Below are the major reasons why the company's property management services were not satisfactory: * On more than one occasion, made a deal with the tenant for late rent payment without coordination or notification of owner. * Was unorganized and sometimes inaccurate in finance management * Did not inform owner that tenant had to break the lease until more than a month after the property was vacated. * Contracted with a new tenant without notification, coordination of terms (rent etc.), or permission of owner. * Contracted with new tenant beyond the length of the property management contract with the owner * Contracted with new tenant in violation of pet restrictions stipulated in property management contract. * Did a poor job in cleaning and preparing the property for rent. * According to the current tenant, did an unorganized and poor job of representing the property for rent.
Description of Work: This company managed my rental property in Oro Valley, AZ in 2010 and 2011 for 1 year.

Our management agreement gave us the FULL AUTHORITY AND PERMISSION of the owner, to collect rents, to lease and re-lease the property, etc. All leases were written WITHIN the parameters set forth in our agreement. Mature dogs WERE authorized. House WAS professionally cleaned. Even after the fact, our company paid for professional carpet cleaning at our expense! We don't "make deals" with tenants to collect late rents. We follow the laws of the state, and there are specific steps that are required of us to do to collect late rents. Our management contract hires us to collect them, or to evict the tenants- but we have to follow the law. We collect! In the entire time that we have been in this business, we have only had two evictions. This company LLC has been in operation since 2009 , and a prior LLC, since 2004. Two evictions in eight years is an EXCELLENT job of collecting rents and managing properties. Not sure why owner was unhappy; he most certainly got paid all that was due him. We did make ONE small accounting error, which was IMMEDIATELY corrected. Sorry! We're human, and unfortunately, not perfect- although we do strive to be. Trust account funds are collected and dispersed correctly, and a full accounting is provided, as the law requires. We pride ourselves in managing the properties we are hired to manage, and we do that well. We also do that in accordance with our written management agreements; we DO assume that if you read it and sign it, that you understand it, or that you would have the common sense to ask questions of anything you do not understand. When you hire us to rent out your home, we will. THAT'S what you hire us for! We were hired to lease out this home, and we did that, promptly and efficiently. When our first tenant received military orders to transfer- allowing them to break their lease- we promptly re-rented the home, covering the balance of that lease time frame. If an owner does NOT want to rent out the property for any reason, or time period, the owner needs to communicate that to us, and of course, we will follow those instructions. Please keep in mind that we are NOT mindreaders! Unless you tell us differently, we will follow the written management agreement instructions and parameters that you signed. That is exactly what we did. As for the comment about the tenant claiming we represented the property in an unorganized and poor manner, I find that hard to believe, as we personally show the home to the tenants prior to renting, and in this case the tenants DID exactly that- they saw the property, they walked the property, and then they chose to sign the lease for the property! Kind of hard to misrepresent something when they actually have the opportunity to inspect the home. We find that comment simply untrue, and malicious. Once last comment: For the $1400/month rent collected, a great many management companies would have charged an owner $140.00/month or more for their services, we actually offered him a greatly REDUCED fee of $75.00/month, as he claimed to be in a "distressed" position financially. We were not greedy, and offered that reduced fee to help him through his difficult time only to have him throw us under the bus. It would appear that the old slogan still is very true: "No Good Deed goes Unpunished."
