I paid them monthly. They totally neglected my property. There was a water leak that lasted over the summer. The house was emptied over the summer and they didn’t tell me that it was emptied. They didn’t take responsibility for any of this. There was an active leak when the insurance company came in and it cost me $45000 so far, to refurbish the house. They were very negligent. The manager, Tom O’Brien was the one in charge of our property. I would never tell anyone to hire them, ever. I was in Virginia and this property is in Washington. The contract says that they are supposed to return the property the same way it was when I originally hired them and it was totally destroyed when I got it back. They took absolutely no responsibility for it. I wrote up a letter talking about everything that has to be done in the house and it still has not been done. There were black molds growing in the house and the kitchen cabinets still have to be redone. Before I came out here, Tom sent me an estimate on how much it would cost to fix the problem which was $5000 and that covered mold remediation and everything. When I came out here, I still had the molds, I had to have the mold guys come out and they had to take the joints under the kitchen floor out because it was so badly rotted. It was very disgusting. I could not live in my house for thirty days that is how long it took them to take the mold out before it was safe to live in.

In 2005 we became the property manaagers for the member. The property already had tenants in place who had rented the home since 2002. At no time during our management of the property did we receive any information from the tenants regarding any water leaks or mold issues. The tenants gave written notice of their intent to move on July 8Th (with no mention of leaks or mold)( notice on file) and I acknowleged their notice with a Confirmation of Vacate notice (on file). The confirmation of vacate notice specifically states they need to make an appointment for a final walk through once the home is empty. They made no appointment and simply dropped the keys at our office when I was not present.Their notice to vacate also states that they had installed a new dishwasher, and had new kitchen and bathroom fittings and fixtures professionally installed and that they were leaving brand new Maytag front load Washer and Dryer valued by them at $3000.00 and in their words "We will remove W/D if owner desires or she may keep them to offset costs to upgrade floors". It is obvious from this letter that they knew they had ruined the kitchen floors by not reporting the leak or doing anything to stop it and felt guilty about it. When we received their notice, the owner was also sent a notice from us informing her that the tenants were leaving. When the tenants did not call for a final walkthrough, I went to the property to inspect and take pictures to begin getting it ready to re-rent per owner instructions. The home was clean as it had always been during the course of their tenancy but I noticed some discoloration on the kitchen floor.Upon inspection it was discovered that the kitchen floor underlayment was obviously rotting out in places and that there must have been a water leak somewhere. The owner was immediately notified and I began seeking contractors to look at the issue and determine what it would take to repair.In numerous e-mails from the owner I was thanked for doing a good job and told that our service was appreciated since she was not in Washington at that time. I have copies of all e-mail communication with the owner regarding every step that was taken on her behalf until her arrival in Olympia momths later. The first contractor who looked at the property informed me that a water pipe under the house was leaking and at that point the water was turned off. This was approx. 2 days after the damage was discoved. The owner had me meet on 2 occasions with companies she had contacted to look at the problem and again continued to thank our company for our service. She also had me meet with her insurance company adjuster at the home. The property was not repaired at that point because the owner was waiting for a determination from the insurance company. Upon her return to Olympia, the owner informed us she no longer needed our services and and we therefore terminated our contract and transferred the tenants security deposit to her, which by the way the tenants who supposedly had informed us of the leak and mold issue never once demanded or even asked why their deposit was not being returned ( I had sent the tenants a notice of non- return of deposit due to water damamge)The next we heard from the owner was when she informed us that she wanted us to pay $20,000 for repairs and although the damage was in the kitchen area of the house (a 2 story structure)her bill also included $5000.00 for a new shower enclosure and upgrades to the upstairs bath. Why? The amount she was asking us to pay also included new carpeting throughout the entire downstairs which had received no damage due to the leak. Although it is understandable the owner is upset we feel the only reason she is now looking to us for monetary compensation is that her insurance company denied her claim and she knows she will get nothing from the former tenants.We did not cause the damage to her property and were never informed by the tenants of any issues. The damage was not easily spotted on routine viewings and we feel the owner is only blaming us because she can not get the money to repair the damage from anyone else.
