Communicating with Promax was sometimes not perfect - there seemed to be a lot of turnover in the staff members who dealt directly with us. But overall, we were pleased with the services Promax provided. We would use them again.

Description of Work: Seemed like a good company, and they were responsive and maintained professionalism, but management mishandled several things over the course of my contract with them. From failing to notify me that a tenant was breaking their lease early (I found out from a neighbor that they moved out) to never procuring service contracts with HVAC companies, etc. I would look else-where.

If you are thinking of renting with them, please don't. It will save you a great deal of heart ache. When I first moved in they didn't tell me about massive water damage until I picked up the keys and then expected me to live the the house without any discount for the massive hole in the floor. When I contacted them about getting out of the lease, instead of talking about expercising the options for termination they have listed on the website, the manager told me to get a good lawyer. I have tried calling about getting permission to paint the place and my calls are never returned. The calls are rarely even answered. On one of the hottest days of the year, I called about the air conditioning breaking down. This immediate concern was not addressed. I spent weeks without a tub and without direct communication about how and when it would be fixed. Two years into my lease they called me about my negative review and said they had ungone some personnel changes and to let them make it right. I told them I would keep an open mind about the company throughout the end of my lease. My lease just ended. We timely, in writing requested and scheduled a move out inspection. They conducted the move out inspection on a different day without letting us know. They then asked about missing furniture that the last tenant had left behind and said they had no record of letting us get rid of that. I sent them an e-mail chain regarding that and they still did not acknowledge that their records allowed us to get rid of that. They also claimed that stains that were already there when we moved in and were noted on the move in inspection appeared darker despite me letting them know that this was likely because we actually cleaned the dirt around the carpet likely highlighting WHAT was already there. Moreover, there is no proactive maintenance of the place. Please do not rent from them. They clearly work for the owners and treat renters as if they are second class citizens. We own and rent a property in California and would never have hired a company that treats tenants this way.

I have nothing but positive things to say about my eight years as a Promax customer. They found me two great, long-term tenants and responded to numerous maintenance requests promptly and professionally. I never heard a complaint from either tenant. More recently, they prepared the property for sale, acted as my broker, and found a buyer within a week. Promax took care of all of the details from replacing the carpet to painting the walls to negotiating with the buyer. Ron Riddell and his team are great and I would recommend them to anyone in need for property management services in the Northern Virginia area.
Description of Work: Promax managed a rental property I owned in Virginia for eight years. Recently, they helped me sell the same property.

Having moved a few times in my life, I know first hand what a stressful experience it is. Promax Management really helped minimize the the typical stress of the move-in and move out process. From the beginning, everything was spelled out. They went over the lease with me, and gave me a handbook, prior to moving in. When I was ready to move out, they clearly outlined their expectations. Living in a home which a person owns, I wanted to take very good care of the home, the same way I would hope someone is taking care of my home back in Arizona. At the time, I knew that the homeowners were coming back within a 5 year time frame. I took very good care of the home for the homeowners and it showed. Promax managed the property for the homeowner but had no financial interest with the property.In regards to my time throughout the tenancy in the home. Promax was very responsive when items in the home were on the fritz. Our stove stopped working, we sent them an email to let them know and they got an outside contractor to fix the problem - pretty quick!I would recommend Promax to any homeowner who has to rent their home out. I would also recommend Promax to any tenant wanting to rent out a home. Having been both a landlord, as well as a tenant, I can really appreciate the high expectations they set with respect to how they expect the properties they manage to be handled before and after tenancy. Consider me very satisfied!
Description of Work: Let me start off by saying that I own a home in Arizona and rent that out to tenants. Moving to VA, I ending up renting a town home in Kingstowne - Alexandria, VA. I lived there from 3 years 2008 - 2011. I left the home exactly as the lease says to (there is an entire section in their lease of tenant obligations during tenancy and move out). Because I fulfilled my obligations, they sent me back my entire security deposit of $2600. At the end of the day, I was impressed by this company for 2 reasons: They make sure they home is turned over correctly for the next tenancy, and they are fair in regards the deposit. They spell out exactly what needs to be done to the home in order to get the deposit back in full. They give this info to you in a couple different ways - a lease, letter and email.
