The project went very well and we are extremely pleased with the work. Josh was the project manager and spent significant time with us during our decision making stage. We never felt rushed or pushed and he did his best in accommodating our schedule with meeting us in the show room early on weekend mornings and coming to our home on several evenings. Mike the production manager was very pleasant and knowledgable, as were all his installers. One window came from the factory too short, which only delayed the project a bit and some of the screens needed replacement. These were only minor inconveniences that were handled appropriately and in a timely manner by the team and are to be expected with a project of this size. We love the thicker and wider trim work installed around the windows and really appreciate the craftsmanship. The windows themselves have also made a significant improvement in the aesthetics of our home and we immediately noticed how much quieter our house had become.
Description of Work: The provider replaced all 26 of our home's windows with the Milgard Essence series and replaced 1 french door. We also had some outdoor wainscoting removed and replaced with cedar siding.

Everyone involved was highly professional. Installers arrived as scheduled and completed the demolition and installation with minimal disruption. Finished in several hours and cleaned the area nicely.

The patio doors only come in one size and our patio door opening was too large. They made a solid wood frame that was installed inside the opening that the new doors fit into. The opening was trimmed out inside and out.. The outside trim painted to match the rest of the trim of the house. They were well organized, the job was done quickly, and our new deck well protected. They worked well in tandem and it was obvious they have done this a long time.
Description of Work: Installed new sliding patio doors, double paned, with venetian blinds sandwiched in between the glass panes, and containing a top dead bolt. It also came with a new screen door.

Start to finish this was a great experience. Josh was the salesperson and was very helpful in helping me understand my options. Out of three bids, theirs was right in the middle, however the other two bids I received were for the StyleLine rather than the slightly better Tuscany line. They replaced all of the old cedar exterior trim with Hardie. The crew was fantastic--very courteous and knowledgable. They worked super hard every day they were here. A new french door was supposed to come from the manufacturer with a retractable screen--however it was missing at the time of install. Lake WA Windows & Doors really went above and beyond in making sure I was happy. They worked with a screen installer to get a higher quality retractable screen installed as a replacement. I am very pleased with the service I received and would not hesitate to recommend them.
Description of Work: Installed 15 new Milgard Tuscany windows, new french door, new exterior door (including widening the door frame). Including new Hardie trim around all windows and doors.

Everyone at Lake Washington Windows and Doors provided exceptional customer service, accuracy of measurements for the new install windows and sliding glass door, on time, on budget and outstanding communication and follow up. Rebates were offered to assist in maximizing the best savings for the time period and all documents were given to submit for those rebates at time of job completion. Two final walk-throughs were given, one by the Lead Installer/Supervisor who was exceptional in Milgard product knowledge and the other by the Sales Rep who was initially instrumental in doing an exceptional job with product and company presentation. The installers were equally exceptional in their meticulous workmanship, courtesy, punctuality, and final clean up. The entire Lake Washington Windows and Doors team were skilled in solutions to make sure all install went smoothly and that all products were operating properly. I am very happy with the results of the window installation. Since this was rental property, I did not install the high-end windows, but Lake Washington Doors and Windows were able to install quality windows at a reasonable price. They were at least $1000 less than other bids I received. They were very flexible during the estimating process in determining exactly which windows would be replaced; their price made it easy to replace all of them. The installation was scheduled for two days, but the crew was in and out in a little over one day, with a minimum amount of fuss. The only thing that I would mark them down for is that the windows took longer to arrive from the factory than expected, thus delaying the project. The next time I need to replace any windows, I will definitely get an estimate from Lake Washington Doors and Windows.

