I found Justin Gramm of Globella Buyers Realty to be VERY supportive in helping my parents, who were the real estate Buyer in a 1031 Exchange. He worked with my parents and me for about nine weeks. He has a very client-centered approach. He always kept in mind what the Buyer is looking for in a residential property and helped the Buyer, when necessary, clarify thoughts. Buying a newly constructed home can be an intimidating process...especially if tasked with selling a home to make it possible! Justin was invaluable in making that happen. When seemingly overnight, we went from not being in the market for a house at all to stumbling upon a newly constructed home that made us extremely interested in seeing what else the market had to offer, we looked for a realtor that only represented home buyers. It was important to us that we work with someone who was unconflicted and would have our interests at heart. We contacted the National Association of Exclusive Buyer Agents, who put us in contact with Justin; both in hindsight and throughout the buying process, we would say that working with Justin was one of the best decisions that we could have made. From start to finish, he was extremely honest, knowledgeable, and helpful. From our first conversation, it was clear that Justin took his job seriously, and was personally invested in the buyers with whom he worked. By asking extremely thoughtful questions upfront to get an understanding of our real estate needs and past real estate buying experiences, he was able to fully meet - and even exceed - our expectations throughout the buying process. Armed with the knowledge of what we were looking for in a realtor and a home, Justin served as an incredible resource to us as he helped us identify homes that met our requirements, and put us in touch with a stellar loan officer who shared his depth of knowledge and meticulous attention to detail. With potential buyers lining up around the corner for the home in Del Sur that ultimately caught our eye in early December, it felt like a race against time. We found that the holiday season hadn't deterred anyone from looking for a newly constructed home. In spite of high demand and the builder's preference for buyers without contingencies, Justin negotiated extremely reasonable offer terms on our behalf. When selling a home and buying another at the same time, the stars rarely align on their own...with only six weeks to sell our home (to buyers who also had to sell theirs), our experience was no exception, and it was Justin's tireless efforts to coordinate all of the moving pieces that ensured that everything came together the way that it did. There was a lot to do and not much time in which to do it, so constant communication was crucial. Over the course of an intense six weeks, Justin remained closely in contact with our selling agent and the sales office for our new home, as well as our loan agent and escrow agent. Answering emails at all hours of the day and night, he truly worked tirelessly on our behalf, and we never felt that he was anything other than on top of our transaction every step of the way - even while he was on a family vacation for the holidays! With Justin checking in at least weekly, and multiple times a day in the home stretch, we never felt out of the loop. Ultimately, all of the pieces fell perfectly into place as scheduled, with our buyers completing the sale of their home, and our purchase closing the following day. Now nearly two months "settled" into our beautiful new home, we are incredibly grateful to have worked with Justin. When my husband wanted an exclusive buyer agent, we were just looking for a realtor without any conflict of interest. Little did we know that Justin was an excellent exclusive buyer agent who went above and beyond to find our home! During our first meeting, we simply shared our expectations and budget while Justin explained his role and compensation. He did not rush or pressure us into signing a contract with him since he wanted to make sure we were a good fit. After much consideration, we decided to look for a home in a lower price range than what we initially discussed. Nevertheless, Justin still graciously accepted us as his clients. Over the next few months, Justin tirelessly scheduled and accompanied us on numerous home visits. He was prompt and thorough in communicating via emails or phone. Justin even checked his emails when he was out of town. We were very particular in choosing our home, and our home criteria also changed over the course of our house hunting, yet Justin remained so positive and encouraging. When we made our offers, Justin was there every step of the way. He was honest and supported our choices. He was very courteous toward the seller agents, but not once did he ask us to settle in our negotiation. Most realtors will not get involved beyond the signing process, but not Justin. He continued to communicate with the seller?s agent, escrow and loan officers all the way through the closing process. There were a few times where we did not hear back or receive vital information from other parties, but Justin would personally communicate with them and confirm with us afterwards to ensure that we got a satisfactory response. Overall, we could not have asked for a better exclusive buyer agent like Justin Gramm. He was truly on our side. We highly recommend him to our friends and family, and we look forward to working with him again for our next home!

