I first started using WPM a year ago. There are weeks where I forget I even have properties--which is perfect. Once a month I get a report with any issues that they took care of. It's nice knowing my places are in good hands.
Description of Work: They helped renovate my properties, list it and manage it.

I had issues with the agent and I reached out to the owner/broker and didn’t get any response to my voicemail, email and messages. This group only responded when I wrote a google review and had no information on what truly happened because they didn’t return or respond to my reach out on a number of occasions. I would not recommend this group.

We are just seeing this review and that is the reason for the late response. We are sorry that you are unhappy with the service you received. Most often when we get complaints and negative reviews from tenants it is because they were not happy with the charges against their security deposit. Anyone reading this response is encouraged to check all of our reviews on the other prominent sites to get an accurate picture of what happens in this business. Please know that Wilkinson Property Management does not earn any income when a tenant damages a property, an neither does our client, the landlord. In fact, we lose a lot of time (money) when we have to make repairs from damages. We are very fair in our valuation of damages and have been in the business for over 33 years. Our objective is to be fair to both parties, and we will never charge for normal wear and tear. When a complaint comes to management, an investigation of the concerns takes place with all information collected before any action. In this case, the inspection and photos from the inspection tell the entire story. Please consider more than one or two negative reviews when searching for a good property management company. In our business we do get many negative, but inaccurate, accounts of the facts. Thank you

I recently purchased a home in Fairfax and this company through Patrick Fogarty, served as the seller s agent. The transaction was problematic from the very beginning and a significant part of the responsibility fell on the agent for the issues faced. I ultimately decided to make an offer after seeing the home but my Agent had to talk Mr. Fogarty through the contract items. My initial offer was accepted within a few hours without condition, however the contract was not ratified for almost four days and in that time, the owner changed her mind and countered due to the difference between the offer and what she owed the bank. I accepted the counter and since I was looking for a quick closing, scheduled the inspection the following week after the contract was ratified. For some reason, the gas had been shut off in the ensuing days which precluded a full inspection and required additional delays in re-inspecting the property. Again, my agent had to call the sellers agent and walk him through the process and who had not checked the property prior to our inspection, which found problems with the HVAC and other issues. I also requested a shed be removed from the property prior to closing. We scheduled the walk through the day before the closing, but had to move it to closing a week prior and Mr. Fogarty was again notified several days prior. Mr. Fogarty had removed the realtor box from the door which prevented my agent from gaining access to the property and he also failed to show for the final walk through and had to be called, he complained that he was not near by and would have to come over, somehow this was our fault for changing the final walk through date. Though the shed had been removed, it s contents (spare tire, broken lawn furniture, old computer hardware) were illegally dumped outside the fence of the property and in front of the property resulting in a violation notice from the homeowners association. One other item I found during the walk through was that the hot water did not work in the kitchen. I asked that a plumber check and repair this as required under the contract and I also insisted that Mr. Fogarty remove the trash from the shed immediately prior to closing, for which we were late due to his failure to facilitate the walk through at the agreed time. When my agent spoke with Mr. Fogarty from the title company offices to check on his arrival time and to inform him of the requirement for a plumber, I could overhear him tell my agent that I was being petty on demanding the plumbing work properly. I called HomeFirst and lodged my complaints with Mike Fogarty, and I give them credit for addressing my concerns, but in all frankness none of the issues should have arisen, they did nothing to deserve the significant commission they received and on more than one occasion I was very close to walking away from the deal and due to their failures, they gave me ample legal opportunity to do so.

We have just become aware of this review and would like to publicly respond to the accusations that somehow our agent did something wrong. In most real estate transactions where a real estate agent is contracted, the buyer and seller are represented by separate agents, which was the case in this transaction, where HomeFirst Realty (not Wilkinson Property Management) represented the seller. The real estate agent is required by State law, and the Realtor Code of Ethics to represent their client's best interests, as well as treat other parties fairly and honestly. This requirement was followed one hundred percent during the course of this transaction. This reviewer may be unhappy about the way things occurred, but we can say without a shadow of a doubt that we did everything in our power to make sure the contract went through to settlement, which it did. During a sale of a home, often there are emotions at play because things are not going the way each party had hoped. This can happen on both sides, which it did in this case. HomeFirst Realty (now a subsidiary of Wilkinson PM, Inc.) has closed hundreds of successful transactions for our clients in the 33+ years in business. Anyone that is reading this review and is interested in hiring us, is welcome to contact our office and ask for our references.
