Rooftop has managed my house for about 4 years and I am impressed with the professional systems they have in place. My AC system is getting towards the replacement stage and they have been very communicative with repairs and always give me the option to repair or replace on every trip with the costs of both. I am thankful they work closely with their contractors to offer this added value to me. I would always recommend their services.

Very, very disappointing.
Description of Work: I recently had the displeasure of working with Philip when he took over the property I was renting. One month after he began to manage the property I moved. He has refused to give me my $1,300.00 deposit back stating that I was responsible for damages to the home that were needed well before I moved in. I was in the property for 2 years and told Philip Smith that I would understand $650.00 for repairs needed to the home while I was there. He has decided to keep the deposit. I do not recommend working with this company. Extremely unprofessional and he is a thief. There are many other companies who will not steal from you or your tenants.

Response from Rooftop Property Management
We transferred management of this property from another company with 2 months left on tenant's lease. We received the move in inventory condition form from previous management company where tenant noted only 2 issues; hot water problem and 2 broken toilet seats. All other property items were left blank which means items are presumed to be in good condition unless noted otherwise. This is an opportunity for tenants and management to note condition of property and communicate any issues. During walk through when property was received, we communicated several items that tenant would be charged for upon move out according to her condition form. We recommended a handyman for tenant to fix these said items. The tenant chose not to repair damage and left property in poor condition with black food debris in tile grout flooring, greasy stove, damaged/cracked interior/exterior doors, dirty walls, and tall lawn and bushes to name a few. This tenant received a check from the balance of her security deposit after cleaning and repairs were deducted. Rooftop Property Management utilizes a system that takes 100+ photos and performs a walk through with our tenants upon move in filling out Inventory/Condition Form together to make sure all defective conditions are recorded. We then take 100+ photos at move out and review move in condition to determine any damage beyond normal wear and tear. We want all of our tenants to have a positive experience and do everything we can to help protect them from being charged for something that they were not responsible for doing. Unfortunately, the previous management company did not have a good system to notate condition of property and this tenant didn't protect herself by completely filling out the Inventory / Condition Form. We accept this review as an opportunity to communicate to other Tenants and Owners of what happens when the property management company does not have a good system of documenting property condition, and the proper paperwork not completed.

It went very well. Phillip knew what to look for in a home and what was a reasonable price. Phillip is very proactive as a property manager. He lets my husband know when things need fixing right away versus what things can wait. He does an excellent job finding the right tenant. My husband highly recommends Phillip and will continue to utilize him as a real estate broker and property manager.

Phillip does an excellent job of responding. He quickly solves any problems that arise, making it very stress-free to own property! Besides managing the rental payments, he has helped in repairing the property as well as upgrading the property. I am very happy with the level of service he provides.

Phillip Smith of Rooftop Property Management, in my opinion, has set a new standard for property managers. I have rented houses before and before working with Rooftop PM I have never had a "great" experience. Phillip is super responsive and always considerate of our needs. When something breaks down, Phillip is right on top of getting to a solution to fix the problem. Too often, in other homes we've rented, when we contacted property managers regarding an issue, we never hear back from them unless we nearly have to threaten escalation. Being a renter, I feel secure knowing we have a property manager who is on top of his game as far as customer service is concerned.
Description of Work: Tree fell down, Fence broken down, hot water heat broke down, leaks in the ceiling, heater problems, facet problems, refrigerate leaking.

Not only did they find us the perfect home in a great neighborhood, but Phillip is always available to text if I have random questions or concerns. The turn around time for us applying and moving into our new house was only 2 days. It's so risky to go through a company when you're a military family & are at risk of being taken advantage of. We are so thankful for RPM's service and feel confident we will be taken care of.
Description of Work: We used Rooftop Property Management to secure a new home for rent when we moved to San Antonio.