It is with much admiration to write about Justin Gramm’s professional services as an Exclusive Buyers Agent, which helped us through the home buying process. This was the first home we purchased together, as our previous home purchases were as individuals and we used either a Realtor or real estate agent. Prior to starting the process this time, we did extensive research about how to buy a home in the current market and who would be the most efficacious real estate professional to represent us given our specific needs as a couple. Although numerous options were available, it was important for us to work with someone who was professional, ethical, reliable, knowledgeable, thorough and a good listener. After researching various home purchase websites, such as U.S. Dept of HUD, National Association of Realtors, BankRate.com, WSJ, etc., we found information about the National Association of Exclusive Buyer Agents (NAEBA) among the homeownership resources. The idea that someone would be solely representing us as buyers and not worry about any, or the appearance of, a conflict of interest appealed to us immediately. We still did our due diligence and interviewed five (5) Realtors. We finally agreed that Justin was the BEST candidate to guide us through one of the most important processes in our lives. In addition, we thought he took the time to actively listen to understand what we were looking for in a home. Since we each had slightly different ideas of the home we wanted, it was important to find a representative who was willing to listen and to understand our home purchase needs. We appreciated Justin asking questions about what we wanted, offering advice when we asked or when it was the most appropriate. Needless to say, his level of communication was exceptional with both of us and the seller’s agent. All of this helped to empower us as the buyers. When we began to actively search for homes, we originally cast a large net and toured numerous properties with Justin, as well as, submitted multiple offers and counteroffers. As our home preferences became more refined and we made various changes to the search criteria, his continued patience and willingness to meet and/or discuss with us, even during off-business hours, was much appreciated. This made an otherwise frustrating process more pleasant. Upon finding the property that would become our home, not only did he support us through the final steps, Justin’s efforts went above and beyond a typical Realtor. First, he helped us smoothly negotiate the purchase offer, maintaining appropriate and regular communication between all parties from beginning to end. Justin met in-person with us to sign all documents and participated in all property inspections, including several termite inspections, treatment and extensive repairs to a third of the property. This, too, involved significant negotiations between the sellers and us that you skillfully helped us to complete. When my wife and I decided to look for property in San Diego, I was quite nervous about it. We had no family or friends in the area. Trying to find a good realtor meant researching on-line, a process I dreaded. I have looked for doctors and plumbers and contractors that way, and it has always ended in disaster. I was particularly concerned, because we were looking for our retirement home. The most important purchase of our lives. In my research, I stumbled on the “National Association of Exclusive Buyer Agents.” At first, it sounded like a gimmick. But I remembered our experience purchasing our current home. The person we thought was our advocate actually worked for the seller. That didn’t become clear to us until we were homeless. I won’t bore you with that story. Realtors who belong to the National Association of Exclusive Buyer Agents work only on behalf of buyers. They never work for sellers. The association has an explicit ethical code, which it makes clear to people like you and me. I called the two members of the association who resided in San Diego. Justin Gramm was my second call. We spent about 45 minutes talking, and I honestly can’t remember anyone ever making that good an impression on me. (Except for maybe my wife.) What came across most clearly in our conversation was how important it was to Justin to be fair and honest and to help me as much as he possibly could. When I hung up, I told myself it was too good to be true. But it only got better. Every call and email was returned in a timely fashion. Every task was performed in exactly the right way and always ahead of schedule. As the process moved forward toward the signing of the contract, I was amazed at how complicated it was. He had so much to do. Yet he dotted every i and crossed every t. I just sat back and relaxed. As we moved through the contract and toward the closing, I watched his emails, one after another, being cc’ed to me. They came at such a furious pace, I was getting dizzy. And I wanted to read every one because I felt like I was watching an impressive show. The best part was our conversations. If I was anxious about a topic, he picked it up right away and knew what to say to reassure me. If I didn’t understand something, he gave painstaking explanations until he was clear that I was clear. I felt good every time I spoke to him. And in the end, everything went well. We found a condo we are happy with. The price was good. Everything went off without a hitch. And we aren’t homeless. I know what you’re thinking. I must be generous with praise and rave about people all the time. Quite the opposite. My wife and friends always tell me how hard I am to please. When we decided to move back to San Diego in the summer of 2012, it wasn’t an easy time to find a home. With interest rates near their lowest in decades and few houses available in our desired price range and location, we were facing stiff competition. After a short trial run with another realtor, we decided from our research that an exclusive buyer’s agent might be a better match for our situation: we didn’t yet live in San Diego, so we needed an agent who could devote the time and effort into being our eyes and ears when we weren’t in town. From our first conversation with Justin, he paid close attention to our wish list and was focused on finding the right house for us. We went into our search with a wide range of prices, condition, and locations, and we depended on Justin to view houses and send us videos to help us learn about each home and about the market in general. The amount of time and effort he put into the very last house he viewed for us was no less than what he put into the first one five months earlier, and whether it was a freshly-renovated remodel or a well-worn fixer-upper, Justin helped us learn about each house at the level of detail we needed to make an informed decision. His devotion to finding the right house for us never wavered, and he continually helped us learn more about the market and to use that information to refine our search for the perfect house. To help us find a home in such a competitive market, Justin showed us ways to look outside just the current active listings to other homes that may be coming on the market. Every week he called and emailed agents for pending and contingent sales that we were interested in, making sure we knew as soon as possible if one might be going back on the market. As the market heated up further, he even went so far as to mail hand-addressed letters to houses in our favorite neighborhoods, generating leads on possible upcoming sales. Even though every one of these was a long shot, he tirelessly followed up on these possibilities at the same time that he was pursuing active listings for us – and we’re happy he did, because it was one of those pending sales that we eventually got the first chance to buy when it returned to the market, and at a price we couldn’t believe. We’ve bought two other homes in the past, neither in a market nearly as tough as San Diego, and we’ve never worked with a more diligent and helpful broker. Now that we’ve found and bought our home, we can say sincerely that we wouldn’t have wanted to work with another agent. He was patient, well-informed and responsive throughout the entire process. We’re now preparing to move back to San Diego and move into a home and neighborhood we love, and we owe it all to him. Without reservation, we recommend him to anyone searching for a new home.
