Description of Work: I am a Doctor and have a busy practice in Orange County, California. I have had McCabe Property Management running my investment properties in another county since 2005. I can say that they are professional and most of all honest in the maintenance and management of my investment properties. I have tried to run my properties myself and got myself into trouble. They know the laws and the proper ways to run properties not only for me seeing a nice profit but to keep me from getting into trouble. They also have a great support system of attorneys, accountants that they refer to, in order that get the right answers to unforeseen problems. In today's litigious environment it is best to hire the best to do it right the first time. I do not perform my own dental work on myself, I have a great dentist. One of the things that has always impressed me about the business is how much of a personal interest they take in each property. It's not just about buildings and people, it's about homes and residents. This company just plain rocks!! Joseph is my point man when it comes to projects within the complex and Jonathan is my go-to when it comes to on site issues myself and the other owners have. Les is in the office and does a good job at handling anything we need addressed when we call in. One year, because of their quick thinking and sense of urgency, they managed to save our building from a major disaster when one of the top units had serious flood. These guys have it mastered and are professional along the way. Over the years they have managed to take our problem run down HOA from being in the dumps to a nice pleasant modern place to live. I recommend them to almost anyone who I talk about my home and our HOA with. Though I'm not currently on the Board I'm proud to say I was part of the vote to retain their services. ~5 STARS ~2 THUMBS UP ~1 HAPPY HOME OWNER AND HOA!!

We hired McCabe Property Management as our new Property Management Company for our HOA. From day one, McCabe was flawless and ultra-responsive, always going above and beyond to get things addressed even with the challenging Board that we?re all working with. McCabe is always able to handle the diverse dynamics of a seven (7) member Board and is always able to get this accomplished instead of our usual delaying in constantly sending things back/forth through Committees; stalling the much needed financial and management decisions needed. McCabe deals well with all of the diverse financial issues and is very good when dealing with the HOA vendors throughout the property. The company uses a very modern and innovating approach with their management style. They employ lots of technology to aid them in getting everything done effectively and efficiently, the first time around. They work hard at accomplishing things on the first try in an effort to reduce the waste of financial resources. With this modernization and use of an online portal through their company?s financial services, it allows owners to pay online without issue, knowing precisely where their payments (monthly and/or Special Assessments) are being applied and how they are accounted for. It allows their team to track everything effortlessly generating reports for our property on pretty much anything we need or could ever dream of. McCabe?s financials are simple, concise, accurate and easy to read and understand even if you don?t know how to read financial reports. The Board?s detailed Monthly Reporting also reflect this efficiency, accuracy and clean details. We boast about this to everyone who asks ?how we like their financial reporting? as it is very hard to find a company who has mastered conveying financial reports to simple minded people. They are a very, very good Management Company all around and I would personally recommend them to any Association with confidence that they would be an asset to the HOA and the daily operations of the property.

I live in a 6 story building located in the heart of UCLA. We are one of the few buildings which remain as an HOA rather than apartments. Our board was referred to this company through a prior BOD. They were BY FAR the most knowledgeable in not only building issues but accounting practices as well. Our building is unique in that the students that come and go within are VERY aggressive to the property. The management company got in and started right away. They sat with the Board and membership to develop a plan of action that catered specifically to our building. Within 2 months our property was turned around. They are strong and to the book when it comes to how they address concerns of members when there are problems present. Joseph McCabe (The President) and Jonathan Jensen (The Operations Manager) have sharp eyes when it comes to seeing problem areas and addressing them. This alone is worth a million bucks considering most times its the small stuff that realllllllly can hurt a building or HOA. Their finance department is phenomenal. For our association, they immediately dove into all of our contracts and lowered the rates to the appropriate market rate. Now we have tripled our reserve contribution and have added more money to the pot in the 2 years they have managed our HOA then I have seen in the 7 years I've been an owner. They pride themselves on not "cleaning house" (removing vendors) when they take over. What they did was instill a different value in the on site vendors by showing them first hand how to address problem areas and coaching them until they retained the knowledge. They are very detail oriented and VERY patient. I've never seen our property look so nice NOR have I ever seen a management company willing to go the extra mile as much as they do. I've also never seen a company willing to respond 24 hours a day EVEN ON CHRISTMAS DAY to aid in a sink backup. To sum it up, they are a great company with great values and standards. They have a full office staff and are always reachable. This company will be with us for a very long time and I am proud to say they management our association.

