"We transferred management of this property from another company with 2 months left on tenant's lease. We received the move in inventory condition form from previous management company where tenant noted only 2 issues; hot water problem and 2 broken toilet seats. All other property items were left blank which means items are presumed to be in good condition unless noted otherwise. This is an opportunity for tenants and management to note condition of property and communicate any issues. During walk through when property was received, we communicated several items that tenant would be charged for upon move out according to her condition form. We recommended a handyman for tenant to fix these said items. The tenant chose not to repair damage and left property in poor condition with black food debris in tile grout flooring, greasy stove, damaged/cracked interior/exterior doors, dirty walls, and tall lawn and bushes to name a few. This tenant received a check from the balance of her security deposit after cleaning and repairs were deducted. Rooftop Property Management utilizes a system that takes 100+ photos and performs a walk through with our tenants upon move in filling out Inventory/Condition Form together to make sure all defective conditions are recorded. We then take 100+ photos at move out and review move in condition to determine any damage beyond normal wear and tear. We want all of our tenants to have a positive experience and do everything we can to help protect them from being charged for something that they were not responsible for doing. Unfortunately, the previous management company did not have a good system to notate condition of property and this tenant didn't protect herself by completely filling out the Inventory / Condition Form. We accept this review as an opportunity to communicate to other Tenants and Owners of what happens when the property management company does not have a good system of documenting property condition, and the proper paperwork not completed."
