We've used Lingruen several times. They did the inspection on our condo before we moved in and David Hoska was not only incredibly thorough, he was also very patient and answered every question I threw at him (including questions I thought of later and called in about). My family felt confident that we knew what we were getting when we moved in thanks to him. Following that inspection they repaired the back staircase. We got several quotes and theirs was the lowest by far. They did quality work, and Rigo and his crew were very professional and a pleasure to deal with.
Our neighbors hired them when they sold their unit. As a result, they were back doing repairs in the common area recently (repairs that Lingruen had brought to our attention before, but that the previous owners vetoed doing anything about, I suppose because they knew they were going to sell soon - my point in mentioning this is that Lingruen hadn't missed anything the first time around). Again, the crew was great, and they took care of everything (permits, city inspections, etc).
Most recently I called them to check out moisture stains that had appeared in a corner of one of the bedrooms. Rigo came out THAT DAY to inspect it. It turns out that it's a result of the building needing to be repainted and waterproofed (something Lingruen had also warned us about in their report but getting HOAs to do anything in a timely manner is painful). Lingruen doesn't paint or waterproof houses, so they couldn't fix the problem for us (though Mr. Hoska recommended a few companies when I asked), but I felt so much better knowing what the problem was and how to fix it. If you read this, thank you for responding so quickly, Rigo! We had no idea what was going on and were pretty stressed before you got there!
In summary, Lingruen is incredibly responsive and knowledgeable, they do excellent work and they are nice people. As a homeowner I feel more at ease knowing that if I have a problem, they are there to help. I highly recommend them.

Contractors was on time, did exactly what they said they would, and provided a prompt and professional report. Couldn't ask for more.

My tenant says they did a good job and cleaned up after themselves.

We were on a very tight closing timeline - they scheduled an appointment for the same time as our general inspection to reduce impact to our schedules. Inspector was prompt and extremely thorough, and had the report to us within hours. Excellent experience - they took a good amount of time to explain this to us, and to talk through our range of options (from $ to $$$) and the urgency/timeline for each repair. Excellent company.

They talked to about us and did not charge us anything for the time they spent with us for quoting us.

They have a great reputation, and for good reason. They know what to look for and where to look. They are professional, reliable, courteous, and their quality of work was super.

Overall, it went very well. The work ended up being done in two parts. Last fall, we booked the job far in advance because the wood for the job was back ordered. After they got the materials, the job was completed quickly and well. About 5 months later, however, a portion of the stairs began to buckle as the boards shrank and the area started to come apart. A company representative came out to inspect the problem, and he said that this shrinkage should not have occurred, and he sent workers out within the week to totally replace the damaged area. They repaired the area at no charge.

They were excellent, efficient, on time, and the price was reasonable. I would definitely hire them again.
