home at what we felt might be "lofty" but she felt was obtainable.  She was right and we received multiple offers for full price.  Although the credit was suspect on some of the offers, Kate suggested to go for the higher money, knowingly putting her compensation at risk when she would only get modest gains from the higher price.  What is $10K to you is $280 to a realtor.  This was a true measure of her commitment to the client and not herself.
When the buyers had identified issues in the inspection that were not needing repair, Kate called service professionals to come by, inspect the issues and offer certification for a small fee.  To insure repair and appraisals went smoothly, Kate personally showed up on site well prepared to oversee and provide assistance.  If I stated all of the things Kate did that were well above and beyond what you would expect from a good realtor, this entry would be pages upon pages.  
I tell my personal friends and family that if they do not use Kate, they are absolutely insane and will regret their decision.  NOt because other realtors are bad, but rather because she is so good.  In a profession that many would not use words like "responsive", "trusting", "honest", "unselfish", or "admirable" Kate has changed the playing field in my mind.  You will not regret using Kate for either your buying or selling experience in the greater Denver Colorado area.
