We had problems from the very beginning. The Snipes office used the wrong kind of lease for the house we rented. Carter told the owner the wrong day/time for when we were moving in, so the house wasn't empty of her stuff or cleaned. When the pipes froze in January, Carter told us WE would be liable for any damage caused to the house by burst pipes, which was not true according to the lease we signed (this was how we found out they used the wrong lease). When melting snow and ice caused a portion of the gutter and siding to fall off the top of the house in March, Snipes took five days to even respond to our repair request, and it was a full two weeks before it was fixed. In the spring, we inquired about lawn care (we moved from NJ and did not know whether the tenant or landlord was responsible). Carter told us in a phone conversation "we'll take care of it." Two months later we received an invoice for the lawn care that had been performed - we were never given a price or even told that we were responsible. At this point, we decided to only use e-mail to communicate with them so we had everything in writing. The refrigerator in the house broke twice in a six-month period, and the second time it broke Snipes scheduled a repair appointment, then canceled it without telling us. It was over two weeks before we had a working refrigerator, and we lost almost $300 worth of food in the process. (The owner did credit us $150 off the rent that month.) The second time the fridge broke I e-mailed Carter for help and he told me that we'd "burned our bridges a long time ago" and that we had to lie in the bed we'd made. I believe that was in reference to our complaints about their service. I think most companies would be interested in learning how to serve their clients better and would take a legitimate complaint as a chance to improve. However, Carter seemed to regard complaints as personal insults and felt the need to revenge himself on us somehow. We ended the lease early (at the homeowner's suggestion and to our relief) and are now happily in another rental home. I would avoid using Snipes as a property manager if at all possible.