This was one of the best experiences we've had with contractors on remodeling our house over the past 4 years. Eric was our consultant and possessed years of hands on experience in construction which was extremely useful in addressing our questions and concerns. From the consultant, front desk, delivery person and installers, we were completely satisfied with the prompt and professional services, and of course the quality of the installation. We do NOT recommend Lake Washington Windows and Doors. We are extremely unhappy with their service. (We have never written a dissatisfied review before.) We had 4 Milguard windows installed in September with an estimate and order to install a minimum of 3 more windows in the spring. We are happy with the windows but Milguard windows can be purchased from numerous companies. We will be finding a new company to work with this spring. Although Lake Washington Windows and Doors came in as our highest estimate out of three, we chose them based on the story Josh Simmons sold us on his project management and customer service skills. We were so wrong. Josh told us that he would be our PM and contact throughout the process. That is not at all what happened. He immediately passed us on to the installer and office assistant. He wasn?t at the installation site to observe the install nor check up after they finished. We were led to believe he would follow the entire process as the Project Manager. He also continually loses phone numbers and does not return calls as promised. Damages! In addition, we were told we had the Best installers. Be aware of their best! They damaged one indoor window frame that had to be replaced. They lost a wire in one window so that it cannot connect to the security system and they damaged our expensive deck with groves in several boards in the walkway from their ladders. The crew also left sawdust and trash on our deck, the patio and several places in the driveway. We had to clean up after them and then work with Josh and company to try and get the damage fixed. They replaced the inside window frame on one window. We now have to go to the effort of staining it to match the existing trim. There is nothing they can do for the deck besides a major reconstruction and they won?t fix our security system even after Roger came out, assessed the problem and suggested a wireless solution for the window. After discussing options with the security company, cutting the wall to find the wires seemed like the easiest and cheapest option. The wireless was estimated at $1000 fix and the wall fix would be <$500. Now Josh came back into the picture and says they will only split up to $300 of the cost. We are most displeased with the very poor customer service! They do not care if you are satisfied. He told us to read the fine print on damages. So I suggest if you hire these guys, check the fine print, expect damages, and hold your breath on getting any damages fixed! We were Expecting no damages and were totally disappointed with the end result. Needless to say, we will not purchase any more windows or services from Lake Washington and Doors. We are very sorry that we chose them and that we believed Josh. We now will live with damage to our deck from this experience in addition to resolving the security fix for the window at our own expense. We will be sharing this story with all of our guests and anyone looking for new windows. Poor customer service!

We are sincerely sorry for our member's experience and have reached out to him to resolve the issues mentioned. Although we strive to provide excellent service to our customers, we recognize that we do make mistakes. We are a company that truly values providing great service to our customers and have a very consistent record of doing this, yet, we welcome constructive criticism and know that it will make us better in the future. With that said, let me respectfully address some of the member's concerns. 1. Sales Rep Customer Service: We have discussed the short-comings with the sales rep on this project and understand that follow-up and clear communication with the customer is vital to the success of any company. We will continue to emphasize this point with our entire organization. 2. Installation Work: In the process of window replacement, we did dent the interior trim (member referred to this as "interior window"). This can happen on occasion and if we cannot repair the damage we will replace the trim. In this case, we replaced the trim at no cost to the member and will either reimburse the member for the painting of this new trim or send our painter to paint the trim once we hear back from the member. In addition, we have discussed with our installation crew the importance of proper and thorough clean-up after a project. We are looking into two things that will reduce debris on-site. First, we will begin placing tarps under the cut station to help contain the sawdust. Second, we're working towards outfitting our crews with blowers to help facilitate clean up. 3) Alarm wires: We believe we're very transparent about our policy regarding alarm wires. It's stated in our contract and we also send out a "preparation for installation" form prior to installation to all customers that discuss alarm wires. The sales rep should have discussed this with the member but in this case may not have verbally covered this topic. To lend some perspective on this, many years ago we had a policy in place requiring the customer remove the alarm wires prior to window replacement, recommending that the customer hire an alarm specialist to disconnect the wires from the windows. However, customers did not want to incur this expense and asked that we disconnect the alarm wires with the understanding that if wires were damaged or could not be left exposed, that they would work with an alarm company to repair the wires at their expense. In most cases we are able to remove the wires from the old windows without damaging them so the customer ultimately saves money by having us handle the wires. In this case, we believe we were more than fair in giving the member a $300 discount even though our agreement does not cover alarm repair/hookup. In the end, we recognize that we fell short of our customer's expectation in this case. Even though we have demonstrated a consistent track record over the years of providing excellent service to our customers we know and appreciate constructive feedback that ultimately helps us improve our service levels to our future customers. We only have positive things to say about this company. From the beginning of this project to the completion everyone we had contact with were professional, knowledgeable, friendly and eager to please. Having had three other bids we know the price we paid was reasonable. Jon Woods was our project manager and he was a delight to work with as he was always helpful and right on top of things and it appeared to us that he thoroughly enjoys his job and is proud to represent Lake Washington Windows and Doors. Tahlia was our phone contact for scheduling etc. and she, too, was very efficient and always pleasant and helpful. Lastly, the installer......Lubo. One of our sliders was an odd size so Lubo had his work cut out for him. He did such a good job and took the time and made the effort to do things just right. It was obvious that he takes great pride in his work and it shows. When he reinstalled our exterior moulding around the windows he worked hard to make them fit just right. He is a hard working and very talented craftsman!!! A company is only as good as the individuals representing it so we rate this company AAA+++

