Horrible. She's a pathological liar who broke all the real estate protocols. She called me directly several times instead of my agent. Actively covered up and hid substandard conditions of many facets of the house. The written agreement required that all pool equipment be in good working order. Pool equipment was in leaking and broken condition but was called "condensation" by her. Pool timers did not work at all. Filter had a crack in it that leaked, Pool heater did not work at all. The Polaris pool sweep did not work properly and required a complete overhaul. Double oven did not heat to temperature and was useless. I was told that's why the seller was "giving" me a "home warranty" so it could be replaced. The warranty company refused to do anything on it because it was a preexisting condition, not one that developed after the sale. Made promises that were never kept. Promised that a storage shed would be cleaned out "even if I have to do it myself" but it never was and she refused to do it when contacted by my agent. Promised that the lawn would be mowed until I moved in 30 days later. It was 18" tall when I got there. Promised that the building department would let me build a garage because they were lax. The "city" building department is actually one the strictest I've ever seen in 17 states and I may not be able to add it at all. The building department is widely known by all contractors to have the most stringent codes in the area. Fudged the real estate listing form to show items that were not there. Garbage disposal was on the listing but not there and she refused to deal with it. Listed a 2 car garage but it's a home-built 1 car carport. 2 car garage was converted into a "bedroom" with no heating, and a broken window air conditioner, and no closet. That was done simply to get more money for the house because of an "increase" in "living space" square footage Roof was in terrible shape but was represented as having 10 more years on it. Roof is leaking and has many soft spots indicating the decking has rotted in a number of places. It has 2 layers of shingles so I'll have to put a new roof on. She denied the home inspector's report that the roof shingles had been torn in several places. A lot of wood trim and wood siding panels were rotten but never shown as defects on the listing. Neither the central air nor the window air conditioner blew cold air the 100 degree day that I moved in and had to be repaired a week later during 100 degree heat by the Home warranty company. The outside rusted through electrical panel was never replaced as I requested on the punch list. The screens had been taken down & stored in the garden shed and were represented as being "good". Every one I have taken out has needed repair. There were no light bulbs in any of the built-in lights except 1 kitchen fluorescent. Threatened me with legal action if I backed out of the deal.
