With Butler Property Company we experienced VERY Unhappy Homes, VERY Unhappy People.
1) BUTLER WAS FIRED with proper 30 day notice and taken to court for failing to manage repairs of rental property and wrongfully retaining $1225 for a termination fee even though we added right to cancel contract because he felt ENTITLED to my money. Butler kept $4957.61 out of the $11,750, with gross majority in fees! THAT IS OVER 42% of all collected rent kept by Butler for renting our personal property that he originally told my wife was in very good condition and wanted us to sell since it would sell quickly based on the condition. Before signing contract, my wife and I were GROSSLY MISLED by Butler based on his boasting of previous good reviews, experience with over 100 rental properties, solid contacts for repairs, affordable handyman, who could do just about anything, and admins that would handle all the maintenance requests.
2) Butler and staff has been such a time drain due to what seems to be lack of experience and failure to manage his staff, requiring over 50 emails of dialog just to get dishwasher repair to point where they were not going to even resolve because Butler claimed extension cord running under dishwasher was only way to repair, yet never went to property himself nor sent someone else out to confirm. With multiplug extension cord left in common waterway and Butler having knowledge to small children living in the property, this left my tenants and their children in a hazardous environment and us vulnerable to liability. Butler dismissed my inquiries directed to him and failed to follow through. We had to terminate contract so I could actually see how incompetent and irresponsible Butler was in not getting VEY SIMPLE repair done, which I was able to do in under 15 minutes with NO PRIOR EXPERIENCE!!!
3) After several weeks of e-mails going back and forth and Mr. Butler and his staff failing to follow through on adequately maintaining the property we felt he was VERY DECEPTIVE AND DISHONEST in multiple areas that we agreed to verbally and in writing and decided to terminate the contract with proper 30 day notice. BUTLER SENT ALL LEGAL DOCUMENTS AND MASTER KEY REGULAR USPS TO WRONG ADDRESS AND NON-CERTIFIED THAT ARRIVED IN A RIPPED FLIMSY ENVELOPE!!! He may call innocent mistake, I call CARELESS, NEGLIGENT, IRRESPONSIBLE, AND VERY UNPROFESSIONAL
4) When questioned about the termination fee, Butler's response was he is still entitled to termination fee, even with proper notice given. Butler failed to respond to my multiple emails asking why we added right to terminate. Butler completely dismissed our demand letter and our offer to split the termination fee and PROMPTLY HIRED A HIGH PRICED ATTORNEY TO FILE COUNTERSUIT FOR $1250 FOR ATTORNEY FEES instead of settling for $612.50, which he didn?t even deserve. His attorney did win him the case in court, with the judge telling me that he couldn?t fix a BAD CONTRACT, but BUTLER FAILED to win his countersuit for attorney fees. I believed we were safe after the contract looked like an industry standard agreement, we had attorney review before we signed, and we discussed revisions with Butler before we signed. He lied in court and stated to judge that he told us adding right to cancel would not dismiss termination fee. Buyer Beware! This defies common sense and what we discussed.
5) Filed complaint with TREC, after Mr. Butler became non-responsive to our request for proof of repairs and explanation of Butlers understanding why we asked for right to cancel. Complaint was dismissed and recommended mediation or court action to resolve contractual dispute after Butler was deceptive and dishonest in response to TREC:
a) Accused me of lying, yet he failed to ever provide proof of receipts and 3rd repair.
b) Deceptively passed off pictures listed on MLS as pre move in condition pics
c) Butler said he had no knowledge of ext. cord, yet I have email proof.
d) Accused me of taking advantage of his company?yet Butler kept nearly $5K from me in 8 months.
e) Accused me of planning to dump his company from the start?really?
f) Claims his staff spent countless hours on my account?perhaps on coming up with excuses and not knowing how to do their job.
g) Accused me of slanderous reviews?yet no review had even been left at that time.
h) Accused me of Exaggerated claims?yet I have proof of claims.
i) Provided TREC receipts and detailed work orders that he refused to provide me.
All that said I am very glad that I terminated agreement with Butler, no telling if the tenants would have been electrocuted by Butlers negligence and no telling how much more Butler would have taken advantage of me financially.
Would not trust will selling, buying, renting, or managing property. Would provide your own contract and NEVER sign one he provides, even if revised.
I would NEVER HAVE BUTLER SELL PROPERTY, because he encouraged me to take concessions and reduced rent to make it a quick transaction, didn?t seem to negotiate anything in my favor nor conduct business with integrity. Failed to negotiate expedite service on getting HVAC repair done on NEW $8,000 HVAC unit that was still under warranty, seems like pretty simple negotiation.
I would NEVER HAVE BUTLER BUY PROPERTY because I wouldn?t trust that he would be looking out for my best interest and may mislead me on value or opinion of condition of property so he could get a quick commission.
I would NEVER HAVE BUTLER MANAGE PROPERTY, there don?t seem to be any protections in Texas Law since filing a complaint with TREC resulted in no action being taken. Didn?t help that Butler slandered my name, provided them proof he refused to provide to me, and convinced them that pictures listed on MLS are pre-condition pictures. Butler seems to have complete disregard for tenant?s safety and could lead to injury or death in addition to liability to owner that could be unaware of negligence taking place.
I would NEVER HAVE RENT PROPERTY THAT IS MANAGED BY BUTLER because he had full permission and authority to get repairs done, I requested multiple times, tenant requested multiple times, but never got done. Butler?s contract does not allow Owner to check in with Tenant to see how property is being maintained.
I would never do any other business with Butler due to the following issues that led to Butler being fired:

Charged me for repair that admin said should be responsibility of installer, which Butler?s admin confirmed and approved that their handyman could do.

Received notice from city for lawn violation, when Butler told us he would be driving by to check on house every 2 weeks, which is on way to one of his other clients.

Inability to send technician that is able to repair dishwasher repair plugging into outlet that is directly behind dishwasher, even after Butler directed his staff to get it done. Butler failed to resolve this issue that was brought to his attention a multitude of times over a 2 month time

When I was asked who installed dishwasher, Butler, his admin, and handyman all denied installing dishwasher until I proved they did.

I came across Butler Property Company from a recommendation from a friend, and then found overwhelmingly positive reviews online.
Will Butler was quick to return my call, polite, informative, and he answered all of my endless questions.
They were not the cheapest company I interviewed, but after working with them for almost two years I can say first hand I have been beyond pleased with the staff, the tenants they placed, the speed at which my property was rented, and their attentiveness to my properties.
I have even hired them to represent me in the purchase of two additional properties.
They are as good at helping with sales as they are with the management.
