Only after I stopped using their service did I find out that they get most of their tenants from a free state government service that places poor people (called Section 8) into apartments and then subsidizes their rent. This free service is notorious for providing tenants that frequently need to be evicted due to lack of payment or due to gross violations of the lease or due to damages they cause. Despite usin this free service to "find" a tenant, they charged me $600 for each tenant they placed and there is no indication that they did any kind of background or credit check on these tenants. The result was predictable - I had tenants that did massive damage to the property, failed to pay their share for months on end and left tons of garbage behind. I had to evict the last three tenants they found. Since Black Ink also had the tenants' security deposits, they deducted the cost of cleanup but returned most of the deposit to the tenants (future customers) and then billed me for the balance of the cleanup and repairs. The last tenants I had with them did the following: subleased to other street people, ran a day care center, did laundry for pay, allowed other cars to park in their spaces, destroyed the rug with oil and dirt, broke the sink, pulled the medicine cabinet off the wall, left 4 pickup truck loads of trash behind including a mattress ($30), lounge chair ($20) and projetion TV ($20) after they left. (the $$ is the dump fee for that one item). I received calls from the city telling me that I was headed for a $1500 water/sewer bill at the current rate (I paid over $850 on the next bill) - this was due to excessive use fo the water for the laundry and baths. I also paid over $300 for electricity for that one apartment (normal is about $120) for the clothes drying and other 24x7 usage. All this was reported to Black Ink without any of it being corrected but it generated several bills from them. Black Ink thrives on absentee landlord/owners with multile units in which the owners don't really care about the cost of their service. I had numerous mistakes from their bad accounting including several double billings. Their bills are nearly indecipherable but I think that is on purpose as it makes it very hard to audit their real cost. I received an incorrect 1099 (off by many thousands of $$) and rquested a correction. I got one that was also incorrect and sent them a long email asking for a correct one. I never got it. I would NEVER do business with them again and I would advise others to do the same.
Description of Work: Black Ink was suppose to find and validate renters for me and then manage them and take care of the property. They do this y making the tenants pay Black Ink for their rent and then Black Ink takes out of that money, whatever they decide is the monthly fee for doing whatever they do. This is somewhat suspect because Black Ink also owns a plumbing and an electric and a handyman service so they pass any work needed to someone within their own organization which then bills for the work done. To keep the tenants from contacting me, the owner, with any complaints, Black Ink told the tenants that I lived in New York and was unreachable by phone or mail. (I have never lived in NY).
