As a retired Army Officer who has bought/sold dozens of properties over my career I can say without question, Spencer Hasch and his team made this process as easy as possible. Spencer personally conducted initial interview and market assessment. I was impressed with his honesty, professionalism and wondered if this was just ?Spencer? or representative of his entire staff. I quickly learned that, honesty, professionalism and hard work on behalf of their clients was part of their culture and something I could expect throughout the entire process. Spencer offered practical recommendations to prepare my property for sale based on market trends. He arranged for professional photography and marketing materials. He provided weekly market updates and realistic recommendations regarding pricing based on market conditions and sales history. I followed his advice faithfully and the results were incredible. Not only did Spencer sell my house within 2% of my asking price in a VERY difficult housing market, Spencer also sold my house WELL before market average. From start to finish this was a first class operation and the best home sales experience I?ve ever encounter. I?ve sold many properties through Realtors and as FSBO. I am so happy with Spencer and his team; I am using them to sell some property I want to divest as well. If you use Spencer and his team you will not regret it. If you are looking for someone to tell you ?what you want to hear? then look elsewhere. Spencer tells it like it is so you don?t have false expectations. A pleasant surprise in a profession wrought with those looking pad commissions and sales figures.

I have to state up front, I am a retired Air Force officer with nine (9) moves and four (4) previous bought and sold homes. I have some basis for comparison, and Spencer Hasch's Ultimate Realty is the most incompetent real estate firm we've ever had the displeasure of experiencing. Based on the endorsement by Glenn Beck, we chose Ultimate Realty to sell our home. Glenn Beck states in the ad that Spencer will buy your home at an agreed upon price if he doesn't sell it in a certain time frame. What Glenn Beck leaves out of the ad is that the price is outrageously low and decreases daily. That should have been our first clue, but he had a slick marketing report and he seemed competent. During our initial meeting, he promised that we would receive regularly scheduled marketing reports on our home and the internet traffic it received on the various websites he utilizes. He also stated that his agency sold 50% of their listings themselves...I find that very difficult to believe since in the six months our house was listed, and of the several dozen viewings, only one (1) viewing was from an Ultimate Real Estate agent. The trouble started almost immediately. We received a report from Spencer Hasch's Ultimate Realty soon after the house went on the market that described the current sales and the internet traffic for the first period...I honestly don't remember whether it was the first month or week, but the first one came about when we expected it. Unfortunately, we didn't receive another on for more than four (4) months, and then we were sent someone else's report. That came after we received a low-ball offer that we did not accept. Only then did the reports start coming sporadically. We were dissatisfied enough that we let them know that we would not be renewing the listing. Getting acknowledgement on that took more than one attempt. A few days before the listing expired, we received an offer on the house that we were able to negotiate to an agreed upon price. Here is where the true problems began. Spencer Hasch's Ultimate Realty misrepresented the offer in the offer sheet they provided us from which we were to make our counter-offer. Specifically, the buyer requested something in the contract that Spencer Hasch's Ultimate Realty left off of the offer sheet. We found it in the contract after we had presented a counter-offer. Spencer Hasch's Ultimate Realty claimed they had disclosed it, until we provided them their paperwork where it was clearly not disclosed. They ultimately agreed to cover the cost of their error for the buyer. We were satisfied with that. Two business days before the scheduled closing, I contacted the title agency to confirm the paperwork and the amount we would be receiving from the closing. The title agent we spoke to expressed concern that we hadn't been contacted, and didn't know that we actually had to bring a significant sum to the closing. I didn't understand how that could be possible since I had the estimate sheet from Spencer Hasch's Ultimate Realty and when all the transactions were complete, we had a couple thousand dollars coming back to us. The title agent had spoken to Spencer Hasch's Ultimate Realty and had a copy of the offer summary we were provided. It was at that time I learned that Spencer Hasch's Ultimate Realty had neglected to put over $4000 of property tax costs on the sheet. Whether negligence or incompetence, not only did we not know about the costs, no one from Spencer Hasch's Ultimate Realty EVER contacted us about owing money at the closing. I contacted them immediately, and was told by their associate broker that they "don't normally put those costs on the sheet" because they don't know them, instead they put a $0. I asked why they didn't know those costs. Bexar County has a website that lists the property taxes for all property in the county and had they bothered to ask us, we could have told them. But they didn't bother to ask or take the 30 seconds to look it up themselves, instead they put $0 on the property tax line, and we had to scramble to come up with the money for closing. The associate broker did not have a response for why they didn't know the taxes. I asked to speak to Spencer Hasch directly, sent him emails expressing my displeasure and asked for his plan to remedy their error. I never once heard from him. We paid them over $9000 for their portion of the commission on the sale of our home to market our home and represent us in the offer and closing. They certainly marketed the home, but they did very little in the representation portion of their responsibilities. As I stated up front, we've done a lot of moving during our military career, and I would not recommend Spencer Hasch's Ultimate Realty to anyone.
