"We are saddened to read our client, Member's review on Angie’s List. We quickly realize that there was a misunderstanding from reading her interpretation of events. We had informed the client that the 6-ft sliding door can be enlarge to 8-feet, but would need to perform seismic calculations to fully understand the impact on the existing structure. The house was built in 1980 and the as-built drawings indicated that the stucco wall (no plywood) was the seismic resisting system, which is no longer allowed in high seismic zones per the current 2010 California Building Code and ASCE/SEI 7-05. Our game plan was to perform a seismic analysis on the rear wall, which was highly perforated with windows and doors already. If our analysis showed the shear load increase is less than 10% or relatively low, then a statement stating that no further seismic upgrade is required should suffice. However, there is the possibility that a seismic upgrade to the 1st floor may be required. We believe the client latched onto the last statement "seismic upgrade to the 1st floor" then misunderstood it to mean the entire back side of the building and got scared from doing the job. A professional needs to inform, yet not overwhelm the client with information and various possibilities. It appears that we failed in this endeavor and apologize. Bottom line is that their home, like others built in the same manner, do not meet current seismic codes and the larger door would further lower their houses seismic resistance. However, this doesn’t mean that their house is unsafe or would be unsafe. All field visits are $200.00, but we always encourage clients to first visit us at our office for free consultation."
