I met with and received 5 bids from licensed general contractors to rebuild a garage with an attached laundry room due to a fire believed to have been caused by a dryer. The bid was for approximately $46,000 and I decided to go with Michael Baum because of his thoroughness in his written contract, referral list and reviews. He was not the cheapest but I have learned you get what you pay for and I can without reservation say that I was completely satisfied with his professionalism, on-going communication, his choice of subs and the finished product. I do not hesitate to give Michael at Baum Construction, 5 stars for the terrific job completed on this project.
Mike listened and understood our vision for our house. We had very specific design ideas and he provided his input without forcing his design ideas on us. We were in touch almost on a daily basis and he was easy to get a hold of when something came up. He explained every step of the process and answered most of our questions. If he didn't know the answer, he found out and was in contact with us quickly. He treated our project like it was his home and put in the effort and detail to make it run as smooth as he could. Mike was running multiple projects at the same time and couldn't be at our home everyday but his Foreman, Garrett, was there everyday and he's just as easy to work with as Mike.
Mike's quote was well organized and, though he wasn't the cheapest, he provided a breakdown of all his costs. The price for every trade was listed along with his overhead. He was the only guy that we interviewed that provided that level of detail and trasparency with his quote. He tried to think about all the aspects of our project and didn't kill us with a ton of change orders. Come to think of it, the only change orders that he issued were because we changed the design or something that the inspectors required.
Our project was scheduled to be completed in 4 months but it actually took 6 months. A month of that was wasted becasue we ordered the kitched cabinets ourselves and the manufacturer shipped us the wrong sizes and had some quality issues (Mike actually had his millwork guy fix the issues that we had with our kitchen cabinets). There were a couple days where rain stopped work but, overall, the timeline was pretty good given the scope of our project.
I hope we don't EVER have to go thru another home renovation again. It was a lot of work and it's a scary thought to spend that much money in 6 months. BUT, if we ever have to do it again, I would definitely call on Mike to help us out.
We contracted for a very large job and he coordinated with all of the sub-contractors to work on the job in the most efficient manner possible. we could not afford to be out of the house for more than 3 months. Mr Baum worked hard to coordinate all of the services to get us back in the house as quickly as possible. The communication and status update were excellent. Whenever I needed to meet Mr Baum at the house, he was always on time.
We have small misc touch-up items after the contract was complete and Baum Construction sent people to complete the job to our satisfaction. I recommend that you ask for Mr Baum to personally manage your project if you are entering into a large contract.
The bid was submitted on time and was well presented, as the cost was higher than the other 4 bids we received, we did not use Baum this time, but would definitely consider them in the future if we are to do other work on the house.
It was always clean. The kitchen was closed off with plastic and a zippered door. We came home after the demolition, which, remarkably, took only one day, to find everything cleaned up. Each day that they were here ended in a cleanup. At the end of the remodel, the kitchen and the rooms adjacent to it (which were not dirtied by them), were cleaned
There were little bonuses as well. The old baseboards were, well, pretty trashed, so Scott cut new ones to match the size of the old ones in this 1929 house. Scott provided a new board under the window that was narrower and more consistent with those in the rest of the house. They replaced the electrical switches, which was a wonderful touch. We really appreciated their attention to detail.
