1. We received no monthly statements from her until we asked, sometimes having to do that repeatedly, and she did not itemize repairs. 2. She authorized installation of a garbage disposal, washer and dryer, and dishwasher without contacting us about our preferences for the make and model of replacements. It was only when we found the rent shorted and asked her why that she told us about having to replace those items and she didn't leave me the owner's manuals for the new appliances. 3. She turned her cell phone over to an answering service, making it impossible to reach her directly, so that she did not have to talk to her clients. She never called us back, but responded only by email. 4. We asked her to give the tenants a 60 day move-out notice so that we would continue to have as much income as possible from the property right up until the time that we moved back into it. Instead, she gave them over 90 days notice and helped them find another place, which left us with an entire month with no rental income. 5. When the tenants were unresponsive, she made little or no effort to get them to follow through on our questions and requests. 6. Against our wishes, she allowed the tenants to have a dog that damaged the screen doors and carpet. 7. She gave the tenants' move-out date of April 22, but did not tell us that they had changed it to April 30 until we went to look at the property and found them still there. 8. When we were finally able to schedule a walk-through date after the tenants moved, she would not give us a specific time, but told us to go to the condo, call her from there, and "just wait until I arrive." When we insisted on a specific time, she gave us one, but sent an assistant who was abrasive and knew nothing about the exchanges that we had had about the property.
Description of Work: Jamie Ramsey managed my leased condo for 3-1/2 years, collecting the rent, arranging for repairs and sending regular financial statements, charging $105 per month.
