I have been a tenant in one of their rentals for several years.  The home has never been in good repair but, the promises are endless.  They charge a rental rate that seems high for the market but, they promise the best properties.  This home required many repairs, when I moved in I was informaed that the house needed re-roofing and that would start "right away".  Several months later the work began. It was discovered that several pieces of the sub roofing were rotten. They argued with the contractor about the costs and left it open in December. They refused to replace the soaked insulation and used the cheapest shingles to cut costs. 

Then i noticed the siding falling off in chunks. I was promised that in spring they would reside.  Next fall they started siding but, only 2 sides that were worst.  Claiming that they did not need to do the others, however the contractors that got the bid said they would not warrantee only 2 sides as the rotten other two sides were obvious. So they began on all 4 and again rotten moiswture barrier and plywood exterior boards were rotten and insulation soaked. Again Ross Pacific refused to pay for the plywood or insulation or rotten studs inside the wall as "unnecessary add ons.  More promises went on almost through December when the contractor fixed it right so he could finish the siding in the rain and snow he ate those costs.  During the process Ross Pacific kept demanding I keep the lawn mowed.  I got several holes in my mower deck and one in the mower's tire from the nails in the grass, the falling siding broke some of my lawn furniture and the place is still not painted! They offered no assistence for my damaged property and dismissed the contractor threatneing never to hire them again.  They have done nothing to compensate me for the damages.

This spring there was police reported and verified as a crime (not by me or anyone that I know of) causing damages to the building door.  Ross Pacific demanded that I (the tenant) pay for the damages due to their contract clauses. My insurance refused to pay as the Landlord Tenant Act says it is the owner's responsibility and the clause is uninforceable.  The law says they are to repair the door in 5 days or less.  It has been over 75 days and it still not repaired.  But, Ross Pacific sent me a notice that they are raising my rent to "Market Rate now Market in this county". This house has not been in Market Rate Condition during any period over the years I have rented from Ross Pacific. 

I have also been told not to expect my deposit back!  Early on the promise was that after the repairs to the roof, I would have a lovely place to live and they would hold the rent unchanged for quite some time and now after years of "Market Rate Rent" under constant construction and always on time and always in full payments. I get my rent raised because I'm a crime victum and I kept asking when they were going to complete their work.  So should I sue them?  Lawyers say I should!  Is that whom you were looking for as either a Property Management Company or someone to rent from?

Ross Pacific managed my house in Camas while it was rented and I have never had such wonderful experience with  a company!
Julie and her team found me the best tenants and took better care of the property than I would have. I am putting the house up for sale today and it is in better condition than when I bought it. They truly take care of everything and I haven't had to worry about my property since I put it in their care  7 years ago, in fact I am listing the house with their Realty service.   Seldom have I dealt with such caring and efficient professionals.
