We have relied on Lakeshore for many years. They handled finding a good tenant, resolving any tenant issues, and collecting funds on time. They have automation and a self service billing portal, so communication is excellent. Never had any complaints. It's been over 6 years. I appreciate their professional staff and service. Totally reliable!!

We have called a couple of times during our stay and The response from the maintenance is always very quick. They come at the earliest convenience. The crew sent to the site is always very respectful of our home, removes shoes/or wears covers and observes safety protocols and always very professional. They make sure everything is okay before they leave. The work done is of high quality.

There were multiple water leaks in my unit, each of which took weeks to even address the leaks, much less dry out and replace the carpet. Had to fight tooth and nail to get minimal compensation for my loss Apparently my two week leak only left my apartment 'unlivable for 5 days', according to Ashley, the person in charge of dispatching maintenance.

As renters, my family and I had a very negative series of experiences with Lakeshore as our property management company. It got to the point where at the end, we felt compelled to take them to court, the first time we've ever been motivated enough to do so. The amount this was over was minimal (several hundred dollars), but we did it as a matter of principle, as according to the BBB, we are not the first people they've done this to and certainly will not be the last. In the end, the judge sided with them as a matter of practicality, which we accept, but I felt it was important for future renters to protect themselves should they ever rent a house managed by this company, hence this hopefully objective review. Pros: - Friendly people. Todd, Brittney, and other staff have always been reasonably nice. - (For owners looking to use them) - they are likely very inexpensive. They have a very small staff managing some 300+ properties, so clearly work hard and make ends meet where possible. When small things need fixing, the partial owner/manager (Todd) himself comes out. Unfortunately, this setup is bad news for the renters - see below. Cons: - Poor communication, often unprofessional. For example, when they needed to show our house, they gave us very little notice. Since we were out for a week long vacation, we decided to let them enter on their own, specifically asking them to close doors and turn off lights when leaving. When we returned, we found they had left closet and bedroom doors open, lights on, etc. This was heavily reflected in our energy bills, as well as having to clean up the little pee presents our cat left in every room it had previously been banned from. - Communication when fixing large appliances. Though Sears or Maytag or whoever manufactured the malfunctioning appliance was called and we received professional service from these repairmen, Lakeshore's handling of these issues left much to be desired. For example, our fridge completely died. It took several days for Lakeshore to get a person out, and at no point did they offer compensation for the two hundred or so dollars of lost food. On top of that, Lakeshore had instructed the repairmen to contact them immediately after service for payment. In the case of the fridge, microwave, AND the stove, all separate repairs, we had annoyed and frustrated men standing in our kitchen for up to 30 minutes trying to reach Todd, while I had to deal with a screaming infant and 2 anxious large dogs. Only one repairman felt sorry enough for me to wait in his van - he was there for another half an hour. - Over/repeated fee charging. Two other complaints have been filed with the BBB about this. This was why we took Lakeshore to court - we were charged a non-refundable pet fee on move-in. In addition, our contract stated we were required to restore the property to move-in condition upon move-out. We therefore hired professional cleaners and landscapers before move-out, and told Lakeshore we were doing so. We did this two weeks ahead of move-out; when Lakeshore inspected the property right after we moved out, they said it still had a pet smell so charged us ~$350 for carpet cleaning. The judge ruled that with two dogs and a cat, Lakeshore had to do what it could to put the house into rentable condition again. Since this became more he said she said, this ruling is what it is, but our issue with Lakeshore is that they gave us no chance to go in with our own cleaners again. So essentially, with this company - you are required by contract to have the property cleaned. With pets, you will be pre-charged for pet-cleaning. Yet, when it's not clean to their satisfaction, they automatically charge you again. Even if we had done this immediately upon move-out, the outcome could have been the same. So why are you legally bound to pay for cleaning THREE times? Or even TWO, if you have no pets? Additional minor complaints: -The company they use for HVAC (heating) was/is not consistently licensed/bonded. Lakeshore needs to do its due diligence on sub contractors. -When we arrived for move-in, their handyman had just been notified to paint over a significant portion of the master bedroom. He was painting while we were unloading. The room could not be used for several days. -Since Lakeshore is only a property management company, any little issues have to go through the owner first. Only certain types of owners use Lakeshore, so it's just a losing situation for any renters. Example: our closet smelled like mold - the shelf bars were all moldy. Owner would not replace. We ended up having to replace at our own expense.