This was a less than positive experience. It started out well. The salesperson Jon was super positive, responsive, and really wanted our business but the minute our deposit was sent in he was almost completely unresponsive. Emails were ignored and all I got when he did return phone calls were apologies and empty promises. The original estimate from Jon was 4-5 weeks before starting and 10 days to finish. It ended up being 3 months from the date we signed our contract until the day they finally finished the last of the punch list. The actual installers, Wally and Aaron were good. They did good quality work but even they underestimated the time they'd need to finish by a week. I did appreciate how well Aaron was able to explain what he was doing to my wife and his desire to get things right. The painters also did a good job. But after most of the work was done and we were down to a few punch list items it took weeks to get LWWD back here to finish the work. I had a deck being installed this summer also and had scheduled it after LWWD were to be done. Of course that didn't happen and the deck guys needed to work around the siders and the painters had to tape off a deck that would not have been there if they were on schedule. I let LWWD know I had relatives coming after Labor Day and really wanted the job done by then but again they dawdled and my guests had to see the unfinished work. In the end the quality was good but LWWD really need to find a way to do what they say they will do on a schedule they can commit to. I will offer kudos to the woman in the office, Tahlia, who was professional throughout and really the only truly responsive person on their sales and customer service team.

We have had Lake Washington Windows & Doors do all our windows, patio doors and entry door. This was accomplished over 2 yrs. 1st time just 4 windows...completed in 1/2 day. Second installment in March of this year was 10/11 windows in one day....and lastly the entry door system done earlier this week. They guys are timely, hard working, care for your phone and clean as they go along. Should we go and replace all inside doors, not only would we go with Lake Washington Windows and Doors, we definitely would only have Petr/Andre (The Window Fellas) do the work. We can not say enough good things about the entire process and team.
Description of Work: We had their install crew ('The Window Fellas') replace and install our entry door system. Replaced wood system with ThermaTru. Petr and Andre are the only folks we will have install/repair any windows, doors etc.

After requested a free estimate via website, the company contacted me quickly. Eric was the saleman who gave me a quote. He was friendly and tried his best to answer my questions. And the best thing was that I could communicate with via email. After received the quote and compared with other companies, my husband and I decided to go with them. Everything went well. The windows and doors came as the time estimated. Installers did a great job and kept the whole place clean. Eric and his partner followed everything via phone and email. We are very happy our decision.

We were concerned our windows had a broken seal as there was always condensation. They came out, checked and reassured us it was just condensation from well sealing blinds. They were professional, pleasant and informative. They did not charge us for the look. I would definitely use their services in the future.

They were responsive and came out right away but the reason we decided not to go with them was that they priced everything individually and separately. By the time, we added the price all up would actually cost more. When they first came in, they made it appear that it was going to be a more cheaper option but at the end of the day, the quality of the materials they would be using was not good. I would not use them again.

We called Lake Washington Windows and Doors to replace two casement windows on our new home. A few days later, John came out, examined the windows, and gave us a quote. He was very familiar with the potential installation issues, and with the different windows available. We paid half up front, and scheduled the installation a few days later. The installer (Lubo) came by a few days later to take final measurements. When the windows came in about 2 weeks after we ordered them, Lubo showed up and installed them quickly. He even went the extra mile by picking up and installing new, primed trim for the window (the old trim had been over-nailed, and would have looked shoddy. This all came in at the initial estimate. Through the whole process, everyone with Lake Washington Windows and Doors was very responsive, pleasant, and professional.

It didn't go well. I told the salesperson that it was very important that we had installation by a certain date because we were moving out of the house. We wanted the installation to get it ready for selling and he said it was no problem. They were nearly a month late. Part of the job was completely delayed because they ordered the wrong door. We had to put in a temporary door and the actual door didn't go in until 2 months after that. There were significant delays. I told them we needed it done by the beginning of October. Their price was very good. The installers did a great job. I would probably recommend them because things do happen.

