Do yourself a favor, go to the stationary store and buy a standard rental form and manage your own property. You will be much better off. I am now managing my own property and have saved thousands of dollars. From the Bernstein's on down in LRS company, buyer please beware.
I now manage my own properties and with Angie's List save money and aggravation that I experienced in
dealing with the LRS hacks who could not care less about high maintenance cost. They fail to report problems, fail to check on the property, fail to provide timely and accurate reports, foal, fail, fail!
The leasing agent we hired as our property manager was let go from the company shortly after that report was issued, and the supervisor who took over our property has gone out of her way to do nothing. A few months ago, there was a problem with our gas stove - the office sent out one of their techs who informed us the repair would cost about $500 (for a stove that was only 15 months old and only cost $700) and that we needed to get it fixed because the tenants had no stove. I looked up the parts "needed" online and found the tech wanted me to pay about $350 for $150 worth of parts, so I called the manufacturer, they sent out a qualified technician who discovered it was a control board, not the vlaves the leasing office tech claimed, and they fixed it for free because it was a safety issue. We wife was in a fit because it seemed that LRS was being total advocates for the tenants and were not willing to do what they had promised us and what we were paying them for. To shorten the story, we are currently listing that property and have found out from our tenants that they have had about the same experience with the leasing office - basically, they do nothing for either us or the tenants.
In the process of ending the lease and listing the property, there have been certain considerations that we needed addressed, such as a lease addendum that the tenants requested and some yard repairs, and LRS is balking at both. This company charges at the top of the market and I would encourage anyone to think twice before hiring them. If all you want is a good lease and tenants who pay on time, and no more, LRS may be a good option for you. If you want someone who is going to actively look after your property and your tenants, spend your money elsewhere because you won't get that kind of service from LRS, despite what they may promise you. If I was not selling my property, and was interested in continuing to lease, I would be searching for a new property manager right now.
