After having been demoralized by other lenders, we approached Joe explaining we didn't think we were going to be able to buy, but only contacting him to check with many lenders at once instead of being turned down one by one. He reassured us that things probably weren't as bad as all that. After helping us fill out the application and running our credit, he told us he didn't understand what the other lenders were talking about. He said our credit and our income qualified us for considerably more house and considerably less interest than we had been told. In addition, he told us about the Texas Veterans Land Board loan program for which we qualified. Because of my disabled status, we were eligible for an even smaller interest rate. He held our hands through the whole process, answering questions and explaining procedures every step of the way. He was so great, I was considering going into the business for a minute there! Anytime we hear of someone thinking of buying or refinancing, we steer them to Joe.
Description of Work: Joe Mays from American Property Financial saved us from a costly, perhaps disastrous decision, in our first time home-buying experience. I'm writing this the day after the landmark Countrywide case settlement. I can personally attest to Countrywide's discriminatory lending practices. When my husband and I were seeking to buy six years ago, Countrywide was one of many mortgage lending institutions who kept telling us we were only eligible for subprime loans. Countrywide "generously" offered us a 7-1/2 % interest rate. My husband was a senior NCO and I am a disabled veteran; we're both African American. Every financial institution was telling us we were only eligible for a small home loan and we would have to pay dearly for it. As a couple who takes paying our bills seriously... with an okay income...we were perplexed and ready to give up. We didn't know exactly what was going on, but we were convinced color played a part. Enter honest, ethical, knowledgeable Joe Mays who not only told us we were anything but subprime, but eligible for even more breaks due to our military service...something none of the other financial institutions mentioned. A relatively painless process with a knowledgeable broker got us a home at nearly half the interest rate Countrywide and others offered. Without him, we could easily have been part of this landmark settlement that would have fallen far short of making us whole.
