Signed an exclusive agreement with agent who sold us the house we found just after Thanksgiving. He advised a non-contingency offer. Our home was put on the market, took 1st low bid. Took over 90 days to close, forcing us to get bridge loan. Agent complied with their every request, allowing two extra inspections, and having us research the occupancy permit for error. We helped unearth expensive code violations from a previous owner's work costing over $15,000(or $10,000 if a variance granted). Buyers could not get loan commitment before 35 days (3 lenders) missed close (written & oral) 4 times. We were falsely advised by agent & boss that we had no right to terminate. Also "could not" renegotiate when more code issues surfaced at our expense after signing amendment for lower amount of code work. Much misinformation corrected by attorneys, requested agent's attorney reply, did not receive. Negotiated final deal with out him, he claims full $10,000+ realtor fee. We will file complaint.
