Excellent work, thorough attention to detail, competitive prices - We had them upgrade 16 windows last year, and because their workmanship and professionalism was so good last year we hired them back to do 5 more this year. I would not hesitate to recommend them to anyone.

They came the date and time they said that they would be here. They installed drop cloths throughout the house where they were walking. They vacuumed up dust and debris as it was created and The house was as clean when they left as it was before they came. They were quick in completing the job and took me on an inspection tour both inside and outside before they left. I will use them again if needed.

The crew did an outstanding job on our house. From the consultation at our house and their office, to the final walk-through, Adrian was a class act. The windows were a little late from Milgard, but they worked with us, including planning around a scheduled vacation. All appointments were kept, the crew arrived on time and worked diligently. The detail work, the craftsmanship and pride they obviously take in their work shows. We knew converting the picture windows to opening windows would not be easy. They did such a nice job in cutting the sills and placing the windows into the existing wooden ledges, it looks like it had always been that way. All the work on converting the large single panes and floor windows to casements was the highest quality of carpentry and finish work. The cedar shake work on the exterior of our house is beautiful. Nick was an artisan in making sure the lines were exact, matched around the corners and in trimming out all the fixtures and vents. Plus the caulking job was superb. Lastly, there were things that the team did that we didn't even expect, like placing metal barriers below the ground row of shakes to prevent rot, or helping us to see what finish work they recommended because we want to save some money and do that ourselves. There were a couple items they needed to follow up on, but were too minor to mention. Due to the fact our house is so custom, the guys definitely were challenged and they completely rose to the occasion.

Lake Washington's quote was the least expensive of those we looked at and they were the most responsive. They got back to me right away and answered all the questions I had. They were unique in being able to stain the door after installation. Not all the door companies we considered offered that. We did have a problem with the stain on the window pane molding seeping through to the other side. When we brought it up to them they came out with the door manufacturer and agreed to remove the window moldings and restain them. I was impressed with how responsive they were. The door looks great now! I would recommend using Lake Washington Windows and Doors!

Adrian is very easy-going and pleasant to work with. Not the in-your-face "salesman" type you might encounter elsewhere which was nice. He calmly answered any questions with professionalism and detail, in person and in emails. The install crew was 2 guys, got the job done in 2 days. They were courteous and willing to answer any questions but I generally tried to stay out of their way as to not interrupt their work. They did great job overall...but I did notice two small things when I was looking closer a couple weeks after the install. 1) All the weep flaps on all the windows were caulked shut, and 2) I found one window that was not caulked along the bottom on the exterior. Luckily both of these issues were very easily fixable so I took care of it myself instead of calling them. But please note I am 100% sure that Adrian would have taken care of it if I brought it up to him. Perhaps a close visual inspection after the windows were installed would have caught these issues before I did. I felt the overall process and professionalism was very good and I would definitely recommend them to others.

It went great! I went in and got an estimate, it was a great price. They took the car in on Monday, and I had it back on Friday, no problems. It looks like new. I will definitely use them in the future and can highly recommend them.

The crew was excellent! Arrived on time, worked hard, had wonderful personalities, answered any questions with courtesy and professionalism. Did beautiful work, cleaned up after the job, and thanked us on the way out. I wouldn't hesitate to recommend this company to anyone looking for a great job at a fair price. We had one of the Big 2 quote the job and it was twice as much!

Excellent job on repairing the damaged siding on the backside of the house. They matched the old and new siding perfectly and arrived on time to complete the work. I strongly recommend Lake Washington Windows and Doors.

We were impressed with Adrian Au's overall professionalism and responsiveness. He always answered our calls or returned calls promptly. The work competed was excellent. Everything looks great. Especially like the front door, windows, siding and inside trim of the windows. Only two small criticisms: Paint job was average. Looks fine, but just not sure they put the time into prep to make sure we have long-lasting paint. Also, the installation of our french door was not perfect. There were a couple issues, but Adrian was quick to send someone out to fix.

They did an excellent job. The owner scheduled everything very well. He came over after the installer installed the windows and inspected everything. We found out there was a missing part so he ordered a new part through the manufacturer for us. He was very helpful and worked in a timely manner. I think we got the best price and excellent quality.

Provided estimate. sent installer to confirm size and install method. Advised when windows had arrived. Scheduled the install. Installed. Owner, Adrian Au, payed a follow up visit to ensure that we were satisfied. The quality of the windows is superior. The fiberglass is a superior frame product because it is stable and paintable. Adrian Au is very professional. We will have Washington Windows and Doors do more work for us.

We had a great experience from beginning with the estimate to the end with the completed work. We would use them again for another siding job.

They are pretty good, but I haven?t decided yet if I have to get the work done by them or not, as I have received estimates from other companies as well. The technician gave me thorough information and was very professional. I would use their services in the future to get another quote.

They were very responsive and communicative while they were out to my home. They called me when they said that they would and they communicated well with me throughout the estimate process. The estimate came in at about fifteen or sixteen thousand.

Fabulously! Adrian's team is clearly superior. Not only extremely nice and good folks, but they were asking about MY needs! Adrian estimated that the job would take 3 days -- they were done in 2! Good work all around. The window provider has a few tweaks to do. When I told Adrian about that, he was on it immediately -- the manufacturer could not have been more responsive. Also, Washington Lake Windows & Doors has quite a few sub-contactors. One of them painted my door (at my request). He was wonderful from the first visit. He did an excellent job. I pointed out to Adrian the very minor things that the sub had missed (please note, I am very fussy!) and the sub came w/in two days to do the touch ups. I don't know that I could have asked for anything more. I didn't know (this being my first time doing a substantial change) that the DUST would be EVERYWHERE! I was not prepared for that or the clean-up involved. Got it done . . . things are great and I told Adrian about it and I'm sure he'll prepare any new customers to avert that problem in the best way possible. I do, very much, recommend "Lake Washington Windows & Doors".

Adrian Au was professional, courteous, punctual, respectful of my time and my home. He did what he said he was going to do when he said he was going to do it, from start to finish. I love my new windows.

We did not end up going with this company but had we not had a personal contact with another company that ended up doing the job, we would have chosen Lake Washington Windows. Great professionalism and value for the work proposed.