The work went well and the workmen seemed very capable and knowledgeable. I was also dealing with my 94-year old father who had just come home from the hospital and the workmen were more than willing to work around his schedule. They got the work done in a timely fashion and I am most happy with the resulting windows. They were very good about cleaning up after themselves and were very helpful dealing with stubborn blinds in a couple of the windows. I have just a couple of minor complaints. I was annoyed to find they had left a sign in my front yard advertising their work without asking my permission first. No biggie, but asking first would have been nice. My other concern is regarding a tile window sill where the grouting apparently cracked during installation. I called the office to complain and was told someone would call back. They never did. After a week or so I called my sales rep. He had someone come out the next day to look it over and take pictures. Again I was told someone would get back to me. That has been almost two weeks ago and no one has contacted me. I knew going in that the tile might be an issue but I am disappointed that the follow up after the job has been so slow. It leaves one with the impression that now the job is over and the check is cashed, there's no need to respond. This is why I gave them a low response rating. When the job was finished, the head workman asked me to fill out a form rating their work. I am now sorry I filled it out at the time and wish I had waited a couple of weeks "to let the dust settle." **Lake Washington did send out someone to repair the grout and he did an excellent job. Again, I was very satisfied with the overall job and would recommend them again. It was only the delay in communication that was annoying. The windows are beautiful, a huge improvement over the old storm windows and I look forward to enjoying them for years to come.

We apologize for the delay in getting the tile grout repair completed. It is not something we repair in-house and therefore needed to get a couple of vendors to look at it and provide a quote to us for the repair, and unfortunately the tile vendors didn't necessarily put us on high priority for a small repair of this type. The project went well, and everything was finished up on the scheduled date. Unfortunately, there was a gap on the inside molding of one of the windows, so someone had to come out to correct the problem, which took a coupe of days to fix. But overall, very satisfied with the results.

The sales person was on time, courteous, knowledgeable and explained options. Installers were on time, cleaned up work debris, and performed quality work.

.Eric was a sales guy and he was very responsive and we asked him to quote it, brought us back actual material so that we could choose. We actually picked one type of window and didn't like it when he brought it out. So it was actually nice that he brought us actual materials. He knew we were trying to gets things in by the holiday and he pushed see if it could get done. It actually didn't get done by the holiday but he kept in contact with us. What I did like about it was I would say the Installers; the Installers they used were very good, they cleaned them up by themselves, they were professional, they brought the stuff in, they introduced to me why it was here, they got the work done. The work ended up being more than thought so it took them longer to install; it took them longer to schedule and to install. And actually once they were in we found out that the window had a failure and I would say that Eric was responsive when we had a problem, brought nail guard out between nail guard and like washing the doors. They figured out what the issue was and they gave us a discount on the door on our next install because of the problem that we encountered. And all in all we have more windows that need to be done and we will bring them out again.
Description of Work: .We windows done and a door installed at different times. So the windows were done in November of last year and those were done I think recently, it would have been May probably of this year. We had eleven nail guard, wood clad and windows installed and then they put a French door.

He was suppose to come back after measuring for the door sat all day for return, never came back called to find out wrong door had been sent wasnt going to be in for a week they were suppose to notify me but I had to call. Didn't level the door when he installed and the grout wasn't complete. It was a miscommunication and he wanted to make sure if I was completely happy. The owner came over after I had called and answered all my questions. I am now very satisfied and appreciate them coming out. The owner came out and explained everything to my satisfaction. I am so happy that they cared about the situation.

Their quote was reasonable, but what swayed us to choose LWWD was our initial visit with Eric. He was professional, he listened to what we wanted and came up with some solutions, when we needed something more than a standard install for our Entry Door and side lite. Through the whole process, Eric and his team were responsive and followed up to phone calls in reasonable time frame. The windows and sliding door were standard, and were installed quickly. The Install team cleaned up afterwords, and the windows look really nice. We chose a custom option for the side lite glass, to match the entry door glass, and this took a bit longer to complete order and get installed. But again, through this process, LWWD kept us up to date on the status. The final install of the entry door and side lite looks great. I would work with LWWD again.
Description of Work: We had LWWD install 4 milgard windows, a sliding glass door, and craftsman therma-tru entry door.
