We aim to provide you a service that focuses on the top issues that landlords face. 1. Get it Rented This starts by understanding your home and your market. We will give you a price range based on your market and visit the home to finalize pricing. If you don’t price the home right, it won’t lease, and empty homes don’t make money. 2. Find a tenant who won’t tear it up & who will pay While we can’t eliminate the risk, we can minimize it. We run a background screening that includes credit history, employment history, criminal database search, sex offender database search, and rental history. Our experience has taught us that tenants who have a history of paying their bills do a better job of keeping the properties up and are more likely to pay. 3. Collect payments and get the owners paid timely We use an online system that allows tenants 24 hour access to make payments and request service. Owners have access to the same system to allow them to view their property statements, past property records and tax reporting documents. Our owners are paid with an electronic check, so you don’t even have to worry about going to the mailbox. 4. Maintain the property at a reasonable cost TexasRenters.com, LLC has a network of contractors that provide a reliable service and give us favorable pricing, based on the volume of business that we are able to bring. A number of our homeowners have been pleasantly surprised in our ability to take care of their home at a price that is generally well below what they would pay if they call a contractor directly. 5. We take the hassle out of being a landlord: The only thing you have to do is check your bank account each month for your rental deposit. We handle everything else. We take the late night calls, arrange for the repairs, collect the rent, handle the accounting, and if they don’t pay, we even do the eviction (however, we prefer to screen for good tenants). AVOID AVOID AVOID!!! Horrible communication, disrespectful management, lazy and incompetent workers. When there is an error they immediately blame the person applying for the property, despite the lack of knowledge every employee has that works there. Their big marketing push they have is the quick turnaround on each application process, but it actually takes 2 weeks (not 3 days like their policy states). My credit score is over 750, and I am selling my home so funding or proof of funds was not an issue.

To start, I should preface with the fact that I really did not want to pay for a management company, but decided since I was moving across the country, peace of mind would be worth paying for. I did a little research before hiring Texas Renters, and could not find any negative reviews from owners. Most other rental companies charge 8-10% of your monthly rent plus first month’s rent, while Texas Renters only charges $75 plus first month’s rent. This ended up being the deciding factor in my listing with them. In hindsight, I wish I had had some reviews to go off of to make a more informed decision. My sales manager was Julia Simmons. She got the house listed the week we moved out on all of the top-name websites. My house ended up being on the market for 7 weeks before we got a contract on it. I had two issues during these 7 weeks: First Issue: After 3.5 weeks on the market, my neighbors let me know the yard was looking a little overgrown. I had signed over the responsibility of mowing to Texas Renters once we moved out. I contacted Julia and she said she would look into it. A day later, I was told the yard had been mowed. My neighbors sent me pictures showing otherwise. I raised the question to the Property Manager at Texas Renters, and was sent a receipt from the lawn being mowed one week after we had moved out. I ended up raising the issue to the owner of Texas Renters: Sam Upchurch. He was very responsive and objective. He stated the lawn company typically comes every two weeks, and that they were scheduled to come again that week. My neighbors sent me daily pictures of the yard, and the mowers finally came 4 days later. Within this 4 days of speaking to Sam and the mowers coming, I received an HOA notice warning of a fine if the yard is not mowed in 30 days. While I was not being charged yet, it was very disheartening to have the HOA write a notice when mowing was supposed to be taken care of by Texas Renters. As most of you know, grass grows FAST in the summertime in Houston. I think with all of the rain that the area has had, it has been growing even faster. I do not believe mowing every 2 weeks is adequate to keep the lawn looking its best for showing. Second Issue: After my house being on the market for 6 weeks, I started to wonder what was keeping it from leasing. I reached out to a few realtor friends in the Houston area, and was promptly told that my house was listed too high for the market. I asked Julia to lower it by $100 to see if that helped. My biggest issue with this is the fact that I was still having to be proactive in leasing my house, when I was paying a management company to get rid of that headache. In my opinion, with an entire month’s rent and $75 per month being paid to the management company, they should be coming up with ideas on how to make the house lease quickly. I should not have had to do my own research to try to figure it out half way across the country. Overall, Julia was very professional in all of her texts to me. She was always responsive when I had questions (which I had a lot of). There were times I wish she had picked up the phone to call and discuss, as opposed to text. I also wish she had been more proactive instead of reactive to issues that came up. Texas Renters did get my house rented, but I would not say they took away the stress that comes with leasing a house you own. You get what you pay for. They did not step foot in the house after putting the lockbox up. There were dead bugs and dust after 2 months of being vacant. I am hoping they will be more proactive while the tenants are under contract. I will advise after this first 12-month lease is up on how that goes.