In the HOA I live in, I have been dealing for the past 6-8 months with the ongoing issues that my neighboring unit seems to be running a hotel suite through their unit effecting my peace of mind and compromising the security of the Common Area. Specifically dealing with an Airbnb issue. I brought this up at a General Meeting where I confronted my neighbor directly, who (in front of the membership) denied any knowledge of this daily/weekly and/or monthly rental arrangements happening through their unit. This was frustrating because I knew better. It seemed that no one would listen when I discussed this because the owner denied all involvement. I contacted Jonathan with McCabe Management to express my concerns for my safety and the building's security with these transients (ins/outs) of the building. I am older and this keeps me up at night thinking about the vulnerabilities of my adjoining unit and the building security as a whole. Jonathan's prompt response and diligence in taking a detailed report of all the facts that I needed to share; making the complaint process painless and yet detailed. The McCabe team worked hard to find all the supporting evidence needed to present it to Board and membership. They were even able to successfully identify the Owner(s) tenant's listing and identified the tenants as ?the host? or person renting the property, which left no room for denial on behalf of the owner(s). He forcefully conveyed the Board and Memberships concerns to the Unit Owner(s) regarding this violation. Now my home is safe and I feel protected. McCabe Management has been with our building for roughly 6 years now and by far have been the only management company able to get things done and listen when problems are presented. Jonathan and Joseph are go getters and work very hard at all hours of the night to ensure our HOA is taken care of.

I had quite an experience with them. They opened a bank account in the name of my LLC without my knowledge and consent. The only way I happened to find out about it that, and it was very early, the first month, I got a statement from the bank. They had account from the same bank that I did. They used the same bank, a different branch. When I went to my branch to find out about it, this was not an error on the bank's part but another account had been opened with my LLC, the branch manager did not close the account as requested. It was drawn out of fear. I got a lawyer who said that it was done illegally. When I talked to the company about it, they said this was the proper way to do it, it had always been done this way. They've been in business for 20 years and that it was the correct way to do it. You use the same name of my business and only that it was for the money funds were for my business and that the name of the account was the same. I was questioning it because I have had other bank managers in different states and it was never done like this. They always open the account under their own. My attorney said that this was not the way it was done in California either. With the lawyer, I was writing a letter, eventually it was closed down. I thought of a complaint with Chase, after, I finally got a letter from them indicating that it had been fraudulently opened. I'm still considering action that I should take against the bank because they should never had done this. When you open a business account like this, and I had opened several accounts with other banks, you have to have your identification, a statement of information as in the articles of your operation. This manager did none of that. She just accepted their word, apparently they had other accounts there and I found out they had an account under their own name that they had used for some other operations. When they did business with me, they opened the account in the name of my business. In response to a letter from my lawyer, I had knew about it. They even had my tax ID number. The manager had given them my tax ID number. When I questioned this he said, you gave it to me. I was astonished. Its like giving him my social security number. It was a real mess. It took me a long time to clear it up. It was a nightmare having to go through all that, to close down accounts and everything like that. They were supposed to start April 1st but they didn't start collecting the money until May 1st because they were having a major problem and they would have to take care of it. It was the worst experience for me. The price was very good. I had no qualms about their price, it was just the overall working experience. I'm supposed to rent my unit which they didn't rent the unit. When they showed the unit, the apartment was left unlocked and the key was left in there. I happen to find it because my manager told me the door was open. When I went in, I found it. There are other things they didn't do. I got it from Angie's List, I got it because the person was so enthusiastic about the care they had gotten, the reponse and concern they had gotten. That is the reason I went. I will never use them again.

My main contact at McCabe was Jonathan Jensen and he was always willing and able to respond to issues immediately and get the problem resolved as quickly as it is possible. I was very impressed with the professionalism and extra care he showed to get issued resolved with the utmost attention to detail. The Majorca has gone through several management companies over the 15 years I've owned in the building. None of the previous companies have even come close to the level of service and professionalism that we have received from McCabe. It started with an HVAC system that had been in disrepair for over a year that we feared could not be fixed, when Joseph and his team came aboard they had the problem resolved in a matter of weeks, just in time for our next big heat wave. Since then they have been outstanding at helping us bring our aging building to a much better state and we couldn't be more satisfied. Our main contact at McCabe, Jonathan Jensen has been a true super hero for us. Our building has been incredibly demanding and in need of quite a bit of extra care overs the past few years, and Jonathan is always at the ready, responds to issues immediately, and get the problem resolved as quickly as it is possible. His extensive knowledge has helped us out of several situations and saved us thousands of dollars in doing so. It has been invaluable to have Jonathan there for us 24/7. Time and time again, McCabe has gone far and above the role of just a management company for our building. As the current HOA president, I will tell you I would absolutely not have taken on that role without the assistance of Jonathan and McCabe. I cannot stress the level of knowledge, expertise and professionalism McCabe brings to us. They are an amazing group of gentlemen that I have grown to rely on quite heavily and I truly don't know where I or our building would be without them. And I really don't like to think about it.

This year was especially tough with new owners and their demands and the problems that crop up when condos are close to 50 years old. I've been using them for approximately 5 years now. Overall, the experience is great. I really recommend them. The prices are reasonable; alot more reasonable than other property management companies. They're honest and diligent, especially about their financials. I can always get ahold of them when needed (alot of property managemnet properties are incredibly hard to get ahold of). I'm really satisfied with their services and plan to continue using them.
