It is with much admiration to write about Justin Gramm’s professional services as an Exclusive Buyers Agent, which helped us through the home buying process. This was the first home we purchased together, as our previous home purchases were as individuals and we used either a Realtor or real estate agent. Prior to starting the process this time, we did extensive research about how to buy a home in the current market and who would be the most efficacious real estate professional to represent us given our specific needs as a couple. Although numerous options were available, it was important for us to work with someone who was professional, ethical, reliable, knowledgeable, thorough and a good listener. After researching various home purchase websites, such as U.S. Dept of HUD, National Association of Realtors, BankRate.com, WSJ, etc., we found information about the National Association of Exclusive Buyer Agents (NAEBA) among the homeownership resources. The idea that someone would be solely representing us as buyers and not worry about any, or the appearance of, a conflict of interest appealed to us immediately.
We still did our due diligence and interviewed five (5) Realtors. We finally agreed that Justin was the BEST candidate to guide us through one of the most important processes in our lives. In addition, we thought he took the time to actively listen to understand what we were looking for in a home. Since we each had slightly different ideas of the home we wanted, it was important to find a representative who was willing to listen and to understand our home purchase needs. We appreciated Justin asking questions about what we wanted, offering advice when we asked or when it was the most appropriate. Needless to say, his level of communication was exceptional with both of us and the seller’s agent. All of this helped to empower us as the buyers.
When we began to actively search for homes, we originally cast a large net and toured numerous properties with Justin, as well as, submitted multiple offers and counteroffers. As our home preferences became more refined and we made various changes to the search criteria, his continued patience and willingness to meet and/or discuss with us, even during off-business hours, was much appreciated. This made an otherwise frustrating process more pleasant.
Upon finding the property that would become our home, not only did he support us through the final steps, Justin’s efforts went above and beyond a typical Realtor. First, he helped us smoothly negotiate the purchase offer, maintaining appropriate and regular communication between all parties from beginning to end. Justin met in-person with us to sign all documents and participated in all property inspections, including several termite inspections, treatment and extensive repairs to a third of the property. This, too, involved significant negotiations between the sellers and us that you skillfully helped us to complete.
Needless to say, we would wholeheartedly recommend Justin Gramm with Globella Buyers Realty to our families, friends and colleagues.
