I can't say enough good things about All County Community Property Management. I live 1000 miles away from my rental house in Hemet. I recently had to change property managers in the midst of evicting renters. I can't believe the fabulous difference in the way Gene, Kristene and crew approach their services. They stepped in, posted the required notices for abandonment by scofflaw renters, got the place cleaned up, repainted, recarpeted, and repaired for much less than I expected. And they have new renters moving in this week. All this was accomplished in less than a month after I signed a contact with them. I didn't have to travel the 1000 miles to take care of this work. All County did it all. They are experienced property managers. They know the law, have a great group of reasonably-priced service providers, and have creative solutions up their sleeves. I can always reach them via email, text or phone. And they are in frequent contact with me. I am a very happy client.
Description of Work: Ongoing contract for management of rental property. Inspected house, assessed damage by departing renters, arranged for bids on rehab, supervised rehab, cleaned, and found new renters in less than one month.

n the beginning, before signing the contract, Gene was very pleasant to talk and discuss business with. He was available 24/7 and would promptly return phone calls. He stated how he was always by his phone and ready to pick up for a customer/client in need. I was very pleased to hear this and thought it was very professional of him. All County Community charges close to $100 a month to manage property, but since I am in the military Gene gave me a discount and said he would only charge me $90.00. I told him I was interviewing several property managers and would get back to him with my decision. Long story short, I found another property manager who was going to provide me with the same exact service but for a lower fee and commission; he offered his service for $67.00 to manage the property and $500.00 leasing fee. I gave Gene a courtesy call to notify him that I would not be going with All County Community due to finding a less expensive management company. He immediately notified me how he would match or give me a better rate; for $65.00 a month and a leasing fee of $250.00. He mentioned how he already had people waiting to see the home and one specifically ready to move in once shown. I was satisfied with his proposal and agreed to sign a contract with the company. A few following days I noticed a change in Gene. He seemed less motivated, tactful, and with poor communication skills. I would find myself calling him for updates. Sometimes he wouldn't even pick up his phone or return my calls/text messages. I would call him to ask him a question pertaining to the property and he said he would call back and never did. He would prefer to have discussions over text, which I think is unprofessional. On May 27, 2013, I visited my home to check up on it. I found a puddle of water below the sink cabinet. A leak from one of the valves had occurred. At approximately 2pm I called and notified Gene and asked him who had shown the house the evening prior; he mentioned Joe Starks. I asked him to ask Joe if he had noticed the leak, Gene said he would call Joe and ask him and get back to me. I never heard from Gene or Joe. Five hours later I call Gene and get nothing but his voicemail. I do understand it was Memorial Day, but I had a concern and I am paying for a service and would expect at least a phone call with an update whether he had gotten in contact with Joe or not. Since I was unsuccessful in reaching Gene, I called his wife Kristene Foley, who manages office support/bookkeeping for the company. She answered her phone and said they were having a Memorial Day party. I asked if I could please speak with Gene, she said yes of course and called out for him. Conveniently, Gene was in the "shower" and not available. She said she would tell him to call me back. Well, a few minutes later I didn't event get a call, I received a text message, which I had to decipher and make sense of because of poor grammar. It read (grammatically corrected): "It's a Holiday Jose. I have friends and family over. I have not heard from Joe today. I will let you know as soon as I do but like I said, if there was a leak the possible renter not himself would have said something right away". I was in awe of how unprofessional he was by sending me such lousy text message and excuse. You mean you can't contact the OWNER of the company in a five-hour time window?! That is unacceptable for any business. I decided it was enough and wanted nothing more to do with this company or their staff. I told him to tell his wife/Kristene to forward me all the paperwork needed to terminate this contract. I never got a reply or an apology from him, not even another lousy text message. Kristene and I spoke over the phone and she said I was being unreasonable with it being a holiday. Excuse me? I didn't realize 24/7 availability meant; except on holidays. It should have been Gene and I having this conversation, but instead his wife is the one attempting to fix his mess - unsatisfactory. She offered to switch me with another property manager, but I declined the offer and just wanted to pay the cancellation fee and have nothing to do with them anymore. Overall, my experience upon signing that contract dramatically changed. I am very disappointed and wish I had never made that first phone call. Go with All County Community at your own peril.
